    The 1st buyer should be the owner as per my observation. Besides those who issue the NOC without proper verification are equally responsible.

      Now it might be valued doubled if you enquired the same plot ,for the value of land is priceless and is valued more than gold..not only on Nagaland but Globally..

    No hate here but the truth is in Dimapur it is the sema that'll come random and say that the land is theirs and for Kohima it is the angami from Kohima village that claim that the land is theirs.(This does not blame the whole tribe but for a few ones,the tribe name gets defamed)
    Note : I'm an angami living in Kohima and I've experienced this .(I'm the victim ).

    GBs need to go to plot verification before signature. GBs should not sign all the papers without knowledge.

      As a buyer you have to be educated at least to understand the basic criteria of buying land is to get NOC/ or consultation from the Village Gaon Bura and Chairman

      Second buyer is either stupid or blind cause first buyer already staying in that plot. Plus those societies too blind cause they should first go and see and talk to the neighbours of that house.

    without verifying in detail, the concern GB/GBs or the Head GB signs and gives signatures? first of all, the Govt. should tk strict actions against those irresponsible GB/GBs/Head GB, since the GB/GBs/Head GB are appointed by the Govt.

    There are lots of local women folks who are more expert than men in this kind of scams. Heard a lots of cases committed by them.....

    Beware of chakhesang women who mortgage land patta especially in Dimapur 😅 😅 i have seen many chakhesang women from dimapur who want to become crorepati overnight, will mortgage their house without her husband knowledge thinking that they will profit crore in dalal business, but mostly end up losing both husband and house xd .. 😅 .. ..

    We have a plot in Dimapur but after 10 years we went there it had become smaller, before nala(stream/ drainage) was our boundary but now they have approached the land after even crossing across the nala, heads in the area supported the other party thuiii

    Im also facing this situation right now and im helpless. Bought a land in chumukedima 3 yrs back and since last year someone is claiming as his. I reported it to the GB/council but asked me to come along with the other buyer. I don't know his whereabouts and had even passed by phone number through the neighbors residing near the "land" but got no call till today. Actually i wish to talk to the other buyer and come to an understanding somehow but he is not paying any heed even when he is aware of me having bought the same land . Someone please help.

And even if he did so, right to possession and violation of the Nagaland Money Lenders Act are two entirely different things, there is no clause in the NMLA that states that ownership acquired by violation of the act is invalid.

      Sir, i would like to know if ownership acquired by violating the NMLA is valid?? Excuse me since I don't have that NMLA booklet with me. Thankyou

    In this case my advice would be....first, publish in the local news paper with photo of the seller inviting any information her whereabout mentioning handsome reward for the informer. Once seller is traced out , everything will come to light

If anyone have any ideas please reply me back, it would be a very helpful for me, its been years and years i have applied for one but still no information, and i feel the one dealing with it is a praise the lord hallelujah guy,i dont know his motive but do i have to bribe him or i dont know what to do,i am really stuck.     After hearing all the interviews from many persons to EAC, it is no doubt to conclude that the first buyer is Prelo and he is the real owner now. Now, the district administration should arrest Vekubalu and everything will be unearth, and who knows some village ex-GB, ex-chairmans or some conmens may also land up in trouble with law. And of course, late buyers or who betted their money in mortages may also get some reliefs.

    Those people who issued the NOC and the people in the revenue department too should be investigated. How could the revenue deot issue patta without oroper verification??
    Many cases like these are happening in Nagaland and the government must come down heavily on the people who are scamming and harassing people in land matters.

    One of the most corrupted village headed by the council leaders plus the GB’s are not appointed by the government but by cherry picking. Everyone enjoys their own share after selling land as a broker especially the GB’s of this village.
    This land owner is a Naga lady married to a non local husband so we must also take note that We get fooled easily by this Non locals. Eventually Naga Manu la naam bodnam hoi jai but all tricks and plans is masterminded by the miyas. Learn some lessons already guys!!!
