My best advice is first rent in the area that you are considering. Prices will fall soon as interest rates will rise more as all costs. Living will be much more expensive the coming years as inflation is continuing to be high.

You are confusing visa and investor residency.
If you buy a property worth 500,000+ euros after getting a "golden visa", you can get an investor residency. It gives you and your family the right to work.
