A big chunk of that $400/sf comes from crazy land prices, especially in the most desirable areas. Plus, California has some of the strictest building codes-stuff like energy efficiency, earthquake safety, and environmental rules-that add to the cost but do make the homes super solid and sustainable. Labor and materials cost more here, too (hello, high cost of living!)., and let’s be real: Many people want fancy finishes, which doesn’t help. How do people afford it? Honestly, a lot of it comes down to higher incomes in some parts of California, plus creative financing and banking on long-term property value. But yeah, it’s definitely a big investment! Square footage cost should have nothing to do with normal locations. For bad terrain or out in the wilderness i understand transportation costs would go up fine. When most people ask for square footage costs you can ask if this in a typical residential neighborhood then price it. Yall want to know if it is in a fancy upscale neighborhood so the structure would be worth more when finished so yall jacked the per square footage price.
