Thank you so much for clarifying the subject of a Land Lease. I have been researching the idea of selling my home and downsizing into a new 55+ "cottage home" community in north Florida. Their only option is to purchase the slab/stick built homes and lease the land the home sits on. Thank you for helping me understand both the position of the land owner and the potential buyer/home owner. Think I will continue my research and steer away from land lease options. Does land leased for grazing purposes etc also get hunting rights or do you need to negotiate that? Like what if the owner’s friend leaves a gate open or something?
I have never heard of this until I started researching On Top of the World in Florida, a huge 55+ community. They have a 99 year lease. This is a community of over 10,000 homes. I'm not sure how I feel about it and may look at other communities because of it. Why doesn't the builder purchase the land from the land owner? It doesn't seem like a wise purchase and a disappointment for sure.
The land owner has leverage. May not want to sell and can get $ by having a land lease in place for X years to come. For resale and real estate an investment, owning the land is much more valuable. The lower price of a property on leased land can be enticing. Really depends on what your goals are for the property.

And for a potential purchase of a house on leased land if it was to be used for a family for about 10-15 years because other comparable real estate is double and triple of it at this point in time- and one not looking to it for an investment - it could be a good deal, correct? My thought is if you got out of it, at least what you put in and got all that enjoyment it’s a win. AND u not tieimg all your money in one area of your life. .

How is that coming along? Important to make sure the land has infrastructure is in place before building. plumbing, water, sewer can all add up quickly + grading and permits. There are pros and cons.
That crazy you can own the property but the leaser when the lease is up can take your property or list it for sale .america needs to look at property rights

Hi, it would depend on the land lease agreement terms. Was it written into the agreement? If not, would need to come to an agreement on that.
