Insurance rates through the roof if you are anywhere near a body of water, not to mention the taxes and the cost of the home, which is near a cool mil. Also, hospital, ambulance, grocery stores, dr. offices about an hour away. BTW, AL has a growing population of alligators... everywhere. Dauphin Island is great to visit unless you are middle class, then you cant afford it......anymore.
The median home price on Dauphin Island ($484,122) is actually lower than the national average ($495,100). Insurance rates are higher than average but you can offset that by purchasing a fortified home. Also…you’re living in a coastal paradise so yes you have to be willing to make that trade off. As far as alligators go there’s only been one public sighting in the last year which is the one that made local news. No safety incidents or concerns.
@@algulfcoastliving You forgot to mention how astronomical the insurance is on a home on any coast. There are companies now that wont insure a home that is within a certain distance from a coast, especially in the South and Southeast. Its not just 1 or 2 types of insurance, there are several to fully insure the home. Then there are other expenses if you live water front. That makes living in Dauphin Island way more expensive than any national average. So many now trying to sell that live on the coast because of the costs. I have lived in Alabama for 67 years, I live 90 min from the beaches and have seen how the costs have skyrocketed over the years, especially the last 15. No way would I live on or near the coast now.
In some areas, yes. The Town of Dauphin Island has signs prohibiting metal detecting on the West End, central Public Beach, and near Fort Gaines. Elsewhere is free game just be sure to fill in any holes.

You forgot to mention the alligators on the west end beach.
Haha right there was a small alligator spotted on the beach last year. It made the news because it’s so rare!
