The avocado trees by the house might not be old enough to produce fruit if they were grown from seeds. They are rapid growers outside the house but the height does not indicate maturity. An avocado tree grown from a seed can take 10-15 years to produce fruit. An avocado tree that was a semi-mature branch grafted onto a strong root stock -- normally seen in nurseries -- can take 3-5 years to fruit and are normally shorter than those grown from seed. Very interesting house that could be lived in as it is or made absolutely stunning by someone who wants to upgrade.

Bon dia ladies. From the looks of it it seems like a avicado tree(s). Were it not that I am a pensioner I would buy this and come live there with my dogs cats and chickens. It feels sooo homey.

This is a very, very nice property! It would be perfect for a family who want to garden and perhaps have a few animals, but not live in a rural area far from town. Here you have the best of both worlds.
I love to cook, and love that kitchen, it would be easy to prepare large meals and bake (in winter). I especially love that wood cook stove, learned to cook on one, they're the best.
On that note, I wonder if the kitchen appliances are included in the sale? I have seen on other videos that it is not uncommon for previous owners to remove all appliances and fixtures to use in their new homes, and keeping such things in the house you are buying needs to be specified in the sales paperwork?
It is very different where I am in the US, legally anything attached (ie "built in") belongs to the house and must be left in, unless otherwise negotiated - so basically the opposite from what I understand Portuguese rules are.
Usually in any sale, it happens for the house and the appliances that are built in. But each case is a case, it can also be negotiated in the price and came described as part of a promissory document for the purchase.
It's a pity the adjacent properties are not that pretty to look at, and that the piece of land is not connected. Judging by the kind of house and how big that piece of land is, I would say this is a lot of property for that price! Lucky whoever can buy it and enjoy it!

But would you be allowed to turn the building on the piece of land into an urban dwelling?
As I've heard said in so many videos, a buyer would have to check with the local council to see if planning permission would be granted, and every municipality has different zoning and rules.
on that specific annex, it is build on now in a area we called "aglomerado rural", that means it as permission to build on, with rules of course. the rest of the plot is agricultural land. But to you be shore on, any of you can go to the respective council of the area, with the location and the caderneta predial, and ask for information more specific for what you want to do.

I feel that Nick, as part of the team of estate agents, provided more in-depth descriptions while touring properties. He thoroughly explained the condition of the buildings, walls, perspectives, gardens, etc. His explanations were particularly insightful for someone from England considering moving over, addressing the impacts of renovating certain properties and how things work for foreigners moving to Portugal. Since his departure, this aspect has lost its appeal. It now feels like a quick guided tour, lacking the depth and style that Nick brought to the experience.
Nick was not "part of the team" he is independent, being paid by various realtors to film properties they have on offer.
For whatever reason, Nick and Paula seem to have had a painful falling out, and it would be kind of us to stop harping on how we want Nick back - not gonna happen folks, respect their choices and give it a rest.
Be grateful for what they're doing. The vast majority of estate agents put in the minimum of effort, are lazy and unprofessional, expecting their properties to sell themselves. Casa Rural doesn't have to video their properties and put them online. Consider yourself privileged that you're getting this service.
I much prefer these new videos, they are informative and succinct and they do not invite questions you ask.

Regarding the content, as a state agent company and professional, we guarantee all the legal information in the process, we also advice on contacts for surveys, lawyers and solicitor's even when so many say to not accept professional from the state agent who is selling, civil engineers, we also can provide you information about pdm classification in some of the council's, explaining what you can or can't do, help you to get NIF and bank account done.
For a proper construction report i advise you a survey, that will do a full report on what you have, advices given to improve better and even places where to find materials.
So i'm sorry if all of this may be not enough for you... better than this only you at the house doing your own inspection.
