Rising inventory destroys the "there is a housing shortage" meme. The largest risk for RE is investor selling... if a housing crash or even rumors of a housing crash becomes mainstream you could see massive investor selling that will blow up inventory.
take out texas, florida idaho and other covid areas and nothing has changed..We need lower rates to bring more inventory. Millions of seniors need to sell but refuse to at 6.5%

There is definitely a shortage of homes that are affordable to the average person/family.
Homes are overpriced by 40% to 50% across the board.
