Every time I see a Brinkley I’m impressed again. They just work so smartly. Even things like wall outlets are thoughtfully executed! White electrical outlets well placed on white or light colored walls for example. Sounds so simple. It’s not rocket science but rather just giving a damn and that matters. I have watched your informative videos for some time now on not only various rvs but also industry info. I have found them very helpful. My wife and I are looking at the Brinkleys and have narrowed it down to the z2900 and this z3010 due to the size and bathroom setup on these. I really like the idea of the bunk room for older family members to utilize when they come with us to family reunions but one thing that I wish the bunk room had was a way to watch the tv from the lower bunk. Even if it was as simple as a rail on the wall to hang the tv on for upper of lower viewing
I do love Brinkley designs, I do not however like the cabinets not going all the way to the ceiling , I just hate having the dust collecting up there. I know you could put baskets up there but it makes more sense to me to make the cabinets go all the way up, that way you could put seldom used items up there😊
Josh you were totally right. I used to think that buckskin upholstery was hideous until i saw it in person today at the Columbus RV show. I really like it now!!

Brinkley is such an aesthetically pleasing product to me. Always those extra thoughtful touches. Is this a floorplan that will be available without bunks eventually?
They're slowly rolling out more and more models. I don't know of plans for something like that currently but if they get enough requests.. possibly? The 3100 really isn't far off
This model is my favorite. I would love for two options though. First, 12-16 gallon tanked LP+elec water heater. On-demand waste water when boondocking. Second, an office/desk option for the bunk house. Keep the cabinet but skip the bunks, have smaller outside storage (12 for the side and 14-18" deep for the floor level rear) with an L shaped desk about 24-28" deep.
All this 5th Wheel needs is a GREY TANK FLUSH SYSTEM! Food and soap shampoo residue builds up in the Grey tank. Why can’t we get a grey and black tank flush system????? This suggestion would be an industry first! Grey Tanks stink

I'm really impressed with the way that Brinkley has designed this one. Love the bathroom layout, feels really nice and open which is a rarity for a lot of these types of RVs that need to cram it next to the stairwell. The finishing touches are amazing, and I love how they've designed the AC and windows to maximize utility. I'm being really nitpicky here, but I would have liked to see a an island extension, maybe with some breakfast bar seating. I know you have the removable table but given the number of folks this one sleeps I can see you running out of seating space on a rainy day pretty easily. And can I just say I really, really like how they sort of hide away the windows with the dark parallelogram graphics on the sides of the RV? Makes it look different in an interesting and cool way. If they did a model like this without the permanent bunks but instead a dual function office/bonus room, that'd be amazing. It looks like the existing bunks aren't easily removable due to the rear storage area. Although I'd say the 3100 would probably suit my needs more, personally, this one is interesting in its own right!
What a beautiful 5th wheel‼️. This gives us another option when we replace our KZ Montigo Bay. I like the shelves instead of a hanging rod, only because we are Gramps and Grammy and when we do have guests what is there is sufficient.
Love this model, it is beautiful! Colors, fit & finish, very classy & stylish! We have been looking at the toyhauler model & thinking about turning the garage into a bedroom/bunkroom because we need a bunkhouse. I like the folding barn door on the bunkhouse. Drawers & clothing storage are OK, not ideal - should have a removable shelf/closet rod set-up but those wall to wall bunks are taking up way to much space! I understand you can sleep more kids with bigger bunks but what if the bunks could be reconfigured to be a single or double! Maybe put them against the wall & have a fold up Murphy Bed bunk system or a pull out frame underneath like a trundle bed. Also, we would take the top bunk out because we don't need it and it would be in the way. A more flexible bunk room space would be ideal. Everything else is great! Well thought out & looks really nice. We need the flip-up shower seat so would be adding that. The length on this RV is awesome. The weight is 1-ton dually necessary & should be advertised as such! Great job again Brinkley - you rock!!
Love the RV. I would like to see an integrated bunk ladder somewhere. Yes, I can add an aftermarket ladder but then have to store it somewhere and put it up and down
I would mount a ladder to the left of the drawers. Maybe even tucked away flush with the end of bed so that the drawers can still open. I’m not sure the expectation as is for kids getting to the top bunk. Without a ladder I can see my kids trying to use the drawers to step on
Josh, I know it's a little thing but did you notice the underbelly they fastened even the middle between the frame rails? Little details like that often get unnoticed gets me geeked a little. Think about the other improvements that you probably don't see. I agree on a couple other points you brought up. 1. I thought it before you even said it that the taillights are too low. Like the looks but too low. 2. I agree most outdoor kitchens suck in my opinion, at least how i like to cook anyway. I love my 30" Campchef griddle/grill/pizza oven combination set up for cooking. I usually have it near the table where I can often grab things off the griddle from the table. As far as a fridge I would rather have a small one in the campside basement as that is where our picnic table always is. That way we could access the fridge from the table. Keep up the good work!
This is the one. Absolutely perfect in every way for what we are looking for. The only thing is some slightly larger tanks would be great since we tend to boondock more often, but this is by far the number 1 trailer for our family.
I LOVE this setup - my only complaint as a mom, is yes a net for the bunk on the bottom, but the top TV is a logistical nightmare for younger kids (breaking) and a setup for argument or feeling left out for the second child that will most likely get shafted on the bottom. We would most likely either remove the TV all together, or would prefer just an adjustable mount for tablets 🤷 also.. THANKS NICOLE!
Just love the Brinkley 5th wheel! I would keep the bathroom to bedroom door closed and put some hooks on the door. I just think those pass thru's are a waste of space. Now, with so much sleeping space you could have kids or go on a girls trip, nice! Although there seems to be a lot less floor space in this Z3110 so more people, less space....better stay outside! Also, what about a residential fridge with the freezer on the bottom, can hardly fit a pizza in those side by sides. I love the length, here we come National Parks! Tough decision between the Z3100 and the Z3110.
When my husband was a teenager, he had a Christie Brinkley poster that had her signature on it. He thought her name was Christie "Bunkley" because of the way it was written. lol! I thought you'd appreciate that with the Bear on the Bunk!
Love Brinkley , would love to see an extendable counter for some counter stools (so you wouldn't have to set up the table every time) and possibly an office/ bunkroom option. Nicely done once again!
This thing is almost perfect. Make it 2 feet longer, turn the bunks, and add an outdoor kitchen. Then it would be 100% perfect family RV. I'd be signing up for the first one off the line.
Josh and Micah, it needs atleast to put a LP quick connector and H&C water in the back compartment area. Here in the New England area campgrounds are small so the thought of cooking my food in the street isn't ideal. I understand there logic on the outdoor kitchens but providing connections and may be... fingers cross... gray water drain would be great for those of us that choose to utilize outdoor cooking.
I really like this - it's not for us, we don't have kids, so a 3100 is the best fit for us...at least until we see more travel trailer offerings. I do wish that Brinkley would offer a 6 or 12 gallon gas/electric hot water heater. This is another great, innovative floorplan from Brinkley. Love it! Oh, and thanks Nicole!

Being a sentimental person and childhood Muppets fan, I named the bear Fozzie. It's a great unit. A cargo pocket for phones etc. would be useful, and it is easily removed if it's not needed.
I wish there was a little more headroom in the bunks so you could sit up if you were a taller kid. Also I am not a fan of how you are supposed to get to the top bunk, I see the little step but then what? There's nothing to grab on to pull yourself up. We just looked at one of these at a dealer yesterday and it seems the bunk door has been changed to a french door vs the bifold door. I think the amount of seating is amazing! We struggle to find bunk houses were there's enough comfy seating. LOVE the separation between the bigger couch area and the single recliner. Its the best of both worlds. These are beautiful fifth wheels and I hope that Brinkley stays true to what they are saying. This one has moved to the top of our short list for sure! @@JoshtheRVNerd well true. Just I'd personally hate to mess it up. What I really am trying to say is..Manufactures should think about this day and age. Change their mindsets. Not everyone needs small closet placed bunks. But to sell the R.v. with "storage spot" for your ebikes, small kayaks, even the dog fence so many have and have a hard time finding how to haul it in the r.v.
What would be a really cool alternative to this floor plan would be to add a side patio where the bunks are and make the beds similar to what you find in a traditional fifth wheel (elevator beds that lift out of the way). Otherwise, I love this floor plan.
First of all, call the hooks collapsible j hooks…just a suggestion. 😂 Also, recommend for the bunk room: move TV off the wall in the top bunk (kid in lower bunk can’t watch it) and move it to the wall where the collapsible j hooks are. Give the kid in lower bunk phone charging capabilities & a bag or something to store phone/switch in. Love your videos! I was never a fan of bunk houses until I saw the Z 3610, but that thing is sooooo big and heavy. Looking at this I thought it would be a more manageable alternative but it doesn't look like you can really convert that bunk room into an office. Can that lower bunk be removed or is it part of the outside storage area? I also love the north/south bed for many reasons not the least being the ability to "fold laundry aggressively " without worrying about slide issues. I--I'm old enough to know who Richard Simmons is. And Sir Mix-a-Lot. Anyways, I like Brinkley's stuff. I hope they come out with a model that's less than 30 feet and a non-island floor plan. No carpet, check No bedroom step of death, check Upgraded fans are standard, check Dual air conditioners standard, check Single sewer outlet, check Electric dump valves, check Solar package, check They sure have thought of a lot.
I like it. She’ll miss the dining table. But, I get why. I’d like to see a 50 amp “smart plug” cord. I’d like to have slide toppers. Would there be a replacement option for the long sofa to a dining table? Propane tanks?
Initial first impressions: 1) I like it. 2) Nice contrast of the colors with counter tops to kitchen woodwork cabinets to the furniture. 3) Pretty lights above sink. 4) I like how the ac is practically flush with ceiling. 5) know who Richard Simmons is. I was born in 1968….. you are a pup, you’re not old like me 😆. 6) I agree, those hooks in the bedrooms are a good idea. 7) Sliding pet dishes are a cool feature. 8) The footsie toe toasters are cool. I didn’t realize that you could put those to visual only, very cool. 9) I love it when they put end tables in the bedrooms for CPAP machines, can’t sleep without them. 10) Nice storage though out the RV. 11) Cool idea with the magnet holder with the butt napkin stand. 12) Appreciate the shower height. 13) Great tip on bunkhouse closure prior to road mode. That reminder will save on damage. 14) Brass fittings-YES!!! Better plumbing 15) Like how the basement is big enough to place a second spare tire 🛞 in. 16) couldn’t the flag fit in the lower key block? 17) Good sneakers, I like that. 18) Love permanent ladders instead of taking up storage with the portables. 19) Good idea on rear taillights. 20) Question? This unit doesn’t have the outdoor kitchen nor griddle. The front has the outdoor kitchen hooker. They make swing grills for a hitch. Do they make an extension hose to go from the front hooker to reach the rear of the camper? 21) I bet you have to clean a lot of roofs 😂 22) Overall I like it a lot 23) I don’t have a dually for these bad boys 24) I tried but I’m not gonna make a list of 37 25) Thank you Miss Nicole!!!! 26) I like the comment about a grey flush. As Brinkley mentioned, it does include a table as displayed in the video. But currently there are not other seating options available. That slide is not quite large enough to accommodate a full dinette and sofa, so they came up with this solution.
Love , love this trailer. Would want gas/electric tank less water heater. Also, are there smaller models with this fantastic deck. Couple camper. With a convertible bed for guests. With Deb desk. We don't need an island in the kitchen . Love deductible and bathroom. Love decor and colors. There are so many great things in this RV.
Just a thought or suggestion. Why not put a Combo washer/ dryer on the outside with a flip up door, or regular half door. That way if someone wants a washer dryer they could opt out of the camp kitchen and put in a combo unit. The dryer can vent to the underside of the camper and drain water to the grey tank.
OMG I LOVE this model.. however, we are happier with ours because is is *almost* paid for and it has the kinks worked out 😂😂😂 But If we are ever in the market this would be a serious contender! ❤
I'd like to remove the top bunk. I'd like for them to move or add another key mount to toward the front of the RV or someplace I can fly a flag while the awnings are extended.
Someday Brinkley is in the back of my mind when we decide to replace and sell our camper, i love alot of features but i love my natural wood colors. I wish the walls and backsplash had more color. Were also big at board games and cards so the little couch table wouldn't be an option we would opt for. I love the fridge and drawer options. Im not wild about the walk through bathroom attached to the bed room but those are just my thoughts. I also agree with the gray flush systems. I wish also someone would touch on weatherizing these. Mine is all a flick of a switch which will make it harder for me to give up if i had to. Sorry our wishlists are high since our heartland landmark 😅
11:44 Cargo net pocket. Yes. Something. Anything. No space in the wall? Perhaps add a shelf and outlets or something to the side of the tower of drawers. 34:35 Seems to be power in the cargo bay directly under that bunk on the wall adjacent to the drawer tower.
Love this, especially for full-time living and staying someplace for long term. The pantry is not practical. There is nothing to keep items on the shelves during transit.
I may not have been clear Main ac has a mini duct system to the bunk room Bedroom and bathroom share an air ducted together as well So two separate air zones
How about a 4 burner stove top instead of three. It looks like the model only had 3 burners. It’s harder to cook multiple pots at the same time with a 3 burner stove. Thanks
Saw this on the prior video and both my wife and I thought the same...do you really want hot air coming from the toilet? I also don't love the light fixtures over the "nightstands". I foresee a lot of broken light fixtures in Brinkley's future.
Love IT!!! However $107,000 for this size unit is crazy. I'Ve been looking at the Cedar Creek 3525LF but prefer this one more just not at the samee price or even more. What could you realistically expect to get this one below MSRP? And Josh you are the best my son and I love your videos!

We have been looking for something with large enough rear storage for our mountain bikes. We travel around riding and racing and very very expensive bikes that I hate putting on a rear rack. Especially if we are sleeping over somewhere on a travel day. We had this floor plan on our radar and were awaiting the rear compartment size. Without that upper shelf I think it would be perfect.
@@BrinkleyRVI’d love to see a similar floor plan to this with a side entry garage space (and possibly a side patio!) that has a bed that lifts out of the way. I think it would meet what this customer is looking for and would appeal to more customers due to its versatility!
12v fridge is always powered by the battery or live-run by the converter if no battery present and you have park power Solar doesn’t run fridges Or anything It only charges batteries

It's crazy how rare that is in the towable industry
The grey tank flush should have access to at least warm, if not hot water. Cold water isn’t very effective against food residue.

Couldn’t agree more on the cooking, but I use the water at the outdoor kitchen more than anything. At least need a h/c water connection back here.
I really like this - it's not for us, we don't have kids, so a 3100 is the best fit for us...at least until we see more travel trailer offerings. I do wish that Brinkley would offer a 6 or 12 gallon gas/electric hot water heater. This is another great, innovative floorplan from Brinkley. Love it! Oh, and thanks Nicole!

I wish there was a little more headroom in the bunks so you could sit up if you were a taller kid. Also I am not a fan of how you are supposed to get to the top bunk, I see the little step but then what? There's nothing to grab on to pull yourself up.
We just looked at one of these at a dealer yesterday and it seems the bunk door has been changed to a french door vs the bifold door.
I think the amount of seating is amazing! We struggle to find bunk houses were there's enough comfy seating. LOVE the separation between the bigger couch area and the single recliner. Its the best of both worlds.
These are beautiful fifth wheels and I hope that Brinkley stays true to what they are saying. This one has moved to the top of our short list for sure!

@@JoshtheRVNerd well true. Just I'd personally hate to mess it up. What I really am trying to say is..Manufactures should think about this day and age. Change their mindsets. Not everyone needs small closet placed bunks. But to sell the R.v. with "storage spot" for your ebikes, small kayaks, even the dog fence so many have and have a hard time finding how to haul it in the r.v.
Love almost everything about it👍and I guess the $106,000 MSRP is the going rate for a premium 5th wheel of this size😕

What would be a really cool alternative to this floor plan would be to add a side patio where the bunks are and make the beds similar to what you find in a traditional fifth wheel (elevator beds that lift out of the way).

First of all, call the hooks collapsible j hooks…just a suggestion. 😂 Also, recommend for the bunk room: move TV off the wall in the top bunk (kid in lower bunk can’t watch it) and move it to the wall where the collapsible j hooks are. Give the kid in lower bunk phone charging capabilities & a bag or something to store phone/switch in. Love your videos! I was never a fan of bunk houses until I saw the Z 3610, but that thing is sooooo big and heavy. Looking at this I thought it would be a more manageable alternative but it doesn't look like you can really convert that bunk room into an office. Can that lower bunk be removed or is it part of the outside storage area?
I also love the north/south bed for many reasons not the least being the ability to "fold laundry aggressively " without worrying about slide issues. LOL

Currently there is no other option than the super sofa. There is 2 - 30 lbs. LP tanks and room for two 40 lbs. LP tanks.

1) I like it.
2) Nice contrast of the colors with counter tops to kitchen woodwork cabinets to the furniture.

4) I like how the ac is practically flush with ceiling.

7) Sliding pet dishes are a cool feature. 8) The footsie toe toasters are cool. I didn’t realize that you could put those to visual only, very cool.
9) I love it when they put end tables in the bedrooms for CPAP machines, can’t sleep without them.

There will be a removable table that attaches to the tri-fold sofa.
As Brinkley mentioned, it does include a table as displayed in the video. But currently there are not other seating options available. That slide is not quite large enough to accommodate a full dinette and sofa, so they came up with this solution.
Love , love this trailer. Would want gas/electric tank less water heater. Also, are there smaller models with this fantastic deck. Couple camper. With a convertible bed for guests. With Deb desk. We don't need an island in the kitchen . Love deductible and bathroom. Love decor and colors. There are so many great things in this RV.

Just a thought or suggestion.
Why not put a Combo washer/ dryer on the outside with a flip up door, or regular half door.
That way if someone wants a washer dryer they could opt out of the camp kitchen and put in a combo unit.
The dryer can vent to the underside of the camper and drain water to the grey tank.
The idea makes sense but they're not really supposed to be mounted that far back in the RV per the WD suppliers
OMG I LOVE this model.. however, we are happier with ours because is is *almost* paid for and it has the kinks worked out 😂😂😂 But If we are ever in the market this would be a serious contender! ❤

I'd like to remove the top bunk. I'd like for them to move or add another key mount to toward the front of the RV or someplace I can fly a flag while the awnings are extended.
I think I would probably go with something like a hitch box mounted flag holder for off the front for that purpose

Someday Brinkley is in the back of my mind when we decide to replace and sell our camper, i love alot of features but i love my natural wood colors. I wish the walls and backsplash had more color. Were also big at board games and cards so the little couch table wouldn't be an option we would opt for. I love the fridge and drawer options. Im not wild about the walk through bathroom attached to the bed room but those are just my thoughts. I also agree with the gray flush systems. I wish also someone would touch on weatherizing these. Mine is all a flick of a switch which will make it harder for me to give up if i had to. Sorry our wishlists are high since our heartland landmark 😅

The main 18K Chill Cube A/C is ducted to the bunk room.

We have been looking for something with large enough rear storage for our mountain bikes. We travel around riding and racing and very very expensive bikes that I hate putting on a rear rack. Especially if we are sleeping over somewhere on a travel day. We had this floor plan on our radar and were awaiting the rear compartment size. Without that upper shelf I think it would be perfect.

It's not structural - it's just fixed from the factory. Could be unscrewed and removed by an owner. I've seen RVers do that before
