    Thanks for these videos Kent, they're super indepth. Some feedback that would've really helped with this video, if you linked to the other video you mentioned and also any sites etc you mentioned for the difference types of costs, also if you had a running total of the costs overlaid on top of the video as you added each item.

    Hey Kent just came across this video as I am looking to subdivide 5 acres of empty land in the gawler council. Not all utilities are on the land and not sure if the council will allow me to develop

    Hi mate, just wondering can we able to subdivide and build a new dwelling while keeping the existing house? We are under the impression that we must have to demolish all building structures prior to apply for council subdivision. We are living in Sydney. Thanks heaps

    My father's property is rezoned residential 2 which allows for 3-4 dwelling to be constructed can this also be allowed to be divided?

    Hi kent , me and my mum is planning to build a duplex house and my mum want me to mortgage the land and she will mortgage for the building cost for a duplex. Were not really sure if we will able to do that as we dont have much knowledge about real estate and also my mum want to subdivided the duplex once we finish off the mortgage.
    Can you please give me an advise about the land and bulding cost for the duplex.

      This is a finance question, so it's best to speak to a good broker who knows your particular situation. It is a common finance strategy to subdivided a property and then leverage against the individual blocks to fund the construction. On the surface it's something that could work, BUT its best to double check with your accountant and finance broker to avoid any pitfalls (ie double stamp duty, or being tied together as joint borrowers).

    Great Video Kent. I am a new subscriber. I have a question. After watching your video i understood that being in Interstate its very hard to do a subdivision. I was planning to buy a lot in perth and subdivide , but i live in Melbourne. What is your thought?

    How would you recommend to get started in property development I also live in WA, do you recommend a degree in property development. Thanks a lot for any help, really like your videos.

      Great question, a degree in property development gives you an IN into the industry. You need to consider the field of study, vals, construction, planning, design, PM or finance. Planning experience is always handy. Ultimately I'd focus on a job at a smaller developer as you get a wider level of experience. It is a catch-22 because the more corporate jobs pay higher - helping save up a nest egg quicker.
      But, if you go the corporate route, you can become too specialised in a field. Also, the deal sizes are too large to be relatable to smaller projects.
      Then once you've had a few years of experience in a smaller shop, some knowledge around planning, while-you-have-been-saving HARD... Go out and find your first deal. The best way to learn is to get thrown in the deep end. Make TONS of offers, buy something so cheap that you could almost breakeven by reselling on the market - this reduces a lot of risk on your first deals.
