I don’t know why Ska makes so densed project. I was intrested in buying SKA orion. But due to high density and very conjusted parking plan and also less probability of sunlight coming. Ska is very good builder just they need to find less density project….
The cost of buying a flat in greater noida is become impossible these days due to the casual increase of rate The societies which are far away from main sectors and there is no metro connectivity and public transport connectivity, there price range is increasing so much Government should take some action on this to define a proper rate as per the market standard

Poor location ....Sandwitched between AVJ heights very sub-standard project and other side ATS Dolce project where 2nd phase construction is stuck ...backside Village.....Builder demands 9500 Basic + PLC approx 1200 & Other charges. if one choose a better unit....Sales team tries best to give you the units which will be challenging to sold in future.
It time you should do the basic math how the BSP cost is determined. Its a mixture of Land Acquisition Cost + Marketing Cost + Construction Cost + Interest = BSP. I answered your 2nd part in the other comment (id you created on 15th May 2024) just for this purpose. so maybe you are singing for someone else.

Builders are here for making money and so does every businessman but you also need to focus on the realistic data available in the public domain. Atleast do some RTI to get a clarification otherwise you will regret by calling it a bubble later.

Deadline as per RERA would be the maximum and 3 years would be minimum

Cost too high for that odd location and that sector not worth this high price!
