    Most of the middle class wont have 1.50cr for sure but If u have it with u. Simply buy a 2-3bhk flat for 50-70L(used atleast) in a decent area (not in kokapet or kondapur or any hills for sure). Choose a village and buy 1 or 2acres of land worth 50L. And buy a 20L car/bike or anything which makes u happy (if necessary). The remaining 10-20L will be ur savings for which the banks will pay u some interest. Finally, a 50k to 1L per month job or watever decent income u make would be really fine with the above investments. Sriman anna explains things perfectly, but believe me.. Richies life is totally different from a middle class life.

    In 2016 the 4bhk costed 2cr.including all taxes. And in property tax , maitanence etc., i've paid around 10 to 12 lakhs so over all lets consider max amount 2.5 cr including my interiors cost
    In 2024 the same flat is at 8 cr. We've sold it on 19th july.
    This property i'm talking about is Myhome bhooja.

      @@bmbharathh a 4bhk flat in the same community which is 6000 sqft in built up area is listed at 12.5 cr
      There are buyers.
      In Gurugram at DLF Camelias a flat starts from 70+ cr which is of 6000 - 7000 sqft in built up area.

    Suppose if someone purchased it for X price,problem is after 10 years,If someone want to sell..why would anyone want to buy x+1 price for old apartment. They can get brand new one for same rates. Plot and agricultre can grow.

    If I had 5Cr in cash....I wouldn't purchase a property in HYD.....I'd rather spend that money on a property in Europe and rent it out on Airbnb....that way I'm seeing some real cash

    Catch is we dont have 1.5 in cash to invest. we borrow 1.5 with banks to buy a house and they only give for Property investments not for SWP

    If you don’t have business to stay towards west, you can always get one in other directions of the city. Don’t just go for fancy high rise, as they are trending everywhere. If you don’t have a job or business on west and if purpose solves where you stay anywhere in the city, stay where you can have it in an affordable place with only 20% as down payment and invest the rest.

    Or better to Buy a open plot in 300 sqyrds construct 8 3bhk flats at the top construct your own douplex 4bhk with roof top garden
    THE Rentals from 3bhk's flats will go off 's your property EMI Electrical fencings and Watchmen is your security...it's one of the good investment

    14:34 yes we still left with 3 cr but cost of 2BHK will be more than 6-7 cr in 2034. So, If we 1.5 Cr with us, it is better to invest 30% of money and buy decent 2BHK now itself with remaining 70% amount. I think that makes sense. Correct me if i am wrong😅

      Do you really think 6-7cr for those apartment in 2034. It wont grow like that, a normal software engineer cant afford this apartment so purchasing power people count reduce and prices wont go high.
      My self NRI not comfortable with Hyderabad real estate and unvested 1CR in stock market. 30-40% returns in a years. 60lakhs invested and 30-40 lakhs profit.
      Apartment prices will go up but buyes are less.

    But if you buy the 1.5 crore house It has its value more than 4 crores in the next 10years.
    You said 10 years continous 50thousand rent. But rent increases year on year.

      How? Only two ways. HIGH INCOME SKILL or BUISNESS. When you start earning then only you'll get rich by INVESTING. Doesn't matter how much money you have or how much you're salary is.. you'll only get rich by Investing. Learn about S.I.P , real estate is better as it's 100% progressive growth. Work hard and save for a quite big amount ex.

    Increase in real estate …. because of increase in multi millionaires in Hyd. Lots of businesses are coming to Hyd. Increase in malls, cafes, jewelry shops…. shows people are spending. Last 4 years, Hyderabad is taking top 2 position in real estate. Getting quality builder ( apart from Aparna & My home) for villa or apartment is the toughest task.

    Plot resale value is not same as the which ventures sale .
    I have a plot near maheswaram . The venture owners are selling for 20k per sq yard.
    People are intrested to buy plots only through venture owners not previous plot owners .
    Some of my venture plot owners trying to sell land but they are getting proposals of 10k per sq yard like that ...........im not saying plot is a bad investment but dont expect much in short term .......we need to hold at least for 15 years

    If the location is prime then the 1.5 CR flat after 10 years will also get 4 CR and these 10 yrs u enjoy in ur new house in a prime location and community
    Example: if u have a flat in Jubilee Hills today and if u want to sell after 10 years how much u get is what I mean

    Better better go for agriculture lands...u can get ur own food in form of rentals also...

    Better to invest in outskirts.
    Still some places are there were 1 acre is around 10 lakhs.
    Best for long-term.
    During pandemic I purchased lands 4 sides of Hyderabad.
    Some places land was just 1-2 lakhs per acre.. long term investment

    I feel that prices in Hyderabad are overhyped. Better not buy home in Hyderabad. If someone is having so much emotions about shelter. Buy a good house in hometown. I think that makes more sense. And by the way Sriman has to show the other side of the city as well. What are the prices.

    Nice video .. I liked the tips which you have mentioned in the video .. but Can it be done this way? Need your insights on the below mentioned thought
    1.5 cr - swp
    Monthly - 50k (withdrawing money) which can be used to home loan EMI
    However, due to compounding (not sure about exact financial terms) still the money will be growing. Having own home.
    How about this and is my understanding or way of thinking right?

    customers or people who have 15cr or 20cr will not invest in houses for investment they do business and make 15cr to 1500cr. because the cashflow business gives can't be attained in any other investments.

    Agreed doesn't make any sense to put 5cr or even 2 crore for a high rise without any infrastructure and byproduct is getting serious fevers in rainy season and healthe issues with stress. But just to protect yourself from inflation find a rural area and 10 of your friends build a simple 2 bedroom house for 50 lakhs with out any luxury interior and put rest in the market. By the time you retire in 20 to 25 years city expands and you have your own house and nice corpus in the market. You guys can chill around the country without any tension and health issues.😂

    I think we always value our flat at certain price ( in crores) but when you try to sell, you will get the heat, try out once. In Hyderabad many flats are vacant and builders are struggling to sell them.
    Where you stay is 8-9k and the price will fall based on the age of the property.

    Investing 30% of your money as down payment for the flat and 70% in market as investment will be better because you dont miss out on both fields. Owning a house gives you a lot of contentment and prestige . It also appreciates in value over the time and there are ways to repay the loans as early as possible. But buy a flat below 1.5 cr to be on safe side

    Try to look properties at Tellapur everything is HMDA approved has lakes 4-5 international schools. Ventures like Myhome, Urjith Vision, Aditya, Rajapushpa and many more. Future of Hyderabad is Tellapur not Kokapet.

    You are roaming at luxury segments where cost exceeds 5cr. Investers never buy in those areas. Most of the ppl who bought there want to enjoy the amenities and luxury life style. They least bothered about pros and cons of investing 5cr there.
