"Ground rent" is only applicable with Leasehold homes, as if you own a Leasehold property you do not own the land the house has been built on, developers often try to stick you with this, in the last few years a massive scandal has developed over this.

you are so welcome! i had to show this at the point of applying for the help to buy scheme - so i am not sure if it would be different if you went the normal mortgage route without the htb. this was at the point of exchanging on the property which was about 6 months before it was built and a this stage i needed 5% .. this was all i put down but if i was going to put say 10% down, they only needed to see 5% x

Im having difficulty in find some information, when you get a new house straigth from this home builders companies (like Persimmon, Berkeley, etc.), that still on paper, it is possibible make changes such as increase the size of the house, change the rooms in the floorplan, change where you want doors an windows... etc...?
We are trying to buy an appartment and we are having problems with the ground rent, do u mind me asking how much you ground rent is and do you pay it every year? , Does it go up in a certain amount of years ? X

I just searched 'new builds in....' then the area, on google! was literally that simple for me as luckily there are so many ongoing huge developments where i live. if there isn't for you, then another option may be to go to new build sites such as taylor wimpy/persimmon etc and maybe see if they have any info on upcoming developments or you could drop them all an email asking! :)

Quick question: did you negotiate the new build that you bought or did you pay the asking fee?
There was no negotiating available, i tried but it was a case of buy it at the price or not at all!
