Building wealth involves developing good habits like regularly putting money away in intervals for solid investments. Investing in many sources of income that are independent on government paychecks is the prudent thing that everyone should be thinking about right now, especially given the global economic crisis. Stocks, forex, and digital currencies are still good investments at this time.
The majority of individuals spend their entire lives for a mere $1 million, whereas a select few invest a sizeable sum of money in meme coins and become millionaires.

In my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity.
If they bcome unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits.
This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you're careful and it can also create volatility giving great short time buy and sell opportunities too. My first time of managing my portfolio, I wasn't too pleased with my gains compared to my previous performances, I was doing so poorly, I thought I needed to diversify into better assets, so I got in touch with an investment-advisor. That same year, I pulled a net gain of $550k, which is about 10 times more than I average on
"Colleen Rose Mccaffery " is the lady's name. I first saw her on a Goldmannsachs interview, then on Smart Advisors, and immediately looked her up on the internet; it was the best decision l've made to stay afloat in these crazy times. She has been outstanding.

Big facts.
I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.
For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

You are right! I diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above $830k in net profit across high dividend yield stocks, ETF and bonds.
Do you mind sharing info on the adviser who assisted you? been saving for pension since age 18 - company scheme. along the way I hit higher tax, so I added to my company pension with a SIPP (tax benefits) I'm 50 now and would love to grow my finance more aggressively, there are a few cars I still wish to drive, a few mega holidays.
My advisor is "Catherine Morrison Evans". In terms of portfolio diversity, she's a genius. You can look her name up on the internet and verify her yourself. she has years of financial market experience plus she is also FINRA & SEC verifiable.

I’m 3-4 months away to be debt free except the mortgage and I thought of putting the emergency fund in place and paying off my apt (also put everything else on the TSP).
These podcasts push me against the wall to rethink the strategy.

I follow Dave Ramsey and I couldn’t buy a house rn. I live in California. Very difficult to purchase a house cash or with 20% down. So glad he recommends putting a smaller down payment on a house to get your foot in the door.

For the teacher who has the desire to buy a property, my recommendation is to buy a multi-family investment. The teacher can live in one of the units while renting the other unit/units. This is a smart decision. The tenants will pay the mortgage, which will allow the teacher to save money for the next real estate purchase.

Yep when I started in Realestate my account explained me that. Long story short you need to make 85k no w2 job and certain hours in Realestate a year to pay almost zero taxes.

Bro I hear myself telling mom and pop operations this all the time. Hustle mode keeps them in survival mode And typically the weakness in their mindset shows up and breaks the relationship via dependability issues or quality issues because it only takes the possibility of the next check to break their focus on your job. I wish I had the patience to keep fishing through the hustle mindset cohort and that method gets expensive needing to get licensed contractors to come and fix the deficiencies and shortcut mistakes. Hats off to you guys but I want it done right the first time.
