    I enjoy your channel. Ignore the trolls. I often wonder why people who have no interest in moving to The Villages would watch a channel about The Villages & then bash The Villages. My next visit to The Villages is less than 2 months away...looking forward to it. Fingers crossed 🤞 this upcoming winter will be my last one in the cold Chicago area before I move to the Sunbelt next year. Will I be a Villager by July or August of next year...fingers crossed on that one too.

    This video was very helpful for someone who has never visited The Villages to show them what these various home types are like. I have rented a patio villa & a 2 bedroom ranch, so I am familiar with those layouts. Could you do a video on courtyard villas & veranda homes? That would also be useful for people considering a move to The Villages. I have also done a short term rental in a courtyard villa. Great for people who have dogs.

    One major thing I like about The Villages (TV) is the wide range of home prices -- from pretty low (well under $300K) to over $1M. IMO, there's something for everyone's budget. Were I looking for a property there, it'd be in one of the older areas (northern part of TV, such as Spanish Springs), as I'd not want a Bond pay't. Also, the older areas are more likely to have a bit larger lots so homes aren't as close together. The very new communities seem a bit too tight (unless you get one of the larger/more expensive homes).
    I'd also be looking at the way smaller (but still large, and gated) 55+ community of OTOW (On Top of the World) but not sure if they also have bonds on their homes. But no matter where you buy in TV -- up north, in the middle or down south, or even in the brand new (under construction) Eastport area -- you can get pretty much EVERYWHERE via golf-car. ;-)

      I agree with this person's post. If I do buy in The Villages next year, I would be looking at homes north of Lake Sumter Landing with no bond or low bond balance. Bonds on patio villas in the new Villages are now more than $20K.

      @@lauralampe1664 The "Bond thing" FL has was news to me, (as was the MANY Leasehold property deeds in HI!) being used to shopping for/researching new homes in TX, NM and CO. I don't know why Bonds were allowed (made law/legal)by FL's State Legislature since to me the Buyer shouldn't be getting hit TWICE when buying a home. The cost of the home, yes, as per usual everywhere, but NOT another/second huge pay't each month to reimburse the Developer. Let the Developer pay all those costs -- it's THEIR cost of doing business, not ours -- and they can make any profits to recover/defray development costs (building subdivision infrastructure) when lots/homes are sold.
      Isn't that SOP in most other states/markets? Why is FL "special?"
      What other businesses make you pay for the land, pay for building construction (store) and all other fees, THEN sell you products out of said building YOU paid for? IMO, that's a huge NEGATIVE for buying homes in FL. Doesn't FL already have enough "deterrents" to home-buying there -- higher property taxes, higher home insurance premiums and higher HOA fees(for condos)? Does FL really need a FOURTH (!) deterrent: Making home Buyers pay Developers BIG money? So Developers pay nothing themselves (get it all their costs back)?
      Even if you pay cash-up-front for your home (new/newer), you'll still have a Bond pay't each month. And if you need to carry a mortgage (even though most people in TV don't -- they pay cash) you have the mortgage pay't AND a Bond pay't each month.
      WTH were FL legislators thinking? How does this HELP a home-buyer, especially nowadays in the current (and still) insane housing-market with many people (especially First Time Buyers) not being able to AFFORD homes in the first place?
      Doesn't make any sense logic-wise. It's absolutely outrageous and IMO should NOT even be legal. Needs to be repealed and if some Developers no longer want to build homes, don't care -- others will take their place. But stop Developers "double-dipping" at home Buyers' expense.

      To tag on to that it might also be a good chance to define some of the morphing that has happened over time. There are the Alden Bungalows near Brownwood. Those are about 1600sf or greater, 2 car garage and fenced in like the traditional Courtyard Villas. The typical Courtyard Villa had been about 1300sf, 1 1/2 car garage. I never did see a defined Bungalow series on the TV web site. Those models were eventually merged into the Courtyard Villa series listings not long ago. Then they started building the Veranda series. Those seem to be roughly 1900sf, larger yards, fenced in, 2 car garages and sometimes golf cart garage. Kind of a super sized courtyard villa. I get frustrated with TV not documenting how model names and designs have changed over time.

      I feel sorry for you that you felt the need to comment something so negative on a video about moving somewhere that you clearly have no interest in moving to. A better use of your time might be to watch videos about places that interest you instead of places that don't, especially if they make you feel the need to comment negative stuff. I sincerely hope that whatever is going on in your life to make you like this gets better. I recommend Jesus and a job.
