This is my favorite design yet. Every time I think you have created the perfect tiny home, you come up with one that is even better. And as always, I love your videos, not just because you build the best tiny homes of anyone, but because they are infromative and entertaining.
You guys are by far my favourite tiny home designers. You always have the best style, layouts, and above all...storage! If people are living full time in a tiny house they need a lot more storage than most builders provide. The magnolia is my favourite model of yours and this one is just as beautiful as the others!

I'm amazed how that extra few feet inside impacts the living space. It makes so much sense to do a 10' wide instead of a highway-regulated 8' wide space. Really - how often are you going to move that house? I'd rather have the 10' wide floor plan and pay the extra in delivery fees to my parking site.
Yeah but you better be able to commit to that "parking site." Personally I would prefer a wider tiny house, but I would have to own the land to justify the transportation expenses. And I would want to put it on a foundation.
I've looked into getting permits, and it seems fairly straightforward if you are only moving within one province, but if you're travelling across six it gets cumbersome quickly. Most provinces require that you order the permit before you enter, which means planning your route ahead with no deviations.
*edited because I found out you can order the permits online, so you don't need to leave the trailer outside the province while you pick up the permit in person.*

@@rainydaylady6596 I looked into it some more, and it seems they have an online ordering system, so you don't need to visit an office in person. You must have the permit prior to entering the province.

Overall, I really like this design. I like the custom kitty box area, especially with the exhaust vent right in the cabinet. The LR cabinet area would also be great for a desk/home office. I love all the natural light you get with this design. For myself, I would make the kitchen a tad smaller to fit e a tub/shower in the bathroom.

As always you folks think of everything. It's a wonderful layout although if you're short (like me) the clothes rods would be tough to get to. I guess I could stand on the mattress. Lol. Love the kitchen! 😀🖖💕
There are closet rods that are on a piston system that you can install that pull out and down, by a handle, to bring the clothes lower. Also used in closets with double hanging rods.

This is the best yet! I had one idea: I think I'd have the sewing machine table have a bit of a lip that folded down, with a gate leg on the side that's not the cat litter box side, so you could have a bit more working space which I always need when sewing/cutting. Not a full height one, that might be ugly. Or I guess a fold over table with hinge facing out, so that when it's not extended you can more comfortably get your legs underneath? If the TV was of a size where it wouldn't hit it. Also, not a big fan of the blind on the kitchen sink window, it's already pretty short to lose that space at the top. Other than that, this is the absolute perfect home. Best magnolia yet!

The outside is fantastic, wouldn’t change at all!! 3 questions: 1) how does the loft get the air exchange if both sides are blocked; 2) does the solar blind keep out heat also, or just light; and 3) Could a large window be placed over the sink that opens out vs up, and change the cabinet to transom over the window? LOVE your work. I watch every video. Love the Magnolia XL, but this one seems to have way more space. GREAT JOB! xoxo 😁

Only thing i would change is the type of waterheater. What a lot of wasted space. An instant heat wall mount would give you a giant closet or extra bathroom space. And you save on heating cost.
I believe the tankless W/H are gas fired. so you would need propane or a gas supply from the street

J'aimerais exprimer 2 petits bémols, de 1 on a pas vu le loft dans son entièreté avec les compartiments de rangement et de 2, j'aurais plus vu le rail de vêtements dans la grosse armoire en hauteur plutôt que la petite :)

i would design it as a main floor murphy bed for more multi functional room.
But then you’d lose the storage under the bed. Everything’s a trade-off. 🙂

I really love the Magnolia's design. I'm just trying to figure out how I might fit an office area & living room on the main floor. The loft could be a combo storage + sleeping area for guests… or the guests could sleep on a pull-out in the living/office area.
Wondering about bed installation- it would be great if it could be repositioned/not completely fixed in place so while there is only one occupant, it could be against a wall & you would have a larger moveable space. Important though that there's the option to make it accessible from both sides eventually too.
I think if you prefer non-fixed furniture, you can tell them when you're placing your order.
In this particular trailer, the cupboards on both sides are attached to the wall, so if you moved the bed, the shelves would be in the way.
for me you could defintly make this unit for gamers and have it so they have a decent size media centre and can fit a good size tv in the living space also a sofa that can come down from the roof would also create more space for maybe a small fold out dinning table and for vr lovers like me it would give me a big play space for virtual reality i do think that a pull down murphy style bed in the bedroom might also create additional space and make the bedroom less cramped

A beautiful tiny house as usual. I think I asked you all about this before but i will ask again. I want a tiny house with a push-out section in the bedroom as well as the living room. Can this be done? Also I would love a loft to be used as a closet as well as access to the roof for a small deck. Can this be done?

Salut JP, Très beau modèle. Avez-vous pensé à élever le plancher de la cuisine de 6 pcs pour ensuite mettre des tiroirs pleine grandeur en dessous.
Selon moi, c'est votre meilleur produit fini à date! Tellement ''su'a coche'' la gang, ce sont les plus belles tiny houses que j'ai vu, et faites chez nous à Québec! La chambre au RDC, c'est oui! Un modèle sans loft serait malade! Je pense traverser le pont de l'Île pour essayer de vous convaincre de faire des modèles plus grands et pas sur roues :)
