- Welcome to 117 Dunington Drive, a custom designed home and coach house situated within the well-established and sought-after Birchcliff neighbourhood of Toronto.
Transformed by award-winning designer Karen Sealy (who is also the current owner), this bungalow has a beautifully landscaped front yard of stone and perennial beds - and a private courtyard between the main home and the coach house/studio that is perfect for quiet, after-work down time or for intimate outdoor entertaining with family and friends.
Opening into a foyer with a limestone floor, the main level showcases ebonized oak hardwood flooring, pot lighting and exquisite ceiling fixtures, custom window treatments, built-in ceiling speakers, as well as open concept flow throughout the principal spaces - all which have gorgeous design features.
The dining room gets dramatic flair from a monochromatic wall mural and its mid-century light fixture. The kitchen showcases plenty of bar seating at the peninsula; quartz countertops; stainless steel double under mount sink and appliances including a 5-burner gas stove with electric oven, dishwasher, and built-into-the wall fridge; a beautifully tiled back splash; and abundant cabinetry storage. The living room has been designed for both relaxation and work in mind - and features a sitting bench with storage; has been hard-wired for a wall mounted TV, with the wiring connected to the in-ceiling speakers; a built-in work station behind bi-fold doors; and additional wall storage and display shelves.
For entertaining, a built-in bar is perfectly placed between the kitchen and living room - and directly across is a well-appointed powder room. A glass door off the living room provides access to the backyard, while a 36’ staircase with a custom fabricated metal railing leads to the lower level.
The media room showcases a gas fireplace with natural stone surround and a large hearth; large window for abundant natural lighting; and a quartz eating bar. Its kitchenette has a bar fridge and an under mount sink with the faucet operated by your foot - and at the touch of a button, the lights in this room dim, the nearby window blind comes down, and over the built-in display shelves an 85” TV with projector appears and transforms this room into a home theatre.
A pocket door affords privacy to the bedroom - and this suite features a large walk-in closet; an ensuite laundry with stacked washer and dryer; a bedroom with papered walls, the design carried right up to the ceiling; and an ensuite washroom with a custom shower, a floating vanity, and an automated toilet.
The coach house/studio space has vaulted beamed ceilings, three automated skylights, a quartz work island with waterfall edges and lots of storage drawers, built-in work stations, and beautiful ceiling light fixtures. There is also a 3-pc washroom with a glass shower; and a kitchen area with double wall ovens, an espresso machine, dishwasher, microwave, a hidden fridge, a gas cook top, double under mount sink, quartz countertops with bar seating, and plenty of cabinetry storage. The coach house operates as an independent space, and has its own alarm system, radiant in-floor hot water heating, air conditioning, and air purifier.
This home is well-situated in a mature neighbourhood, and is close to highly rated schools, The Toronto Hunt golf course, as well as a variety of shops, restaurants, and entertainment along Danforth Avenue and Kingston Road - with community and recreational facilities, professional and medical services, and places of worship close at hand. to be honest I'm really starting to love these smaller homes,they have more appeal to me than a larger home and I just love a warm,cozy and inviting space.

So busy. The furnishings and the wallpaper and the light fixtures and the pillows and the patio set along with the other patio set. I love the house layout but everything else makes it feel so dense. Less truly is more.

It's necessary now because of the value of every square foot. Do you realize how much space all the doors and hallways take up? My last house was built in 56 and half of the square feet was taken up by claustrophobic passageways. My new place is almost the same area but because the main level is open it has so much more useful areas to use. So yes, older styles are better if you have the land and foundation to allow it, not if it's cramped.

I like open concept, but I don't want to open my front door and be greeted by a kitchen with a massive, over-sized island. I like foyers and halls that spill into open concept kitchens and family rooms.
Yes my Mom paid to have a wall closed off between our dining and kitchen area in one house I like rooms to have distinctions too.

Very very cute home. If I'm ever able to afford my own house this is probably a really good size for just me. Looove the ceiling in the basement, doesn't feel like a basement at all. I personally couldn't have a house that opens directly into the kitchen though with the way I hate to do the dishes, I need the kitchen tucked away lol.
