Idea for your outlets. I had a built in fireplace wall put in years ago. I had them install the outlets in the closed cupboard on the bottom and they drilled a small hole up into the shelf above. That allows me to plug a small lamp in while hiding the cord down in the cupboard. Twenty years later I still love that feature.
Oh, no, you're back in LA already. I was wanting to see that beautiful gate your Dad made before you left. We got a glimpse of it through the window and it looks fabulous. The TV frame looks awesome and the addition of a picture light really completes the look of art. You are seriously talented in everything you do.

With window treatment, especially doing an inside mount, you should measure top, middle and bottom as in most cases the window won’t be 100% square. Take the smallest of the three measurements. For height, do the same thing but take the longest length. Also find out how much the factory takes off for clearance on the sides. Most people don’t like the finished space amount on the sides as light will come in. Usually 1/2” is taken off, leaving a 1/4” on each side. Depending on the head rail system you could asked them to only take a 1/4” off leaving less of a gap.

Love the fabric for the shades. On the mosquito issue. Why don't you buy some cintronello liquid and pour it into some tiki torches you can shove in the ground and surround your patio with them. Once you light the wick they will burn for a while and get rid of the mosquitoes. I live in the south and these torches work really well. You can get everything at home depot.

Looove how the frame looks with the picture light above! I know it might be a little to late for this observation but I think it would've been a nice touch if you added a velvet or linen ribbon to the flat surface of the frame in between the two molding pieces, a lovely detail that I've seen you like to find in some your vintage/ thrifted frames. Just an idea in case you have to do another one jajaja ✨
It looks great McCenna! Girl you should really explore wax. You put on clear wax, buff it up then add dark wax. It would do your low deep creavis & then you wipe buff the dark wax. The clear coat first controls the dark wax. Then you can put your rub & buff on. It's also sorta wax but grabs much more than just a regular furniture wax. This would work well on the fireplace mantel as well. The wax is a sealed finish on its own. Wax is the last thing you put on. Its a very nice spealer & makes it easy to clean & wipe off dust & such. Water proof as well. Try it you will love it! It will make your detailing much easier.
@@janetbof4 No furniture wax dries hard after it cures. A good dark wax would be much easier than how she's doing it. It's designed to brush on leave a couple of hrs. Or whatever the wax calls to do. And it will add so much to the cracks creves & detail. You wax in wax off & buff to a beautiful finish .
Oh my gosh the difference that gel stain & rub and buff made! One of those details that I wouldn't have even consider, but makes such an impact in the final look! It's totally the perfect frame for your beautiful space 🤍😍
I have a house built in 1900. I tried to keep as much character in it and I'm happy you did it too. To many times people just rip every thing out and make it to modern. Old homes just have character/history that should be preserved. Great work!!!

I think you should raise the TV a little bit. It felt close before, but even more so with the frame. If you leave it where it is when you decorate for Christmas the garland is going to cover the bottom few inches of the TV.

I came here to make the same comment. Even though she is careful and is very neat, accidents happen occasionally to everyone. Why take the chance? Does she not like the aesthetics of a plastic sheet or drop cloth in the video? It’s hard for me to understand as she often does not use a drop cloth, such as when she as doing the trim stain in the living room. One bump of a can of pain or stain can really mess up the floor or that dining table. Why not take that extra precaution?

I saw large glass jars in blue with lights inside around a pool it was so beautiful at night glowing and giving off light. ( indoor pool) I though going with solar light to cap off the ups and outside just mite be a dream look. One day.

A little tip about your frame (which turned out great, by the way): I would suggest you to put a washer between the screw and the rubber band (on the backside of the frame). So the screw has more contact surface in the rubber and does not tear you so quickly. And believe me, it WILL tear eventually, as rubber loses its plasticizers over time. Hi MaCenna, just wanted to suggest Limewash for your fireplace bricks. I used a product called Romabio Classico Limewash (from Lowe’s or Home Depot) on the exterior stone of my house. It was easy to use and really transformed the look of my dingy stone exterior. Just a thought! Cannot wait to see how your living room looks completed. I know you said no renovations in LA but I’m still looking forward to seeing how you update your kitchen

I love the idea of the roman blinds on your three windows it will save space. But I would only put curtains on the back door out to the patio. You will loose that beautiful wood trim

I’ve seen a few people do the Frame DIY but I have waiting you YOU to tackle this b/c your techniques are thorough yet efficient and your result is always superb. You should post a short video showing just that project.
Hi MaCenna, just wanted to suggest Limewash for your fireplace bricks. I used a product called Romabio Classico Limewash (from Lowe’s or Home Depot) on the exterior stone of my house. It was easy to use and really transformed the look of my dingy stone exterior. Just a thought! Cannot wait to see how your living room looks completed. I know you said no renovations in LA but I’m still looking forward to seeing how you update your kitchen
The three inch tv frame is perfect weight for the mantle and the spectacular bookcases.👍🏼 well done

I love the idea of the roman blinds on your three windows it will save space. But I would only put curtains on the back door out to the patio. You will loose that beautiful wood trim
