    Great video, and learned a lot. As I am currently doing land subdivision in both Victoria and NSW, I can easily tell that re-establishment is a term more used in the survey realm in VIC, but not NSW. However, this doesn't stop me learning lots of stuff and reinforce my understanding of the land subdivision in VIC. Keep up the great work, and love this brilliant video!

    Question please, if I want to buy a house to convert to a duplex, how do you know for sure if subdivision is possible before purchase?

    Having a quick question regarding large development for example, development for 90 townhouses, I am assuming the timeframe for getting subdivision certificate after lodgement will be much longer than 2-6 weeks?

    What about building roads, playground,water catchment. BBQ area, public toilets.. 150+ lots.. what company can help.. good block size??

      Hi Thomas - That's definitely a developer specialising in that type of work. Maybe check who is doing that work in the surrounding areas where yours is.

    Thanks for the video. What do you generally allow for civil costs for a basic 1 into 2 sub division? What does it include?

      Hi Jayden, it really depends on your specific project, every site and project is going to be different. You'll need to consider what civil works need to be undertaken on your site and work back from there.

      Hi Ryan, the imitations are really council by council and need to be assessed on an individual basis.

    Hi Peter
    Can you please provide some guidance on duplex build where builders prefers to do strata title subdivision (instead of Torrens title) as part of package for owner. Considering there will be no usable common areas between individual dwellings what are the pros and cons for each w.r.t
    a) Maintenance when owner leases both dwellings
    b) Future sale of independent dwellings
    Is there something which one should consider?

      Hi Deepak, there may be a reason a builder is advising you of this, there may be a requirement for common property, I would ask them?
      As a rule, we like to keep the common property to a minimum! and ideally, avoid it all together.

      Only common property will be roof, one wall and one side of fence.
      In this case should we insist on torrens or strata titling (with no strata fees, etc) would do the job? Builder is insisting torrens means DA paperwork n complicated approval process and more site costs...is that true?

      It's difficult to say without being involved with the project first-hand as there could be variables that haven't been considered - my advice would be to follow the advice of the professionals you have engaged and trusted.
      If that was us here at LF then we would have all the information and history so could advise with confidence but given it isn't us I'm conscious of leading you up the garden path with limited knowledge of the project.

    Hi mate absolutely great work, regarding if the property has a mortgage, how is that work? do the banks usually allow subdivision if the property has a mortgage on it then lock the loan to both titles afterwards? hows that work? Cheers mate

      Hi Anas! I appreciate the feedback :) To answer your question, majority of the time there is a mortgage and yes banks will release the title for subdivision and yes the loan will live across the multiple titles, best to seek advice from your trusted broker also. All the best!

    Hi, we have purchased a block of land in The Mills estate Wauchope Nsw. The land has been Subdivided, water, electricity, communications, roads etc have been completed. However, the developer is delaying lodging the subdivision with council, but blaming government bodies for the delay. What would they be holding up the process?

    Hi Peter, really informative video. I am going to purchase a house with a sub dividable land in Werribee VIC. The property listing advertisement says the property is subject to subdivision.How ever when talking to agent I came across that the owner has taken only a verbal confirmation from the council. What steps should I need to take to make sure that this property can be sub divided? Thank you.

      Great work on looking at buying a development site.
      You need to talk with a town planner to make sure this is what you think it is and you can achieve what you want.

      All things being equal you should be able to, but I would suggest talking with a local town planner and land surveyor to confirm. And your 'infrastructure and services' will be the most costly.

    thanks for your informative videos Peter. I have a subdivision approval in Logan Qld - just a spliter of one into two. The land subdivision is about to expire soon. It has an approval to build a house but this will expire in another two years. Can I just register the titles without doing the infra works first as I saw that Urban Utilities in Qld has changed their charges that they will not charge vacant land with no water and sewer in them yet. Will I be able to register the land into two titles just by showing the council approval and that will complete the subdivision process? PS: Can you recommend a dual occupancy builder in Qld? thanks again

      Hey! First off, it's my pleasure I'm gd that you. are getting some value. As for your question, you will need to talk to a local town planner. I could guess and make some assumptions but that would be playing with fire. All of my experience is here in Melbourne, I'm sure there would be plenty of similarities but again that would be an assumption because I have no idea. Same with builders unfortunately, we've never built in QLD unfortunately. Apologies I couldn't be of more help, all the best!

      Hi Josh! Approval time will depend on the council and many other variables so it’s impossible to know for sure but it could be anywhere from 6-12 months.
      We use a variety of surveyors. Happy to recommend Adam from SMC Land Surveyors he will look after you for sure. All the best!

      Hi Di! You're spot on, it's a high stakes game so there is risk for sure.
      As long as you have good information and you aren't pushing the boundaries of what is allowed then you really shouldn't have any issues.
