It's nearly everyone's dream to own a home one day, but unfortunately that just isn't possible in many expensive states such as California and New York. However, there are MANY parts of this country which still have affordable home prices which never saw HUGE pricing increases, but rather sustainable growth, and thus, are much less likely to experience a housing crash!
But many of the CHEAPEST States to live in just plain SUCK, so today, I compiled a list of states which are at least decent places to live, while also being affordable with growing housing markets! And some of the places on this list are actually among the BEST States to Live in!
In order to determine which US states are the best (and worst) to buy a home or rental property in, we analyze a few categories including inventory levels, new construction numbers, the economy, and long term price stability. I also implemented my personal opinion and experiences and the pros and cons of each location!
My biggest suggestion is to visit these states first to decide where you want to move to and live.

I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for.
I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes.

Prices in Idaho have not plummeted. A basic starter home is still $350,000 to $500,000. All homes are about $200,000 overpriced.
Same in NV and UT.
Same in so many formerly great States. The coastals went ahead and gentrified the entire Country. I keep an eye on real estate in my area. I'm seeing houses going back on the market that sold during the pandemic, and now they're asking $100,000+ over what they paid...just three years later! Insanity!
These people started bidding wars and drove prices sky high. Now that their bosses are forcing them to go back to the office (instead of working remotely) they think they should be _rewarded_ for their impulsive behavior. It's despicable.

Great video. It doesn't surprise me that Kansas would top such a list. I drove through Kansas twice last year and I enjoyed it twice. Like its neighbor Nebraska, it's not for everyone. If you don't like the plains, you're not going to like Kansas or Nebraska. I love the Plains, so I love both states.

I live in South Dakota, just outside Rapid City. Prices for a decent home are 450,000 to 650,000. Groceries, utilities, gas, are all sky high. The housing market is starting to crash on the western side. Pay is really low. South Dakota has five of the most impoverished counties in the United States. Healthcare is terrible. You have to drive 5 hours to get to anything else. It's not a good state to live in. The Black Hills are nice for a vacation.
LOL!!! 😂 I know right! I lived in Rapid City and very expensive especially tourist season hated paying those high gas prices and some things never change.
We drove outwest to North Dakota years ago. I live near Lexington, Ky.. My son in 2016 and 17 played baseball in a smalltown in Illinois near Indiana line. We drove thru Lousivillle to the college and also I've been to St Louis a few times in recent years... The largest unbelievable part I didn't have a clue about the first time and the Indianna, Illinois drive and also to St Louis the same ... there was nothing on the Interstates, nothing, cornfields....Iowa oK.. but a lot of fields and I just kept thinking as a History buff." Wow, America sure hasn't moved forward in the western expansion as I'm sure Thomas Jefferson thought when buying the Louisiana Purchase..?" 😮 We even had signs on the interstate to the next bathroom and it went on for 20 miles and we pulled off and little signs took us to a small ballpark and the bathrooms had no lights.. Idk as Micheal Chee said on SNL, once about the border problem and noplace to live, " He laughed and stated Idk maybe Montana.. ?" I agreed. ..
Oh I watched a video that stated the Rockies plus the Mts in Ca and Washington actually caused tbis western area to not be a good place for crops to grow? Clueless on that too because I thought a lot of crops especially wheat. Corn, soybeans were grown in the area? Any comments or expertise appreciated

I moved to Dayton from Los Angeles almost 3 years ago. They’re doing a lot of things in Dayton. I bought a nice little home in a cool neat little neighborhood here.

Vermont is beautiful but it’s very racist, boring and they have a bad drug problem. The people are not friendly and they block out everything here because they are very greedy.
We have a small population but the second highest homelessness population next to California.
There is a housing crisis but primarily due to greed and with the drug wars going on up in Burlington it’s not that safe.

I live in Nebraska and the taxes are OUTRAGEOUS. Also, buying a house is almost impossible. Way too expensive for the average person.
I agree. I live in Lincoln, & finding a home under $250k is impossible. If one goes on the market it’s gone in 3 days. Often barely gets the sign in the yard, & usually needs some work. It is not a backwater state like you might think either. It’s a small town feel, & being in the middle of “fly over” Midwest has advantages. The middle of everywhere!!
Come to Chicago. Property taxes are 12K for 3 bedroom condo in some neighborhoods close downtown. Downtown houses have taxes between 50K-100K.

Wisconsin? Bud, Wisconsin home taxes are outrageously high, as ‘monthly’ taxes are higher than some states monthly rentals. Forget about it.

I don’t regret buying a home in Ohio (Dayton). I paid 33K 5 years ago in a cute little neighborhood and I laugh to this day still how did I ever come away with a gorgeous house priced this cheap? Granted, it needed a bit of TLC, but damn, it’s in a lovely neighborhood just northwest of downtown!

I'm from Milwaukee and i can tell you that the reason we are affordable is because everyone is trying to get out cause on how bad the crime rate has gotten here, its a great place to tour but living here, absolutely not. I can't say about the other towns in wisconsin but milwaukee is a big hell no. Trust me, don't move here

It is incredibly obvious why each of these states are not lived in... they all have bad weather and do not deal with it. The entire midwest is nothing but a playground for strong twisters and most homes don't even have basements. Many of the states listed here have life threatening snow storms and cold weather. And, unlike Boston or NYC, they don't have subways to get around. This is a very misleading list.
I live in one of the states on this list and I have been considering several of the other states on this list. It is incredibly obvious that you should pick one of the other 40
If your city has a subway, there is a very good chance we you live in a festering urban hell hole. And how do you “deal with” the weather??

Excellent video. The only two that would interest me are Wisconsin and Vermont. Madison looks gorgeous but the summer heat/humidity are off-putting. My ski friends from Wisconsin come out here to ski at nearby Tahoe resorts. Vermont is nearly perfect but I have heard about the icy ski conditions. I've always wanted to ski Jackson Hole, and love the Tetons, but the wind in Wyoming would drive me insane! As you probably noticed, great skiing and cool summers are high on the list of must haves!
@feliciasampson8032 Wisconsin is beautiful, and it depends on what you are looking for. Madison is beautiful, but expensive and a nightmare to drive in, but... around it is smaller towns, some expensive, some not.... The humidity is awful, oppressive and then mosquitos!
Wisconsin has a huge alcohol problem, and lots of unhealthy people..... but... it also has plenty of AA meetings all over, and lots of people that ride bikes and exercise, eat healthy, and just are healthy! Most of the state is wild and beautiful, but the fish have mercury and PCBs in them.
Lots of people farm, lots of hunters, lots are into sports, and there is a huge water park area in the middle lower part of the state that is reasonably priced and fun. There is gambling and lots of camping or vacationing.
There are Amish, Native Americans, and many other ethnicities, but there is also some racism as noted in statistics. I live in Wisconsin and have to say it is so diverse that you can find almost anything you are looking for here. It has issues and problems, but it has many wonderful things too.
If you want to live out in the middle of nowhere, you can have that, if you want city life, you can have that, if you want small town there is that too. Music, arts, universities, healthcare, schools, parks, wildlife, snow, gardens, skiing, boating, wealth and poverty, safe areas and crimes.
I would suggest visiting but taking like 2 weeks and driving around to different areas and talking to people.
But remember there are different seasons, and the whole picture changes with each season, dramatically! To live here you need a lot of different clothing like swimsuit, sweaters, winter coat, summer coat, fall coat, boots, waterproof boots, walking shoes, dress shoes, scarf, mittens, hat, light summer clothes, long pants, long sleeve shirts, but there are a lot of thrift stores with great stuff, so you don't need a lot of money for this stuff!
@@AhJodie Thank you so much for your well thought out and detailed response! Seems there's a lot of great things about Wisconsin. My ski friends from there, howver, come here in the winter and have an attitude of "don't bother" with regard to ski areas in Wisconsin. We're pretty used to skiing at elevations of 8,000-11,000' with lots of steep terrain. I thought about Utah or Colorado but the summers are way too hot. I prefer 20°-50° - maybe Nome, Alaska suits me!!! I worked in the ski industry for years so I've plenty of winter snow and rain apparel and footwear. It's the summers that concern me. I'm miserable for at least half the year between 7:00 AM-8:00 PM! I love to hike, cycle and kayak but Tahoe is too hot and crowded and the high desert around Reno is unbearable. I would like to visit Wisconsin once my friends move back and settle in. They're looking at Green Bay, but have a lot of nice things to say about Madison.

I’ve lived there. I can give you 10 reasons not to move to Charlotte. It’s a festering urban hell hole with ridiculous taxes. The rest of the state seemed nice.

@@bethprather9241 ….not as much as it used to be. Seems weather patterns have shifted a bit. I lived there during several severe storms. The only thing a person can do is keep your radio on, eyes peeled, and be prepared.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
