I issued a 30 day notice to a tenant, his lease is up, a year ago, so became automatic a month to month basis, Court day, tenant lied on a lot of stuff, judge caught him lying, inaccurate information, restricting me to fix stuff around the unit, saying that I'm not fixing anything, then judge asked me what's my position, I replied that we're there for a 30 day notice judge instead, I answered, 80% of that list is been fixed, judge said, ok you finish all the rest of the stuff that needs to be fixed then you give a 30 day notice, any ideas if I appeal that decision I'll have retaliation from the judge, I tried to clear that in a 30 day notice we don't really need a reason.

the system favors the tenants, living rent-free for months...ridiculous...even if landlord wins the case, collecting is another burden.
