    Something is off about this couple. There's more to their pagdi arrangement than meets the eye. They are hesitant to give details of the transaction, I feel they are part of this via a family member and hence the confidence to go ahead and make all the interior upgrades. Good chance the other flat in this are also owned by extended family. Also the guy lived in a stand alone house which means that they are from an affluent family and this house is a makeshift arrangement. If you look at their kitchen they don't even have a full fledged stove, but an induction stove. They speak of cooking extensively and want an open kitchen but who in today's India can't afford a gas cylinder and 4 burner stove?

      Good observation...I studied in girgaum and most of my friends stay in pagdi system but their house is so simple and old style

      Spot On. A kitchen of this size and they mentioned like they cook daily. It looked more like a office space with vacation home for the guy instead of home for a couple

    7.55 The tenant literally sounds reluctant to give details of actual amount. In Pagdi deals usually large amounts are cash or in some other way to avoid tax + other legalities. And the initial amount paid is usually a rough estimate of the actual value of the house. 2 cr mentioned seems like just an indicative figure

    Some of the houses shown recently in tenant looks like no one stays there, this is one of those. We chill out here on sofa, check the sofa, looks like no one sat there for years

    Mumbai makes a person lose his sense of reality.I had some friends staying in these type of pagdi home and his family loved the chaos of vegetable vendors blocking their entrance and the cacophony of the surrounding to the extent that they made a 1 bhk into a 2 bhk when two sons got married and parents shifted to the hall with open kitchen since no space was left for the kitchen.This was three decades back and their hopes of redevelopment never materialised and the floor gave way.In contrast some families sold their tiny apartments in SOBO to buy two massive houses in Lokhandwala andheri or hiranandani powai much to the amusement of the neighbours who taunted them for shifting to “bhargaon “. Today they are the winners living high quality international lifestyle with every amenity possible while the ones left behind are without a house.Him being an architect should consult his structural engineer and material engineer friends and understand that there is a concept called “ life of structure “,”life of steel”, life of concrete- even if the material was made by the British it will eventually collapse!

    Co owning an apartment w/landlord is a deal breaker... Case in point, we had a flat in pagdi chawl at matunga, building was in dilapidated condition... Tenant's were desperate for redevelopment but landlord didn't wanted it... Most of them sold it back to the landlord at peanuts thereby increasing the landlord's right of first refusal for redevelopment... I believe it's not wise from investment perspective and not safe as well since these chawls are pretty old so to put... Further, no community gateway for the child or senior citizens and difficult without lifts!!!

      Especially life being short and not permanent one should enjoy in better conditions than wait for that eventual redevelopment- I have never seen a owner enjoy a redeveloped property- his children by then old or grandchildren may possibly enjoy the fruits - he may- if he’s lucky- find space in the photo frame in the house but that too in the modern age is not a sure thing

    This episode created more confusion about pagdi system rather than giving out proper information..no clear cut details shared, amounts, percentages, cost difference between full ownership of a similar house vs pagdi purchase....why to come on a public show if you are evading taxes, not disclosing actual amounts??....most irritating and dishonest episode of this series.!!

    Pagadi system is very interesting in old Mumbai. Many many people are staying on Pagadi system in prime locations of Mumbai. In pagadi system is always as good as owner of that house. People are living generation to generation in old pagadi rooms in Mumbai. In case of redevelopment of such bldg old tenant might get onwnership flat in a nee bldg as per law. Hence tenants staying in pagadi rooms reluctant to leave old rooms even may be in 100 years old bldgs in Mumbai.
    Pagadi system is very interesting old system os staying in Mumbai. You will find very interesting stories if you make videos on Pagadi dystem in Mumbai.

      Typically how much does a padgi tenancy costs compared to full ownership? Lets a say a full ownership of a flat costs 6crs..how much would the pagdi arrangement costs....is it 50% of total ownership? 30%??? ... This important point is not covered in this episode...it was annoying!!

    penny-wise, pound-foolish.
    You can own house with that amount of money. Paid 2 cr + 50 lakhs for interiors, live on rent and don't own a house with 100 year old apartment with no amenities for child.

      Once the tenancy rights are transferred under Pagdi system, the new tenant can stay for their lifetime there. And the rent does not go up each year like the usual rentals. The original owner has no say coz of some laws that existed till 1970s in Mumbai . Many such owners have died but ownership remains contested by the heirs & the tenants.
      Given the location of that house & its carpet area it's easily worth over 5 crores.
      In the long term this tenant literally owns a house in the best location in Mumbai for a measly sum of 2 k per month . 20 years stay will equal to 4,800,000. Plus 3/ 4 cr they may have paid at the time of transfer of tenancy rights. While the property price continues to go upwards.
      For 5 crore it's difficult to buy a 2bhk in Worli in a good location . South Mumbai even 1 bhk is almost impossible for that amount.
      They had the ready funds & these people got a steal deal

      What you said make sense. But few points.
      Tenants don’t hold the ownership right, and hold the occupancy rights. That is deal breaker.
      It is not backed very strongly by indian legal system as this is very old traditional setup. You can read news of all legal complications
      Govt is actively working to abolish pagdi system.

      @@indiandeveloper4624 Pagdi is a legit system in South Mumbai. There are many old properties like this over there . And law categorically states tenants cannot be evicted . Any dispute then the rent continues to get paid via Small Causes Court .
      There are so many such properties that any Govt intervention can only lead to mass scale chaos & uproar.

      @@indiandeveloper4624 Pagdi System is legit. There are are numerous such properties esp in South Mumbai. Any dispute & the rent gets paid via Small Causes Court.
      Many very wealthy people have residences & even commercial properties under pagdi system in areas like Breach Candy, Colaba , Altamount Road , Malabar Hill, etc.
      In many cases original owner has died way back & their generations down the line are not even aware of the property or there are too many heirs involved . There are cases where owners moved overseas & so is their next generations overseas .
      So who is going to contest the property ? Or whom will the Govt hand over the property incase they decide to intervene by way of laws or any other way ?

    SUPER INTELLIGENT COUPLE! A SIMILAR HOUSE YOU WILL HAVE TO PAY 20000/ AS MAINTENANCE OTHER WISE.... THEY ARE PAYING 2000 ASS RENT. 20000-2000=18000 .....MULTIPLY BY 12....THAT IS 216000 PER YEAR THEY SAVE ON MAINTENANCE ALONE....SECONDLY THEY WILL SAVE ON TRAVEL AND OWNING A VEHICLE...THAT WILL BE ANOTHER 2 LACKS PER ANNUM .
    IF THEIR PREMISES GOES FOR REDEVELOPMENT......JACKPOT!.....bINGO

      Pagdi system mein koi fark nahin padta. Property ka estimated value shuru mein hee le liya jaata hai. Actual price usually isse zyada hota hai. Adhiktar time cash deal hota hai. Iss property ka estimate hoga 3 / 4 crore jo ye log ne shuru mein tenancy right transfer ke time diya hoga .
      South Mumbai ke aise cases mein original Owner ka aata pata nahin rehta. Agar owner ya uske heirs ne court case kiya hoga toh tenant rent ka payment small causes Court mein kar raha hoga
