I started at 580 FICO quite a while back with quite a few collections, paid several off, settled some, started with a secured credit card with a 500 dollar limit, got an unsecured with a cosigner that went from 1,000 to 2,100...just got my first unsecured by myself with a 3,000 limit instant approval. Interest rate is terrible but I won't be carrying a balance. I'm sitting at 631 with that 3,000 card not even on there yet, so we are getting there!!!! All this after making some mistakes with credit when I was younger. Your videos are amazingly helpful. Starting to look at condos and houses now, been in my good paying job three years and counting. Going strong over here!
If I buy another home, I will pay cash. I finally learned to save years ago and I am still surprised how fast it grew. Never felt more secure in my life.
There is no secret. I didn't learn until I was about 40 to start saving. I am now 58 and retired, I couldn't believe how fast the savings grew. One hint is to obtain no debt. When I decided to not get in anymore debt, I still had two years left on my car and of course my mortgage. When the car was paid off, I kept it but kept making the car payments to a savings account. I nursed the car along for 8 more years and had enough to purchase a new car cash with money still in my car account. I compartmentalized my money in accounts and if something came up, I borrowed from myself and paid it back like any other debt. Interest free. Money grew. Now I'm not much of an investor as I don't like to lose money now, just my retirement accounts are invested. I was only a mailman for years so I didn't make a ton of money, but saving is the key and not buying what you can't afford.

IMO having a high credit score is stellar to increase one's opportunity approval. The challenging part is if your income isn't huge & have outstanding balances on loans
Paid cash for mine. Screw credit. NO, I'm not being uppity, rude, or facetious. I just realized that home buying in the area I lived and grew up in was a bad idea with the ever increasing taxes and ever increasing city and county regulations. I moved out of state and landed a 1000 sq ft home on an acre of land for 25k with $350 a year property taxes. I know moving out your area isn't an option for a lot of people, but please do realize that are ARE great home/land buying opportunities in many places outside of where you live and grew up. AND know that being mortgage free or have a LOW mortgage with low property taxes allows you to work less/for less/stress less on your job.
I wouldn’t say screw credit but I think paying for property taxes and a few other fees sound more pleasant than a mortgage. Besides, I’d rather rent than pay down on a house to never own a home anyway...

Take on decent sized car loan. Around last year of payments your credit will soar. Car loan that deep is very favorable on credit availability. Its like having a huge credit card with near zero balance. You'd be over 700 for sure👍

Every job has a diffrent value to the bank to its title not how long you've been there they estimate the avg salary of said position and job title They like someone that's going to always be making money like a trade or high demand skill job It's okay to be moving from job to job when you have a skill

What about I have no lates in 13 months. But prior to that have about 7 30 days late on car. But with 10 monthly payments remaining. And a 2015 charge off with zero balance minimum payment due zero was just charged of at 24k bank sold vehicle and said I have a zero balance remaining but still shows charged off in 2016

Last year my credit score was around 620 or so mainly because I never really used credit much..always cashed out for everything..so I applied for a modest unsecured visa with a $200 limit, kept a balance and paid on it timely thru their app and a year later, my credit score is 791 and I've already been pre-approved for a $200k conventional loan to get me a house. It does work

But you cant pay it all you have to show you can carry a balance responsibly. That was 2 years ago. I had a round a 620 score also. i just bought a house my credit score was 782.
You’re wrong my guy. You can have more than one card which will help your score with available credit totals, and also never keep a balance or pay interest. You can still have a positive report and not pay interest. I’m not saying what you suggest is entirely wrong but good luck getting into the 800s with only one credit card.

Only if your credit score is under 680, then you will get dropped off in garbage truck. If you have 680 and up, you will get 20 points for rewarding with good credit which will put you at 700.!!

Id recommend having a co-signer with at least a 720 credit score or save up for a 3 percent Down payment loan. With lending tree or a FHO lender. Worst case is getting a foreclose home and testing the market

Me and my spouse are applying for a loan. She has no income but a decent credit score. I have the income but I am unscorable. When applying together I know they go with the lowest out of our scores. Would they go with the unscorable and automatically deny us?
She has to have some kind of score. Get her a secured card. Me and my husband did what you just said with a car because we needed it and got a 24%apr. Please don't if your not ready we paid like $26k for an $11k car. Bad idea.

Mine was about a 640 Mid and I closed the 3rd week of May at a 3.75% rate with 3.5% down. But you definitely need to have no delinquent accounts & no 30 day late payments.
I had to file for bankruptcy in late 2010 due to the impact of the 2008 recession. Income dropped by over 1/3. So since the bankruptcy discharge in March 2012, I moved twice, went thru some jobs in between finding that income consistency I was able to close on a house this past May. I worked with FairWay Now here in Florida & they helped me to qualify for a mortgage that fit my income/ratios. Thru this process I have learned some things that the industry is looking for to give a person a mortgage- Keep a positive bank checking account balance. Keep all bils under 30 days late. No negative marks on your credit report. Mid Credit Score all depends on the current market risks (earlier in the year with the Covid 19 mid scores went up). Ratios are determined by income & what type of loan you are getting (debt ratios are a lower % with USDA).

Do you know what manual underwriting is ? Instead of an algorithm making a decision, people evaluate your financial record. If you have a bad credit score/bad history with lenders, you are still not going to get a loan

You’re wrong about bankruptcy. It’s only two years after your bankruptcy was discharged by the courts before you can start looking for a mortgage.

Id recommend having a co-signer with at least a 720 credit score or save up for a 3 percent Down payment loan. With lending tree or a FHO lender. Worst case is getting a foreclose home and testing the market

Me and my spouse are applying for a loan. She has no income but a decent credit score. I have the income but I am unscorable. When applying together I know they go with the lowest out of our scores. Would they go with the unscorable and automatically deny us?
She has to have some kind of score. Get her a secured card. Me and my husband did what you just said with a car because we needed it and got a 24%apr. Please don't if your not ready we paid like $26k for an $11k car. Bad idea.
What if I just have rent instead of mortgage for debt/income ratio? Does that depned on on landlord reporting to credit agencies?

dayana444333 Believe it or not, yes. As long as you are still working, rates are at historic lows, so it’s very affordable to purchase a home! Some are worried about house values declining, but they increased during every recession besides 2008, and that’s because it was caused by the housing and mortgage bubble

Mine was about a 640 Mid and I closed the 3rd week of May at a 3.75% rate with 3.5% down. But you definitely need to have no delinquent accounts & no 30 day late payments.

I had to file for bankruptcy in late 2010 due to the impact of the 2008 recession. Income dropped by over 1/3. So since the bankruptcy discharge in March 2012, I moved twice, went thru some jobs in between finding that income consistency I was able to close on a house this past May.
I worked with FairWay Now here in Florida & they helped me to qualify for a mortgage that fit my income/ratios.
Thru this process I have learned some things that the industry is looking for to give a person a mortgage-
Keep a positive bank checking account balance.
Keep all bils under 30 days late.
No negative marks on your credit report.
Mid Credit Score all depends on the current market risks (earlier in the year with the Covid 19 mid scores went up).
Ratios are determined by income & what type of loan you are getting (debt ratios are a lower % with USDA).
420 or higher for FHA loan
Stay high

Do you know what manual underwriting is ? Instead of an algorithm making a decision, people evaluate your financial record. If you have a bad credit score/bad history with lenders, you are still not going to get a loan
Olivier Plante I do know what it is. I’m referring to someone who does not have a credit score and is looking to purchase a home. If you don’t have a credit history then manual underwriting is a route you can go.
A 620 credit score will not get you a loan of any kind just ask any loan officer a 760 to a 900 is what they are looking for !!!
