We actually gather data daily from local county sources. Most other Preforeclosure data from the usual suspects is 30-60+ days old. Ours is gathered from the county daily and includes all seller contacts and relatives.
Always solid videos. I've always heard it is not a good idea to buy the home and let the sellers rent it from you (perhaps giving them an option to rebuy it) . Are you saying that this is a good strategy? I think a lot of homeowners who couldn't save their home would opt for that
It's risky for newbies. I've done over 700 of them so I do it from time to time. Assume the worst if you do a deal like that, or assign it to an investor that doesn't mind the risk.
Great content, Michael! I do have a question. When using your cell phone in this manner, do you have to worry your carrier will look at the call patterns (many short calls to different phone numbers) and label you as spam?
It hurt to hear how soon her auction was compared to what solutions she had put in place. I wish she would’ve allowed you to meet with her and her husband in person to figure out a solution because if they sell it at the auction you’ll be without by new years.

Yea she was around her children. We did have a follow up appointment and spoke again.
