In agreement ( green Sheets) they mention floating interest rate, Most of the loans will be linked to floating interest rate.Its not secret they mention it, u can ask them to translate.

Although price is very high in USA, still interest rate is still fixed. Hence the housing market price goes up when interest rate is low, vice versa. Please ask Anand sir to speak about this difference.

Why cause unnecessary confusion/ fear-mongering?
If you want to buy a house...
- Buy when you have the full amount to pay
- Else, take a loan with a fixed interest, and plan to pay every month properly without defaulting
- Do not take a floating interest loan
People can have different points of view about buying a house. I myself have never bought a house even if I could afford to. But that doesn't mean I need to try to scare others who want to buy a house.
Some people want to buy a house to live in, and this video does nothing but confuse them unnecessarily.
Don't get confused. If you opt for a floating rate of interest, it is the equivalent of gambling. That is the simple point.
this is not confusion . fixed rate of interest is for 1 to 5 year only. post that bank will change the interest rate .

There is a case study which happened in 1997 financial crisis in HK. When the bank interest rate increased beyond a limit the home buyers in bulk handed over the houses to the bank. The bank got struck with cash and assets. Because the price of the properties also went up so high.
That won’t happened in india, we are too emotionally attached with houses

When interest hikes the payment also increases including balance payments considering same fixed tenure of repayment.
That’s why it is recommended to pay at least 1 month extra of EMI every year so as to reduce the overall payment. (Instead of 12 months, it would be 13 month)

I am watching your videos regularly and I liked all good information you are sharing regularly.. On this specific topic, if you could share details in an excel sheet.. Like Person A took loan at 6.5% for 30 lakhs for 10 tenure and now after interest rate hike how many additional emi that a person has to pay.. It would help every person and people will try to pay part payment to clear principal dues

solution is very simple. pay a little extra every month. if you were paying 73k, pay 10k extra i.e. 83k from now to keep the loan tenure as 20 years. in this way, RBI's objective of reduced money circulation is achieved and the loan taker too escapes from the lifelong burden.
The best way is not to opt for floating rate of interest which will keep your emi months intact. Fixed interest is the best option even one needs to pay more. I opted for fixed interest option albeit little increase in percentage of rate of interest. We don't have to worry about increase or decrease in interest rates.
For those do frequent partpayments, floating is the best.
