@Ruthe-n8v Just wanted to warn anyone (Londoners, UK residents, foreigners living or working in London) to take extreme care when dealing with a property management company called *AHK International,* address: *5, New Quebec Street, London W1H 7RG,* which is very close to Marble Arch and Oxford Street shopping thoroughfare. In the 2010s, this company operated out of the above-mentioned address, but I do not know if *AHK International* is still a going concern or is now defunct. When it was still operating, it was owned by a Palestinian man called *Abdul Haleem Kherallah* (hence the "AHK") and his personal assistant was a Bulgarian woman called *ANELIYA MILCHEVA IVANOVA,* better known as *Nelly Ivanova.* Ivanova was a scammer and charged clients who rented properties from this company for services that were not even stipulated on the contract they'd signed. She charged clients for "cleaning services" even though she never even provided them with a cleaner for the entire time they stayed at the property. And when clients complained about _very_ high electricity and gas billings and asked to see the energy companies' invoices for proof, she would SHOUT at them with the words *_"Are you calling me a liar?"_* She would never show them the itemized billing. Like I said, all these happened in the 2010s, more than a decades ago, but I know that this woman and the Palestinian businessman are still operating businesses in London and anyone reading this should be very careful when dealing with these two.

Check out that slum next door on the left! Novel curtains made from 15-year-old newspapers. Any investor will tell you to ALWAYS buy the cheapest house in the best area.........NEVER the best house in a dump, and Perivale is a dump. well, it was when we lived nearby. Plus a friend recently dug a basement out in Chiswick, cost £400K to do - they just sold the terraced house for £1.5M. Sounds good? No, other ordinary houses in the same street with just standard finishes, just a roof extension, which almost all have, sell for the same amount £1.45 to £1.55m. Sad thing is, they borrowed £450K!! to do it, added that to the £700K mortgage, they already had, and they've been forced to panic sell due to their interest rate going from 2% to 5.5%. And they have owned it for 11 years! What a shit investment...
If they enjoyed their expensive basement for the X years they had it, then it was a good investment. What's shit is the idea you should make big profits of £100,000s when you sell your home - that is a big part of the problem with the housing market these days. Flippers, chancers and get-rich-quick "investors" perpetuating a spiral into absurdity.
The whole “bilton estate” where this house is is full of drug dealers and HMO’s - he will have a hard time selling it.
The guy who built it is a polish builder and works on luxury property in london - Hazel Homes - so he probably did it at a good price for himself.
And when my parents moved to Perivale in the 90’s it was like a nice little village. But all the “diversity” ruined it.
@@impamiizgraa Which is exactly what they thought they were doing, spend a few bob on a house and then ask double the amount...........they told me once the basement had been dug out they expected the house to be worth £2.25m! ( on a street of terraced houses which could be picked up for around the £1.2m mark renovated ). The whole idea of spending £450K digging out a basement was lunacy at the time in our view. They should have spent the money on a lovely cottage by the sea to get out of London at the weekends. ( which was what we did ).

@@maxthelab8457 you can get a beautiful house for 850,000 on the other side of the A40 in Pitshanger. Much nicer area. So it’s great if he dug the basement for cheap and wants to enjoy it, but if he did it for profit then he’s stuffed. I reckon it’ll take 10-15 years to see a return on his investment. Now the area is packed with fraud asylum seekers who are ruining everything we held dear. So I’m thinking of moving to Poland! For half a million you can buy a beautiful luxury villa in the centre of Warsaw

@@enlilw-l2 for £1 million, yes. You could buy a similar house, for 300,000 and up for 3 bedroom and then you can added 2 extra rooms upstairs, turns into 3 floors house. For £1 million, it should comes with 5 rooms already with large garden.

i think Perivale is in Zone 4. Fine&Country don't seem to list this property anymore and it's not on Rightmove, so I think they took it off the market.
They majorly overspent on this one - some dickhead just lived out ALL their developing fantasies in one go with no financial acumen whatsoever. Bet in the end they make a loss, if they ever sell it.

It's just a normal terrace house. Every house looks exactly like this if the owners have done an extension or renovated it a bit. The garden is also small. What is the EPC rating? I bet it's D or even E!

I wonder how much it cost to add that basement - I've never seen a terrace house in Perivale with a basement added. Looking at the floorplans on rightmove (80 Thames Ave) that basement is basically the size of the entire land print of the property, its huge! How and where does the toilet/bathroom in that basement drain to? Fascinating
It costs ALOT, and all the services are pumped up into the sewers, plus all the walls have a tanking system to drain the ingress of groundwater. The whole concept can be a nightmare if it isn't done properly.
