@@edenoasis It's a sign of moral bankruptcy for property sellers to gloat over the demolition of buyers' properties. A lot of the things said by that wicked lady are actually reasons why these annual festivals of property demolitions are not justified. If the government should stand around and watch buildings being constructed without approvals, then the government loses the right to demolish such buildings without full compensation. I've been seeing demolition of properties by Lagos state since the time of Governor Raji Rasaki when they demolished Maroko and then went on to demolish the first set of buildings in the present Lekki. After decades of annual demolitions, Lagos should have learnt how to stop unlicensed buildings at early stages of construction, but instead, they will visit the construction site and paste a stop work oder, regardless of whether there's a permit or not and once you go to their office, they will demand a bribe and let you continue construction. If the government cannot deal with its own civil servants who give conflicting signals and fake permits to developers, again they lose the moral right to demolish any property. There is no justification for this barbaric tradition in Lagos state. You guys are simply telling us that might is right. The government is doing wrong because it has the power to do so and you guys are defending them. This is why Lagos is such a backwards place

I'd like to begin by expressing my enthusiasm for your new podcast and thanking you for the opportunity to listen. I subscribed to gain a clearer understanding of the real estate management of Lagos and gain insights on valuable information. , but found the moderation in this particular episode somewhat challenging. I felt the discussion became disorganized at times, possibly due to the enthusiastic participation of the Gracia Morganite developer ( don't speak over people-respect and courtesy goes a long way.) While I appreciated the points made by the Landmark CEO, I felt that he wasn't always given ample opportunity to fully articulate his perspective. I offer this feedback in the hope it might be helpful for future episodes.

In the future, please invite her only and let her talk all her mind. Adding her with others is a nitemare. Honestly I did not enjoy it as it’s one-sided. In Germany, my colleagues built their own from Scratch without taking a loan as there are clear rules on what a basic house will cost based on their expertise.
Hello madam Confidence. This channel has been very educative. Thank you for all that you do. I think it would be very nice to have government officials to come clarify some of these issues and show the way forward from the government's perspective on approval and title issues.
This episode is about attacking the buyers when in actual fact, some realtors don't even know their onions. I bought some plots from a realtor in this same Lagos that knows nothing that i have to fight him to return my money. Most of the faults are that of the sellers and not that of the buyers.
All I would say is if you are well travelled, Lagos is no where close to major cities in terms of ROI. I am surprised that one of the speaker compared it to major cities in the world. Apart from within the estate, Lagos roads, schools, government policy and general HDI is so poor. No central wastage system, no central water or gas. I personally Invest in properties overseas and the returns are super great with easement and no governmental issues.
That's the realtors game, pushing the highs alone to up their games, and lots of people are falling for the game. Fakery is the game, and investors are feeling it.

For example, calling Lagoon Front the new Banana Island is quite misleading, as it looks quite ordinary. The entrance is complicated, and the color choices are unappealing. What happened to proper sewage systems? It's concerning that sewage is left exposed, as this can pose health risks and create unpleasant odors. Why not foster environmental awareness by planting trees and greenery before construction begins? By the time the building starts, the trees could have already grown. It's important to think creatively and do your research on how to develop a beautiful, modern estate-perhaps by taking cues from shows on HGTV. I genuinely hope that all the estates along the coast will be developed thoughtfully and with care.

Hi Confidence, I have seen some of your previous podcasts and they were brilliant. However, this particular podcast was chaotic and selfishly dominated by one person. This woman dominated and interrupted so much that other guests were left with crumbs of conversation. Always direct your questions to a particular guest and in turns however, what happened was that this lady answered and jumped on every question. You shouldn't have bothered to invite other guests, you should have done a one on one podcast with your female guest. Please moderate better next time.
Usually, as a layperson I get a lot out of these podcasts but this seemed more a podcast for developers with one person expressing opinions mainly not allowing others to speak. A very strong character that needed some controlling during this podcast. I can see why they would have to be that strong though.

Buyers just be careful. It will crash one day because there is no regulation... Anyone can be a realtor ... No license.... And the worst thing about Lekki is flood is coming.... Just be ready when the water gets angry....... In Dubai you pay 10% deposit not 50% like Lagos and you pay 1% to 5% every month and pay the balance when you get the key.

There is a consensus among realtors in the country that the market will continue to rise forever. I do not share such sentiment. I am from America...in Nigeria, the goverments should apply a law to developers about shopping malls like in America...each new Real Estate Development, should incorporate, with the same quality and design, the design of garden parks (with playgrounds open to everybody) with parks for the cars, and "little commercial malls" to be approved each project.

Okay! So this episode is insightful. This particular topic actually concerns me. There is a landed property in idasho ibeju lekki gotten from revolution plus 8yrs ago with govt excision in process and till now it is still in process. When I asked the company they said the govt isn't ready to approve them yet. They said everyone in that axis isn't getting their approval yet and there will also be some extra money we will have to pay once it is approved. now i get it eventho they never mentioned it in the contract that we would pay an extra money when its approved. I Actually read contract so NOT it is not there. LIKE this lady said, it will all worth in the end. Fingers crossed. This is also an interesting episode. I'm learing alot. One day, I will buying old houses and flipping them to new. Lagos isand, surulere, ojuelegba, aguda, yaba, shomolu, akoka. Even Bariga, all that area need gentrification. God Bless Nigeria. Lagos state needs a Building Code, Lagos Building Code (LBC) and publish it online, which lays out all rules and regulations. That way that code becomes law for everyone. But before that, the government needs a comprehensive survey of the entire Lagos, to map out various zones, for commercial, residential and industrial purposes. It requires a lot of work of town planning, land surveying and zoning, and it also includes a comprehensive master transportation plan. Anything that is in the way of the Master plan, needs to go
My biggest issue is the lack of transparency from Lagos. The State keeps things under wrap, because they will be the one to compromise, change, switch and make amendments to the plan. If Lagos State has no plan to do any illegality, make the Lagos PLAN public so everyone can check what they want to buy.

There is a better RIO investing in other areas than in Lagos. I told someone...that wanted me to buy a N40m duplex in Lagos..I asked how much I can rent it, she said N2m per year..which is 5% ROI. That amount was enough to complex 2 buildings in Ibadan generating 12.5% ROI. Properties may appreciate in Lagos, but how many people can afford all these massive rents in Lagos? You may end up with vacant spaces in Lagos.

The only reason why these developers believe that demolitions are justified is because it's mostly igbo people's houses being demolished. Landmark did everything right and his resort was demolished without compensation

@aleemkhalid6353 Seems you have mental problems. Landmark case was 100% in the public domain, he had every document and approval before he commenced building. Tinubu suddenly left the existing road that was in front of Landmark and decided to build on the resort. After demolishing his resort they realized that sub sea telecommunications cables landed on the beach and they could not build the road there. They had failed to do the environmental impact assessment required by law and by common sense before demolishing the resort. Till this day, a kobo has not been paid to landmark. The 3 billion annual tax from the resort is probably gone because of one man's wickedness. Instead of hiding your face in shame over the barbaric, tribalistic, land grab by a criminal ruler, you're trying to defend the indefensible

It is nauseating listening to the woman from Gracias Global. She failed woefully on the Peridot Heights project. She is also very unprofessional regarding communication and openness. It's funny to see her fail also on METRO BAY. Metro Bay is an unfinished project, yet she is starting new projects all across the country and outside. Does she have any empathy for investors who might have borrowed money and paying high interests on these loans? She's under the radar. Interestingly, she's the most vocal.
She makes her money through her mouth. She will convince buyers to key into a property then move to another one without any concern for the buyers. The bubble will soon burst. Lagos houses are overpriced. Most of the houses are built badly... Bad tiling, plastering and painting. They use lighting to entice buyers. I pray and hope the foundation of those houses are solid

Don't buy into these people ideas oh. If the federal govt, can develop other seaports around the country, lagos real estate market will fall. This is a fact. The federal govt keeps neglecting other regions that's why people are moving into lagos. Opening seaports in the niger delta will help the region to develop thereby reducing dreadlocks and criminality in lagos.

I am from America...in Nigeria, the goverments should apply a law to developers about shopping malls like in America...each new Real Estate Development, should incorporate, with the same quality and design, the design of garden parks (with playgrounds open to everybody) with parks for the cars, and "little commercial malls" to be approved each project.

Okay! So this episode is insightful. This particular topic actually concerns me. There is a landed property in idasho ibeju lekki gotten from revolution plus 8yrs ago with govt excision in process and till now it is still in process. When I asked the company they said the govt isn't ready to approve them yet. They said everyone in that axis isn't getting their approval yet and there will also be some extra money we will have to pay once it is approved. now i get it eventho they never mentioned it in the contract that we would pay an extra money when its approved. I Actually read contract so NOT it is not there. LIKE this lady said, it will all worth in the end. Fingers crossed. This is also an interesting episode. I'm learing alot. One day, I will buying old houses and flipping them to new. Lagos isand, surulere, ojuelegba, aguda, yaba, shomolu, akoka. Even Bariga, all that area need gentrification. God Bless Nigeria. Lagos state needs a Building Code, Lagos Building Code (LBC) and publish it online, which lays out all rules and regulations. That way that code becomes law for everyone. But before that, the government needs a comprehensive survey of the entire Lagos, to map out various zones, for commercial, residential and industrial purposes. It requires a lot of work of town planning, land surveying and zoning, and it also includes a comprehensive master transportation plan. Anything that is in the way of the Master plan, needs to go

My biggest issue is the lack of transparency from Lagos. The State keeps things under wrap, because they will be the one to compromise, change, switch and make amendments to the plan. If Lagos State has no plan to do any illegality, make the Lagos PLAN public so everyone can check what they want to buy.

There is a better RIO investing in other areas than in Lagos. I told someone...that wanted me to buy a N40m duplex in Lagos..I asked how much I can rent it, she said N2m per year..which is 5% ROI. That amount was enough to complex 2 buildings in Ibadan generating 12.5% ROI. Properties may appreciate in Lagos, but how many people can afford all these massive rents in Lagos? You may end up with vacant spaces in Lagos.

The only reason why these developers believe that demolitions are justified is because it's mostly igbo people's houses being demolished. Landmark did everything right and his resort was demolished without compensation

@aleemkhalid6353 Seems you have mental problems. Landmark case was 100% in the public domain, he had every document and approval before he commenced building. Tinubu suddenly left the existing road that was in front of Landmark and decided to build on the resort.
After demolishing his resort they realized that sub sea telecommunications cables landed on the beach and they could not build the road there. They had failed to do the environmental impact assessment required by law and by common sense before demolishing the resort.
Till this day, a kobo has not been paid to landmark. The 3 billion annual tax from the resort is probably gone because of one man's wickedness. Instead of hiding your face in shame over the barbaric, tribalistic, land grab by a criminal ruler, you're trying to defend the indefensible

It is nauseating listening to the woman from Gracias Global. She failed woefully on the Peridot Heights project. She is also very unprofessional regarding communication and openness. It's funny to see her fail also on METRO BAY. Metro Bay is an unfinished project, yet she is starting new projects all across the country and outside. Does she have any empathy for investors who might have borrowed money and paying high interests on these loans? She's under the radar. Interestingly, she's the most vocal.
She makes her money through her mouth. She will convince buyers to key into a property then move to another one without any concern for the buyers. The bubble will soon burst. Lagos houses are overpriced. Most of the houses are built badly... Bad tiling, plastering and painting. They use lighting to entice buyers. I pray and hope the foundation of those houses are solid

Good arrangement of interview, BUT, it wasn't in order, compare to the previous interview you did, you asked the lady a question and she never stopped talking and both men were just trying to overtalked on her and onany times everyone was was talking at same time, as much as l love listening to your programme, l couldn't finished watching it, as it wasn't well coordinated.
