Compare to 2 business, I can say owning car wash is way better especially you can run it as owner absentee less of a worry. Well some part that I seen you fixed like underground pipe leak that you almost got scam more than 3k from plumber. Great seeing you do it yourself. With business we really have to research and shop around for better thing.

Do certain price points determine how healthy a carwash is? I see listings vary pretty crazy based on location, sales etc. Just wondering if self service is the only way to go? An exterior conveyor makes the most money with a subscription service, costs about 10 million but leaves you with a 900k profit margin annually.
I would love that $10 million business. Hopefully my self serves can get me there one day and I can venture into the express tunnels which are completely different

Hey Rick. Thanks! Depends on which area it’s in and what kind of road it’s on. Really busy road will be paying more and can afford to. Quiet backstreet will be less rent. It’s hard to mention numbers without seeing the location but like I said if it’s busy road very visible 5 bay could be somewhere around 5-7k month. Quiet st not so visible more like 2-3k
One thing I always wanted to know, is where do you get your supplies and soap? Is there a local car wash supply store where you go pick it up, or is it all online?
In regards to seller financing people are starting to respond to the notes that I have been leaving. I am new to all of this so when it comes to seller financing what would be the ideal timeframe to pay back the loan to the seller? Example the current owner of a car wash wants $325,000 his monthly income is only $3500 a month but it comes with the business and the real estate. It is run down the lights are burned out there is no vending there are only four options when it comes to washing your car high pressure spot free soap and another one. Even with the real estate I still think it is way too much and I’m thinking about only coming in at 225k. What are your thoughts and/or any advice for me? I’ve watched all your videos and appreciate it all you do. Thank you for your time in reading this. Some demographics about the town it is approximately 25,000 the car wash is the only coin operated one in downtown surrounded by homes there is another car wash in town but it is a drive-through with a hand dry. Again I thank you. And if there are any other resources that helped please let me know I do not want to get burned on a bad deal.
Sounds like the wash is really rundown and the fact it’s only bringing in $3500 a month is nothing. Should be doing that a week. Depends on the road as well. Main road 4 lanes going by or quiet 2 lanes going by. Sounds like there’s lots of room to build it up. Add lots of functions. Make it nice and bright and lots of soap and good pressure. Not sure what state it is in or what the land values are worth but essentially the business isn’t worth much. Bringing in $42k gross a year. Usually they’re valued at 2-3 times net yearly income so basically you’re just buying the land. Business might be worth 45k or so. Typically we would do a 7-10 year finance. The more you build the car wash up the more it will make and that gives you the option to pay it back quicker if you like. Perhaps 5 years. But that would be a longer term deal because once it’s paid off you own outright with no mortgage or rent which is ideal.

Advice for someone who doesn't know anything, but I didn't see enough signage when you were driving up to it. Maybe it was the camera work. It does well only because the rent is cheap. If the rent was the same as my other ones on busy roads it wouldn’t do that well but cheap rent means increased net profits.

Didn’t have the funds nor could I qualify for a loan at the time to purchase the land as well so happy to pay rent.
