These tips are all on point. The location thing isn't super important if you're buying an established bar/resto... If you're starting a brand new spot, yes. SUPER important. Very hard to build a brand if you don't have any initial "eye traffic", but taking an established bar and creating a "destination" with the right word of mouth marketing can be pretty profitable.

Dave, question that wasn’t covered. How does one value a declining property assessment based on declining revenue even though the property value decreased over the last few years when commercial property skyrocketed? Please reply and I can give you the property address for you to determine what happened…..thanks!!
