Hasn't changed, near town is still the best as reflected in resale valuation. I too avoid overcrowded places that means places with oversaturated BTO (i.e Punggol, Woodlands, Yishun, Jurong, Tengah, Tampines, etc), Central location HDB has much lower supply hence holds it's value far better than Standard BTO whereby every year you'll get competition from newly MOP BTO in your estate.
research about per block the material cost to build a block have to be below 300k-500k if the contractors hv no means to build they will sub it out to a different contractors .... etc
I would always go for Prime location instead, because why pick poison when can choose elixer instead, since all 3 locations are equally inconvenient and crowded.
Huge mortgage loan is a burden as people feel stressed that they must work till they fully repaid their loans, even worse if people upsize their mortgage loan by selling their BTO and buying leasehold condo with high monthly maintenance fees.
frankly the flat it tender to contractors to build are like doing NS for govt the build cost is lower then bricks be it any types of rooms, now is Lego fixed up with empty furniture and fittings is,still consider unaffordable.
Usually people subconsciously will use "far" for Jurong East. I think if seriously look at singapore map, Tampines Yishun Woodlands Punggol are at end of our island yet Jurong East is still not at the end of the island 😂 maybe people can dont stereotype JE 😊
Actually why bother with West or East, when the best option is always Central. If people can withstand the 10 years MOP from Prime BTO then it's the best option. No point buying Standard BTO because although the MOP is 5 years but the profit after 5 years won't be significant to upgrade to Executive HDB or private anyway.
I have been staying in the East since moving to Singapore 16 yrs ago. I think it will be very difficult to convince me to move out of the East especially when I have already paid off the current unit =) However never say never, will still try to convince my future wife to stay in this area, even if not the same unit 😛

Youths who postpone child bearing for BTO saving actually exchange at the expense of offspring's wellbeing. Many end up paying more for attending to special needs children. Only some are willing to be childless for the rest of their lives.
Why even take the risk to have kid? Even if the kid doesn't have special needs there's no guarantee that the kid will be filial, sometimes even if the parenting is perfect the kid still turned out useless, that's years of time and money wasted on the kid, nowadays chances of useless kids are higher just have to observe the Gen Z kids.

Prefer prime location, then again who doesn't love the ultimate convenience which only central location provides?

Central location HDB gets best of all worlds, can travel easily to all areas of SG so why would I limit myself into picking one extreme end of SG?

The older a couple, the higher the chance of bearing children with special needs.
Some of these people champion freezing eggs without actually thinking about it through properly
