    Shout-out to my friend for sharing his rental unit with us. This episode definitely brings me back in time when I was visiting my friend's house. Plus it's a great comparison between older landed typology versus modern designs. We can now vividly understand why lots of emphasis are placed on cul-de-sac, backlanes, security post, landscape strategy, and etc. These were the pain points for residents back then.
    Personally, I find the capital appreciation to be amazing. Most likely the previous owner made 3 times the house price but my point is, the shows how infrastructure and amenities creates demand for spaces around a location. Unfortunately its also beyond the affordability of many haha, especially the renovation cost.

    This house like you back to 20-30 years old time . Can't imagine how beautiful and sentimental it is if its being renovated by keeping all retro value still there.

    Thanks for this retro review. I lived in landed property until my mid-thirty. I really miss the good neighbours who have grown up with me. Long lasting relationships were built. Today living in flats or Condo, one doesn't really get to know your neighbours.

    Fantastic content and insights into "retro" property. Enjoyed this one.
    Really need huge sum of cash which many don't have la. 18% + approx 600k for renovation = arnd 850k. Impossible for majority of msians.

    This episode is so special with the many “retro” architectural and interior design choices all dissected and explained. I grew up living in such designs but I feel like I’ve relived my life in brand new perspective! Thank you Sean for such an insightful and wonderful work!

    As someone early in their career (late 20s), can't imagine what it takes to afford to buy a 1.4m property and dump in another 700k for renovation lol. The low end of T20 salary (slightly above 10k) seems sooooooo little.

    I think 1.4 mio is a bit overpriced. The terrace houses in DU (Damansara Utama) are around 1.1 mio and they are bigger size.
    In general, if you are to consider paying 900k for a G&G in a new development 30+ km away from KL City vs 1.3 mio in a mature neighbourhood within 20km radius from KL City...
    This includes SMK DJ, KDU, the proximity to Sunway area (for tertiary education), the proximity to Damansara Uptown, SS2, Bandar Utama, Kota Damansara... or even to Mont Kiara.
    Damansara is the heart of PJ, so if you're staying here, there isn't really a need to venture to KL side for anything else apart from work (and maybe to TTDI lah)

    If the owner is first owner bought direct from developer back then, should be around RM100k (excluding under table which was popular back then). my parents had a landed newer but smaller in size in nearby taman, SPA price was below RM80k back then.

    many years back I rented a room in one of similar house in Damansara Kim. about the exposed electrical line, like the one behind the house, when there's lightning right, u can hear sparks moving down the electrical line. which is just outside my bedroom window... super loud and super scary. terrifying experience. no shower during rain.

      I remember when I first encounter it I freaked out and went and ask my house owner, he said nothing one, don't worry. they stay there many years d. is it true that this is normal? can anyone verify? thanks.

      Haha if landlord say u shld worry, surely u will move out right. Fact is electrical components deteriorate over time. And 30 or 40 years is very long time. I would be very worried. 😂

    I used to stay here and its an amazing neighbourhood, crimes reduced after the guards were in place. Goals to buy back a hs there in the future.

    Feel like unless you really cash rich, it's better to buy other place with higher roi and then just rent here if you want to live in a landed house in this area

    Thanks for this eye opening retro property review. I was not aware that one can convert normal property to RA property and seal off the area. It is also not easy to convince a group of people to set up an RA. Looks like a very tightly knit and welcoming community. The back lane grill looks brutal.

      Usually, only two thirds to three quarters (considered quite good already) pay the security fees. The others get free ride - and sorry to say, the free riders are very often those that rent the houses.

    really contemplating on the rental RM2.2k vs 1.4mil :-) Currently, neighborhood around these areas has another bigger issue is fighting for car park... and always on the look out who park in front of your gate... whether the car is blocking... whether can go out later... stress...

    Facing park always have the risk of some weirdo playing basketball at 3am . Some partying at the park loudly in the middle of night and even then 8pm time is noisy because some aunty decide that place were suitable for teaching dance and open the song so loudly as if all the aunty were deaf one

      Terrace houses were built mid to late 1970s. My parents bought one near the DJ school (now facing the highway) and we moved in around 1978/79.

    One of the expensive old 2-storey terrace house in Klang Valley. The land area also are up to 2000sf++ for intermediate.

    always torn whether to live in a convenient location but kinda ugly/ bad landscaped area or move to a nicely landscaped newer area that's way too far :(

      Convenience any given day, especially Damansara area. The LDP stretch alone have more than 10 malls. Schools, colleges, food outlets, etc - all the amenities are already in place as this is a 30+ years old neighbourhood.
      Terrace houses like this are hardly in the market as most owners who continue to occupy till they die, then pass it down to their children.

    The community spirit stuff for me is a severe downside.. I work 12 hours a day.. 5 days a week.. outstation few times a month when off day..when I got rest time I really need to rest.. I don't want spend energy talking to anyone other than my family members..

      Well that's the dynamic of real estate. The more popular and developed a location is, the higher the demand, then the price goes up.

    Buy for own stay is ok, just not invest unless someone have alot of money to maintain and hold the property in long term.

      What's your definition of good?? There are several private and government schools around though but regarding the standard, I don't have any idea unfortunately.
