10k to 20k for a clean up rehab? That ridicules, this is why it's important to be handy if you're gonna get into the flipping house business. I do all that myself for about 2k or less here in Florida.
Ryan.... this is fantastic! Every investor needs a quick and dirty way to estimate renovations and this is a great way to do it. One of the guys who runs my local Investor meetup runs the same strategy. Good stuff.
Ryan this is insane bro. Thank God these are your prices. Just got a bid back on a 934 sqft house at $73,000. East coast C market growing into a B. We are averaging $50-$70 on EVERY house.
A lot of the investors I work with will bring a contractor in before making an offer. Typically they are buying from a wholesaler, so there can be a "buy it now" price, and sometimes there is room for negotiations.
Another great video, thank you Ryan! Quick question, what contingency are you putting in the cash offer that allows you time to back out without penalty? Is it an inspection contingency? Here in Washington State we don't have a due diligence period like other states do.
People are dying to get their hands on quality inventory. At least that is what I'm noticing in my market! So if you get it at the right price it can still be a very relevant strategy!
@@raulfacenda9131 same I’m in Westchester, granted most of the houses I’ve been looking at are 1-2 family homes but everything is expensive. I have family that spent almost 50k doing reno on a one bedroom apartment that they rent. Nothing high end but still ran a hefty bill.
@@portugueseblood44 I think that you should look at properties located in the lower Hudson valley. the homes here are very affordable compared to the metro area and still easy for you to get to. You might want to pay particular attention to Orange, Dutchess, and Ulster counties. I live in orange. However, If you really want to stretch your dollars and invest out of state you might want to look at Pennsylvania, I like the greater wilkes barre area, but owning property so far away can be difficult to manage.
Yes, we recently did our roof and it costed us $16k here in SC. I don’t know where he gets those prices. I guess Las Vegas is cheaper than here 🤔. Very interesting

If the market continues to decline, can you talk about an exit strategy for properties. Rent the properties out, put a hold on flipping?
Where are your properties located? If the market gets worse, I’m going to be looking to invest and maybe we can work together to find a solution.

I know most common contingency to get out of a contract is and inspection contingency. Probably the most widely accepted one.

Thoughts on flipping in the current market?

Hey Ryan, what’s your take on owning properties out of state? I’m from NY looking to get j to real estate but don’t know where to start.
I'm in NY, i live an hour from NYC. There are plenty of affordable opportunities nearby why would you want to look out of state?
