You wouldn't expect a guy who started out hauling trash to end up with a decent-sized property portfolio, but here I am.
I worked harder than most, but the dumpster business treated me well because of it, steady income and all, but the real key was how I used the profits. I wasn't out there buying the flashiest truck - that stuff depreciates faster than yesterday's news. Instead, I focused on buying property, but not just any property. I looked for places with good bones, in areas on the rise. Fixer-upper multi-family homes in decent neighborhoods were my jam. A little sweat equity, a smart contractor, and I could turn a neglected property into something with real value.
That's the beauty - the equity. The bank saw the increased value too, and that opened doors. I could leverage that equity, take out a loan against the appreciated property, and use it as a down payment on the next one. Rinse and repeat.
It wasn't not always as easy as I'm saying it because there were weekends spent scraping wallpaper and evenings filled with permit applications, but slowly and surely, I built a portfolio of income properties.
You don't hear much about this kind of wealth-building among us blue-collar folks, but let me tell you, it's a game-changer. It's about looking beyond the paycheck and using what you have to build something solid for the future.
Because I'm not on this earth to work for money, I want my money to work for me.
I hope there's not people out there watching to see if you fail. As long as you are doing onto other people as you want done to yourself and you're not out there actively screwing people over and taking their money and giving them a terrible job then people should wish the best for your success. Especially because you're showing the Waze you're making your success therefore other people can follow along and hopefully make themselves successful. 🙂👍
Man I don't know how you don't have 500k subscribers. This is probably my favorite UA-cam channel to watch and got me motivated to buy my dad's business now I own a tree removal business all thanks to you!!
Man that is so awesome to hear. Makes putting the time into these videos that much more rewarding, I hope it is going well!
Idk where the subs are! The views def don't seem to match the sub count sometimes! Where are they all at?!
It's going awesome thanks for asking!!
It's crazy how some of your videos got 300k!!! views and others have 5k views must be all about the title of the videos.
@@tylerhiman I know! Some of my best videos are honestly some of the least watched. In my opinion!
@tylerhiman there is money in tree work brother! Get it 💪 I recently got into tree work myself
@JackofHaulTrades Yeah there is me and my dad have done it part time for 15 years and I decided because of rollingops I wanna buy the business and do it fulltime. Gonna do it part time for 1 year and next year gonna take the leap of faith and do it full time.
poor clayton thinks the house move was spur of the moment thing. his wife has being looking for a long time for this house.
I can remember as far back as high-school. My wife and I would drive past that house and she would talk about what she loved about it....it was a very long time coming ha
Planning on getting into the business in these upcoming months! About 65k between a truck, 3 dumpsters, and a gooseneck trailer and everything else! Wish me luck!
I have faith in you! I just started my Junk removal company a month and about to go full time in it!
Congrats Clayton, you've certainly come a long way and it's really cool to see some things come together for your growing business! I like the upside potential of the building you just purchased and can't wait to see what you decide to turn it into! It will be pretty cool if you can have a corporate tenant for the 1st floor and then maybe a residential tenant for the upstairs. It's also a cool building if you could somehow turn it into a restaurant/bar/patio, but unsure of the zoning challenges for this property location. All be best on the sale of your home, that's stressful as well, so hang in there! I can't wait for the storage building to finally get going and see how that turns out and also adds value to your business! Thanks keep up the great work! Brian - Prosper, TX
Thanks Brian. Always appreciate you watching! Things are coming together, but all at once! So the stress level is high. But we will make it through! Just taking it one day at a time right now.
Hell ya man. Been watching since day one. You're killing it. Keep up the good work!🤙🏻
Super interesting, cool camera work. Really enjoyed this, so much potential. That's awesome your wife's dream house became available and you got it.
Appreciate it man! Trying to work on more visually appealing ways to document my days and show what's going on!
Very 😂good advice 👍 👌 👏 😀
Excited to see what you do with that building on Maine as well. At one of my previous jobs, one of our main "competitors" was in that building - looks like he retired. Excited to see what you do with it!
Here in Michigan, that 2 bed would rent for $750-850 a month..
I really like the journey your on! Consistency with the UA-cam will just be even more icing on the cake one day!
That's what guys say, time will tell!
Your progress is inspiring! A 2 bed apt here just outside of Austin Tx runs around 2k.
That new building (with the apartment on top floor) ….
Should be turned into three apartments (two down and one up); in my opinion.
Unless your area has a need for a lot of retail space ….
But would jump at the chance with the getting that property and having two additional apartments!
You are doing great work…. Keep striving for your dreams!
😎
You have a diverse portfolio, that’s amazing man. Love seeing your progress over the years!
I appreciate that! Hopefully it keeps going in a positive direction!
more uploads please i like you vids and the hustle. great investments
More to come! Ill try to keep it consistent! But I also don't want to make stuff up and bore people with fluff!
@@rollingops thanks for the motivation through your vids. i currently do diesel repair but want to start something along the lines of what you have going on. look forward to your uploads
your golden as long as the main employer/cash-machine/income-generator hospital doesn't get sold/ate-up/merged into a private conglomerate and closed.
Love it the potential In the building. Glad you called them about the carper, but carpet is not my thing so much cleaning. Pick the right people to rent 🤦♀️🤦♀️🤦♀️🤦♀️Canada it would cast $1500 at least a month. ❤️❤️❤️❤️
$1500 for that unit! Wowza!
PA here that apartment would probably be around 2700$ a month plus utilities where we are its insane. keep up the awesome videos man im looking at a dumpster trailer from texas pride this year to expand my services.
Holy cow! That is expensive. Best of luck man! Grind it out once you get started
HI again from Quincy Massachusetts, A two bedroom in the Metro Boston area would be 2700.00 to 3200.00 easy. On an other note please clean your windshield on your vehicles, Its on of the first things commercial vehicle enforcment look at if you ever have an accident. I use a product called Adams brillant glaze (Amazon) goes on like a wax but keeps the windows clean for month. Just my two cents, love your channel
Man, I just jumped in the truck yesterday and thought about how I really dropped the ball on that this month! Appreciate the insight, I'll look into that!
I’m about 45 minutes north of you in salem nh,
@@rollingops it works really well and when I was a kid working for a landscaper he hit a women in a cross walk and they charged him with vehicular manslaughter for having a dirty windshield and left all sorts of junk on his dash. I never forgot that so I figured I would share that insight
you are awesome brotha , good job
I would try to keep the house your in and rent it out. Get a Heloc to help put a down payment on the new house. Not sure your situation but it’s a thought
I looked into that. I am still considering it. But IDK why I have so much trouble with the idea of renting out my old "HOME" vs a rental property. Also, maintaining a historic home, while also making it a rental can be a little difficult sometimes.
Heloc'ing with more elevated rates like this isn't worth it if you're not generating at least the same return on your capital elsewhere. @@rollingops
Fucking savage I really enjoy watching your channel bro. Keep kicking ass in life Godspeed.
Much appreciated! Thanks for watching as well!
Here in Ireland €800 a month good luck on the new house 👍👍
You're watching my vids in ireland?! That's so bad ass! Appreciate you 🇮🇪!
I’d probably wait on any tough discussions with the company installing the building, don’t want them angry now lol…
They were only manufacturing the building. Were actually installing it
I hired a van line to move once. They got the stuff there, but failed bigly on the rest (help for loading and unloading, etc). I edited the invoice to what I felt was right with details. Sent it with a check and never heard back from them. That was another fail on their part, but done deal
I would ask for a discount or something for the inconvenience..
You are fortunate too "see" how to use the way things are to get ahead. Not all are.
Wishing you well!
I would get a lawyer involved with getting some of the money back from both companies
you should never notice a carpet seem at all not very professional. You should politely ask for a discount and see if that works
then play hardball.
I agree!
well at least they came and fixed it (some companies just ignore u), beside property was not fully finished yet at that point so no loss of revenue i would just thank them for fixing it and move on
That apt in Oregon would rent for about 1,800 the problem here is after they moved in and decided they did want to pay rent anymore the laws here are on their side SAD!
Holy moly!
Punta cana, la Altagracia, domincan repiblic…. Woukd rent to Haitians for about $250/300 a month and they would destroy it with 10-20 people living in it, never pay on time, never leave… nor would the smell of their food unless you replaced the dry wall (dry wall does not exist here and you would have to tear the concrete blocks down).
The Haitian food smells the worst there is a lot of Haitian communities in South Florida.
Carpet looks alot better now.
2 bedroom in South Florida 2400.
In Virginia rent would be 2000
Happy wife happy life
What he said 😉
North east Oklahoma it would b 750-850 ish
Pretty close to our market here!
Central California, I’d say $2000.
1 hr north NYC $2000-2200
I am HORRIBLE at being the tough-conversation guy, or the guy asking for credit/refunds/money/whatever. But you gotta do it sometimes.
how can u use 1ton trucks to haul dumpsters what is the average weight of dumpsters
Anywhere from 1-5 tons regularly inside the cans. Nothing these trucks can't handle.
How do you leverage your properties?
I make sure the properties I have our worth more than I owe. Then take loans out against them for the down payment of new properties. But I also make sure the new properties have additional equity as well. That way I'm always growing
@@rollingops So are these loans like doing a HELOC on a property or is this called something else? Thanks for the insight man!
14:26. Sloppy finish on the handrail. 3000 minimum where I live. Ten thousand would barely touch the reno you did.
Time for a divorce. Jk lol
😆 trust me, she puts up with me, more than I put up with her.
