    This project would have 1900-2000 units in total . Imagine how crowded it would be 😮

      Crazy and not sure how these projects are even being approved as infrastructure (roads, water, open spaces, traffic etc.) is not capable to handle this will be such a drain on everything.

      Do you know in wakad there is project by vilas javadelar VJ urbo centro. It has 1600 flats in 6.5 acres only. Seeing that it is less crowded😂

    I had given the token for Gera Island of Joy but later had the same thoughts as you have mentioned in your cons...the idea of investing a large sum of money into this project, taking into account all the maintenance fees, club house membership fees, the current status of road connectivity, I have already decided not to go ahead with it.
    Felt the price was slightly inflated for the location and didn't feel like we would be using anywhere close to the amenities they will provide.
    Already have shifted away to an already under construction project in Kharadi now and saved a chunk of money.
    This is just my personal preference.

      I have visited most of the properties of Top builders in Kharadi. I was looking for a flat which is in 2-3 km radius of Eon. I found it best. I have taken a non-refundable token. I am waiting for more details as launch is yet to happen, post which my decision might change, but in that case I will then look for other west pune areas.
      Let me know if you find some other good project.

      Please remember this is not Kharadi but Wagholi and that too an area which is still not under PMC.

    I m looking & exploring Kharadi area from past 4 months. Though this price seems inflated & 1 tower (30 floor) per acre towers seems crowed. But this is new norm is Kharadi now. Either increase your budget or accept this. If not this one, someone please suggest me other projects in Kharadi, which is not crowded n pocket friendly
    .
    I didnt find any property which is cheaper in price & have low maintenance charges. I believe maintenance charges can be compensated with amenities & lesser price & semi furnished flat provided by gera.

      This Gera project is not in Kharadi my friend, it's in Wagholi. There is huge difference in quality of life. Think before investing. It will take at least 7-8 years more to develop road connectivity to this project. Better way increase your budget and buy in actual Kharadi or go for renting option.

      @@vevcool yes, Wagholi is in PMC. But there is very big difference in overall quality of lifestyle. I live in Wagholi so I know how painful it is.

    One more point Gera is not telling that this land is in dispute … I heard it comes half in once n other half in other… n they r not showing duplex flats we went and asked …

      Please do not invest in this project. Its a fraud project and land wont be registered on your name. Lease time is also less and builder does not encourage full white transactions and encourages under value registration.

    Ekdum sahi bola. I wonder ehy people are in a frenzy to buy such chawls with eight flats on a floor. Too much density and too rich amenities, too much maintenance . Uper se no sample flat. first check karo sample flat to know what quality tiles they are giving and its look etc.
    Sir, any idea if the road to the township is under any problem? I wonder why they are not building the road . Compared to other townships which build a grand entrance, this township doesnt even have one and they are almost nearing possession for R1 cluster.

      Yes builders have created this atmosphere that if you don't buy NOW you will never be able to own anything and people are falling for it. There are thousands of resales available still people want to go for these pre-launch where no one knows how the product will look like !!

    Especially point relaed with sample flat. I have similar experience with Gera due to which I cancelled my token of Planet of Joy. When I asked to show sample flat, their arrogent sells team replied with saying Gera is so reputed that we don't need to show sample flat. We as a customer even don't buy ball pen of 10 rupees without seeing it, how can we spend 70-80 lakhs blindly.

    House and a life partner are long Term commitment. Sirf photo dekhke shaadi ke mandap me koi jata hai kya. Same goes for a house. U should see sample flat to get an idea what exactly you are getting for your money.

    I had taken to refundable token in this project and I decided to fall back on the launch date. Prices are very very high as compared to location considering no road and riverside project. payment plan too much aggressive. (no relaxation)
    Sales person behaviour was not professional.
    riverside projects always have some disadvantages. Think once before you invest such high amount!
