I use to mentor people on wholesaling virtually and locally. Here's the reasons why I stopped: 1. The vast majority of people wanted the checks, but weren't willing to do the work. 2. You need heart, drive and desire to succeed in any business. Most people lacked those criteria. 3. People don't understand that you might have to look at 5- 10 properties, before you find 1 that works. It's a "numbers" game folks. ANYONE can wholesale, but if you're not willing to bust your butt, you're doomed. HOWEVER, if you're willing to do the work, stick with it and learn from your mistakes, you can become very wealthy. But what I have yet to read or hear in a video is How long do you have from the time you get an accepted offer to assign the contract to someone? That's alright though, and it's not that I am not an action taker. I just want to better my own life and have financial freedom and have the best life for my future children and my girlfriend. I'll just stick to doing this on my own. I was really pumped about being able to send you a house with a $100k profit margin after imputing the comps. But I'll probably just wholesale it myself or offer it as a referral fee and move on to other houses till I have enough cash to start up my own business and wholesale much much more on my own. That actually made me hunger more for doing all of this with only knowledge from others and my own drive and make me strive even further for my goals, thank you 😁
@@edgarmedina2130 I haven't had any deals done, but I spoke to a good amount of people on the phone and what works for me is, "your home fits my investment criteria and I wanted to know if you had any intentions on selling" you don't have to tell them you're going to give or sell to someone else and if that does come up, you tell them you have a couple of other projects you are working on and the home is a better fit for you investment partners. Jerry Norton does a good job breaking that part down bro. Hopefully rhis helps.

@@FlippingMastery nah, that's not what I meant. I am a king at solving problems. One thing when I look at a place and I see it's issues, mostly layouts and floor plans and how to improve them. Then I don't get the place, I wonder what if. Sometimes when I'm comp in another property I come across that other property and see if for sale all fixed up but the bad floor plan is just the same. Or that it was never resolved. That's where I come to realize years ago that people live under a rock if it's clean enough and within their budget. I'm in New Hampshire and the houses here are very old. They always have rooms set up where you have to go through one room to get to the other. I always see how to fix that floor plan. Quick and affordably. Then I see pictures and it was never dressed people are still living in that place going from one room to the other through the other room.
So I wonder did he tell them I’m a wholesaler? Since on the contract I’m sure he has that clause in the contract. Every time I see these videos basically the first sale getting into this is fake it till you make it ( if you don’t have already cash buyers)

Good luck! Every market has it's challenges. The prices are higher in California but the process still works, you just may assume more risk due to higher capital. Virtual is certainly an option, but it'll have it's challenges too! You can do it!

And I would like to send you the house cause I believe it’s a good deal. Calculated the ARV, rehab cost, closing and carrying costs.
I’ve actually put in comps for the house and it would be a profit of $91,000 after rehabbed and sold. Only $80,000 for the buying price.

Yes many times. But I also try to look forward not in the rear view mirror
@@FlippingMastery nah, that's not what I meant. I am a king at solving problems. One thing when I look at a place and I see it's issues, mostly layouts and floor plans and how to improve them. Then I don't get the place, I wonder what if. Sometimes when I'm comp in another property I come across that other property and see if for sale all fixed up but the bad floor plan is just the same. Or that it was never resolved. That's where I come to realize years ago that people live under a rock if it's clean enough and within their budget.
I'm in New Hampshire and the houses here are very old. They always have rooms set up where you have to go through one room to get to the other. I always see how to fix that floor plan. Quick and affordably. Then I see pictures and it was never dressed people are still living in that place going from one room to the other through the other room.
So I wonder did he tell them I’m a wholesaler? Since on the contract I’m sure he has that clause in the contract. Every time I see these videos basically the first sale getting into this is fake it till you make it ( if you don’t have already cash buyers)

Good luck! Every market has it's challenges. The prices are higher in California but the process still works, you just may assume more risk due to higher capital. Virtual is certainly an option, but it'll have it's challenges too! You can do it!
