    When I grew up there the town only had one stop light. There was the malt shop, hot springs and the theater in town fun, but the backpacking into the San Juan national forest were the best memories of my life. You have to be there to believe the beauty.

      Can you please tell me what the chances are of finding part time work there currently? I’ve been 3 times on vacation, and eventually want to retire there, but must work part time. I love it so much, and would like to try working there to see if I could afford housing in a tiny place if possible. Thanks…I’m from Tennessee!

    I love Pagosa Springs. It truly is heaven on earth. I going backpacking up to Rainbow Hot Springs, and snow skiing at Wolf Creek every year. I have to agree Boss Hoggs isn’t the best food in town. Rosie’s Pizzeria, Kips, Riff Raff are my favorite place to eat. I was sad the Bear Creek restaurant got burnt down. I come agree Pagosa Springs in the mid 70’s, and visited 2-3 times a year.

    I've driven up to Pagosa a number of times when I lived in Santa Fe and I don't remember it being that big but then again it's probably been about 7 years since my last visit. Seems like it's hard to find work there though but maybe a good place to open up your own biz. I'm still deciding between Taos and Pagosa ...love the adobe look of Taos but also love the hot springs in Pagosa.

    Very attractive town. We are planning a vacation around Southern Colorado and Nothern New Mexico in 2022 or 2023. Expect to take a month or six weeks.
    Health precludes moving to the area but we really do enjoying long driving vacations. We live in southern New Hampshire.

    We go to pagosa once a year to go snow sking and also Sometimes in the summer time but Pagosa is a wonderful place and is our home away from home where we can relax at the Wyndham resorts and just about every one knows us there so we are not strangers

    Enjoyed revisiting Pagosa with you. Count it as my second home. I easily recognize every place in the video. Haven't been there lately though and what especially strikes me is that the traffic seems much heavier than I remember and the condition of many of the roads seems quite deteriorated and in need of some repair.

    I really appreciate this video. We just got back from a Durango getaway where we checked homes. Looks like PS is a bit smaller, ~10x smaller population, 310 days of sun versus 266, a bit higher elevation with a bit cooler average temps, but both have interstate traffic driving through it. Property taxes seem very reasonable for both. Apparently one downer for PS is an electricity rate higher than the Colorado average whereas Durango's is lower. Not sure how home prices compare.

      Thanks for the comments! In my opinion comparing Durango and Pagosa springs isn’t fair to either. Two different cultures, politics, tax bases, viewpoints and demographics. If you want true southwest Colorado slow life it’s Pagosa.

    Correction.
    San Juan River flows into the Colorado River, which doesn't go to the Gulf of Mexico. It's supposed to flow into the Sea of Cortez, however, it doesn't make it all the way to there for quite a while.

    When does the snow start stop on average and is it typically sunny a lot of time during all the seasons?

      Yep. Over 300 days of sun, even in the winter. Usually snow hits the mountains in early October and then drops into town early November.

      Edit: just got to the point where you said 5-10 acre lots. Do they have some of those epic views ive seen in a couple listings online?

      There’s a lot of off grid property. No one in town is doing solar at a large level so your business would be in demand.

    You didn’t point out Pagosa Baking or Choke Cherry Tree…are they still there? I want to live in PS, but I hear the chances of finding a tiny affordable place to live is impossible. I would need to work part time at a store or restaurant, and am unsure of the chances of that currently in 2023.

    Nice tour of the area, thumbs up! I don't think the San Juan River eventually empties into the Gulf of Mexico.

      @@LorenPagosasRealtor Enjoyed your video very much, highly informative. However, San Juan River doesn't run thru the Phoenix area, as it empties into the Colorado River at Glen Canyon Dam in northeastern Arizona.

      Most snow for home shopping will be melted in about 4 weeks. Up in the mountains it will be mid may. Great question.

    Does it have a large year round indoor ice skating rink and a roller blading rink? And is there a University with an Architecture program? Can you ride horseback anywhere as well? I want to be near the San Juan Mountains but I want the option to go back to school. Also is there a Whole Foods or Sprouts or Organic Market? Thanks !

      Natural grocers downtown and another similar uptown. Not many big names in town like Whole Foods, etc. You can ride horses everywhere, even downtown has a few riders, but we have many ranches and open space to ride and corral. National forest surrounds us on all sides. The closest higher education is in Durango, which is fort Lewis college an hour to the west. Not sure about their programs. Durango will also be the spot for ice skating and those sorts of activities. We rely heavily on our natural activities and our small population doesn’t provide enough demand for certain niche businesses. Thank you for the comment and great questions.

      There's a seasonal outdoor ice rink. The area hockey players travel to PS on occasion. Durango has a semi-indoor ice rink that should be open most of the year.

      Our local ski mountain gets more snow on average than any other ski area in Colorado. Town gets considerably less but still plenty. The sun being out all the time makes for a quick melt on the roads so it’s not as dangerous as one would think.

      Leans conservative. Local politics are currently focused on housing. Yes in the spring and fall it can be gusty, which isn’t ever too bad except when it’s dry out and dust is flying around.

    Probably not best idea to do a tour of a town with dreary clouds. You also cut the video off as you drove up Piedra Rd which would show the lakes and the surrounding forests. Pagosa Springs is very nice mt town area, honestly from the video I wouldn't think much of the town though.
