Lovely small property but dangerous re forest fires surrounded by neighbouring pine trees.
Also my understanding that Caravans etc are not legally allowed on these properyies unless you have permission to build an urban dwelling & only while construction is taking place. The Camara needs to know who is living or staying on land so the fire department knows who may need to be rescued.
Check with local laws before buying such a 'great' deal only to find out all you can do is walk to the land & have a picnic-:(
The camara, GNR, Bombeiros etc. knowing you are there has nothing to do with building or living permissions, those are two completely separate things.
What a lovely little place make someone very happy
Beautiful piece of land and not expensive. In the district of Castelo Branco there are many freguesias that allow tiny houses and roulotes (caravans, campers etc ).

The property hasn’t had urban license but has a toilet, still good.

Check with the Municipal Camara before u buy any rural land as Portuguese laws are very strict re occupying any rural land without Urban zoning. They don't allow Caravans unless you have plans & permits to build a home & only while you are building due to forest fire concerns. Being trapped in a fire durrounded by pine trees is a big possibility. Be ware!!

No never. The old timers did those walled creeks to prevent just that.

I've been thinking about moving back to Portugal, where I was born and now getting close to retirement, that property would be perfect for an off grid summer escape/relaxing spot.
It's just unfortunate I don't have all the funds available at the moment. 🙏
It is lovely but someone needs to start explaining what is the easiest way to get residence in Portugal for those that do not have enough for golden visa.
Have you tried to contact the Portuguese embassy in the UK?
Look for spots of your interest, then go to the local junta de freguesia to ask if you can live there, how you can live there and if you can have an adress. They are the closest level of authorities and know everything about their place. Once you're there ask for a "atestado de residencia", they will give that for under 5 euros and with that you can register at the Camara, the tax department etc.

@@josemocdesa8541 you can make it as expensive as you want. In central-east Portugal you can buy terrains starting from a couple of 1000 euros and live in a campervan or so. Many say you can't but there are 1000's of examples, don't let your dreams be destroyed by what people say on the internet. It can easily be done on a low budget.

Are you able to live there 365 days a year, when you are foreign?
With your surname I imagine you are a EU citizen, meaning you can live wherever you want in any EU country 365 days a year.

So, what I said as to do with living in Portugal, but after reading again your question, maybe you were asking about specifically living on the property. In this case the answer is, there is no law that prohibits you from living on your land, none. What you cannot do on this land is to build a tradicional home so, you will have to find other structures that do not need licensing. Hope this was it. 👍

On the act of the deed/purchase 5,8%. Yearly tax around 10€.

@@sir_BLDR well, we paid 10k and our camara doesn't tax properties below 12k so for us it's 0. Otherwise it'll be around 0,6% of the value on the deed which are often over 20 years old. So 10 euros is very possible, but certainly not more than 100 euros. If the real estate manager says 10 then the value should be around 1500-2000 which is a probability, I have seen values of 500.
