Some of them must have strong connections with BMC. Some of them must be working in BMC also. Many such old buildings are in doldrums frankly. Mumbai is finished for the old timers. Only thieves and builders which are one and the same can flourish here now.

Why skeptical? I mean now even a Reputed Builders are offering low quality flats. These people have built it on their own and as the gentleman said '' topi khud ko kyun laganeka''?

In my opinion even self redevelopment has their own challenges. And when you are almost 50 plus selling the apartment and buying a new apartment (ready possession or resale) makes more sense. And obviously if your flat might be going for redevelopment you can easily get a higher premium so why to risk things and stay on rent.

This is good example why education is necessary all of the house owner were educated and qualified enough that's why none of the builder was able to fool them
2:10 : A builder quoted 15 years to demolish and reconstruct the building??? That can't be right!
I think he meant average completion time for redevelopment projects is 15 years.
He said possession time , means it took average 14-15 years to hand over the new building by builder , which is common when projects are delayed
Totally realistic..people think they'll get possession in 5 years 😅 in reality there are many redevelopment projects stuck for 15-20 years... 2 of my relatives are stuck since 11-12 years and their building is not even 50% complete....the best decision is to sell the flat at 25-30% premium to an investor or to the builder when the redevelopment comes into effect and purchase a ready to move in flat near by and live without the hassle!

Where did these guys manage to procure 90 crores ..bank loans
56 families are original occupants. plus they pre sold 50+ new apartments in proposed building. 90 crores in Mulund is a piece of cake.
