Dubai South makes no sense for flipping or high rental yields. Its like you are having a shop inside Dubai mall or near Dubai mall) Rental payments can be quite different but traffic in Dubai mall proves and justifies thta rental yields

Check the distance between Al Furjan and Expo near is a walking distance- less than 500 m anything else is not near Al Furjan doesn’t make any sense in terms of demand for expo area. It’s the same as to say that Business Bay is the same as downtown or Creek Harbor is the same as downtown because it’s pretty the same distance from Creek to downtown as from Al Furjan to Expo.
What about Dubai south ? It’s not too far from Expo City ?
