    If more and more investors are coming to the market …. Plz stop panicking and don’t buy …. FOMO me high loan leke maat buy karo …. Ye investor tabhi tak ghus rahe h jab tak end user dikhai de rhe h … jis din end user ne reject kar diye rate uss din sab control me aa jaenge …. And 10-12 k rate pe itna bhi kuch great nhi mil rha …. Itne rate me lena h toh full possession wala dekho and stress free raho …. And Noida market me Jaypee and Amrapali k bht flat aane wale h so don’t worry there is plenty of supply

    Pointed apex’s sector 150 land in the map is of eldeco. they mentioned in the past

      Yes, Eldeco has backed out from this project. Now, Apex is in talks with Lotus for the land.

      Yes, we recently met with the management of Apex Floral for updates. Apex Floral and Apex Group, operate as different entities. The project launch is expected in another 5-6 months. We will soon release another video covering five upcoming projects. The initial pre-launch price was approximately ₹60,000 per square yard, and it's now trading at ₹80,000 per square yard.

      The previous owner of the property failed to make payments to the authority. Apex Floral has now taken over and committed to settling the dues.

    Is 11k worth for Ace in this location ?
    Considering they dont allow resale soon ...
    Also is it right to invest in pre launch stage where one cannot see there layout plan and all ?
    What if bought in pre launch stage and then layout doesn't seems to be good enogh ?

      Pre-launch is an excellent time to secure a unit, often at least ₹1500 per square foot cheaper than the launch price in most projects today. Additionally, if you're not satisfied with the floor plan, you can usually cancel the unit and get a full refund without any deductions.     The pre-launch price of APEX sector 150 will be quite low compared to the price mentioned in video.

      The pre-launch price for Apex in Noida 150 under the CLP is 12,000 rs per square foot. They also offer other payment plans for investors with buyback assurance, but these are not part of the CLP.

    In siddharth vihar prestige group is planning to launch at a price of 12000 psf than whats yout take on ramprastha imperial heights which is in indirapuram and trading at a price range of 9000 psf approx
    And it would be really great if u make a video and share ur opinion on ramprastha city in indirapuram

      Ramprastha Imperial Heights is an excellent project for its current price. The only drawback is the narrow approach road, but they have plans to widen it. If that happens, it could become one of the most popular projects in Indirapuram.

    Nothing seems to be launched below the rates of 11K- 12K psf.....and there are videos galore of the experts predicting market crash in real estate in Noida/Ghaziabad... NCR seems to be chasing Mumbai in terms of pricing 😟😟

      Bhai sacchai yeah hai ki jyadatar builders resale allow kar dete hain... In high end projects ko investors khareed rahe hain na ki end user. Problem yeah hai ki resale main issues aana start ho chuki hai already. Builder k prices se 15-20 percent kam par trade kar rahi hain resale units and phir bhi buyers milna mushkil ho raha hai. Also software industry ki bhi halat theek nahin hai. Yeah prices jyada din tak nahin tikne wale. By the way I am a resident at Ace divino and crc wale project main humne bhi pre launch main unit book kar rakhi hai with the price of 8000 per sq ft. ​@@vivekkumarbaranwal384

      ​​@@vivekkumarbaranwal384 actually very few. These are all investor money mostly business class. I visited one of new pre launch site today..apart from 2-3 people who were like me. But most.of them were businessmen, you can say by seeing them. And that too from Gujrat, Maharastra and Hyderabad ect..which I guessed...

      Godrej has recently submitted a bid for a group housing plot in Sector 10, competing with multiple other developers. We're now waiting for the Greater Noida Authority to announce the final results and allotments.

      Please check out Mahagun's ongoing projects like Manorial, Marina Walk, and Montage. Many are significantly delayed, with slow or no progress. Additionally, payments for Mahagun Mantra 2 remain unpaid to the authority, causing registry holds. We encourage you to visit each of these projects individually for a better assessment.

    At present sector 150 projects seems to be stuck due to CAG land use report.

      It's a good project, but prices have increased by 1000 Rs per square foot within the last month. You could have secured a better deal earlier.

    No way Prestige is coming at 12k. Bangalore and Hyderabad market with so much better infrastructure than Ghzbd launched around 7.5-8k. Markets are different, but main motive behind building City format is to provide an integrated township feel and they will launch everything at once. More than 2.5k apartments, maybe plots/villas and something commercial. Prestige aims at aggresive sale tactics in first 6 months. Launch at 12k is not going to happen. People wont digest this price. Noida 150 projects are planning to open at 12-13k which has much better scope based on 150 locations and overall sector planning. My expectation is pre-launch at 9.5k

    Prestige might pre launch 7.5 to 9 k ,how ever big is the builder they are new to delhi ncr , Hyderabad prestige city launched at 7.5 k ,

      Agree sir ,but they can't start 12k ..at 7000k /sqft in apex kremlin2& 10 k /sqft with theme based interior t group ,no takers in Siddharth vihar .

      You might consider NBCC projects and some SWAMIH-funded developments, where prices remain relatively reasonable.
