  • Here's a step by step on how to remove the entire blower motor housing from s 2012 BMW 550i GT. This will also show you how to get to the voltage regulator, replace (or repair) the cover, and swap out the blower motor. If you need to clean debris from the housing, this video will show you how to get to it.
    Tools Used:
    Flathead Screwdriver
    1/4 and ⅜ Ratchet
    10 mm Socket
    15 mm Socket
    T25 Torx Drive Bit Socket
    T15 Torx Drive Bit Socket
    Ratchet Extension Bar
    Universal Swivel Adapter Socket
    Broom Handle
    Drywall Sanding Screen (for cheap repair)

    It's even easier on a right hand drive car too. You don't have that first case filled with electrics on top, and the unit has more room so just lifts straight out with no fuss.

    Just found this video, after I replaced the fan over the weekend. I have to replace the resistor as well and was told it was under the dash.... didn't even notice it was attached to the blower housing when I had it out... Doh!!!
    Now to take it apart again, but I feel I can get it done in 30 minutes this time.

    Thanks for the video! I just replaced my blower motor ($45 for motor on Amazon plus $11 for torx bits I didn't have) for around $60 and a little over one hour of my time. Fan working again just in time for hot/humid Chicago weather. Great feeling knowing I saved myself the $800 my independent shop quoted me. Dealership would have been $1000+. Thanks again for making the video!

    Thanks for the informative DIY! My stealership wanted over $560 just to replace the blower cover that holds the sponge screen. I bought the replacement part, cover and screen for under $50. Next I will tackle an outer CV boot replacement that costs about $150 for parts and tools. The stealership wanted over $1750 for a CV boot replacement. WTF!

    Front vents werent working at all and this fixed the issue. Saved over 1000$ also it fixed my AC issue. DIY took about an hour but was well worth it

    Long discussions with the dealer, resulted in replacing the fan myself. Despite the high tech but it was so obvious there was something wrong with the fan only!!! Very good job!

    This was really helpful. You did a great job explaining the process real simple and as you said, you don’t need to worry. I just changed the motor for around €130,- and I hope that will be all. I have some doubts if the resistor also needs replacing, but I will post it here if so.

    Yes my car was doing the exact same thing!!! BMW told me they would charge me 2000 to fix it. I followed the video and total cost was 175. The only thing different was I used a vacuum filter on my hvac cover and some glue. Everything works wonderful thanks guys !!!

    I just changed my cabin filter a few weeks ago, today I saw smoke coming from vents. I turned off heat and it stopped. I thought I fixed the issue but smoke came on again. Got to be the motor. This looks pretty doable if I did the cabin filter which was way more complex since it was under the glove compartment. Hope it isn't the valve cover gasket but I'll be trouble shooting soon. Thanks for the video, this will save me money as opposed to going to a mechanic...

    Thanks for the video. I had the same problem with my 2014 530D. I didn't even bother to open the power box on the top and got it done in less than an hour. I have a different Air box though where the power connector is on the top rather than on the bottom.

    I did a post mortem tear down of my F10 blower after I replaced it from the same issues. Turns out the blower motor uses brushes and they simply wore down to nothing. The motor itself was fine except for the worn brushes. I used ISTA and manually turned on the blower with the housing out of the vehicle and could see arcing where what was left of the brushes were barely making intermittent contact. It was a tough problem to track down and I couldn't believe that was the root cause.

    Hey thanks so much for posting this, you guys did a great job explaining the process! I had the same problems with my 2015 535i GT where the AC fan was dropping in and out with a fluttering sound. I followed the steps word for word and had no problem changing out the blower motor and final stage resister, which saved me a ton of money compared to the dealer quote. I even had the same problem with the cover filter, where the black mesh was all crumbled and half missing. I scraped it all out and cut out a 4 by 11 inch piece of a window screen to replace it. The only difference was I used metal clips to hold it in place instead of a hot glue gun. Thanks for the idea! Again, nice video that was extremely helpful.

      I to just got the shock of my life at the dealership when I was told how much it was going to be to replace blower motor and the resistor. I am somewhat mechanically inclined but it's been decades so on a scale from 5 to 10 how hard is this to do.

    Last month i did clean the blow motor fan. And get in the blow motor box and finished. But 3 piece bolt left. I did lock up the bolt every bolt hole. Suddenly my head is dizzy. But blow motor operate is well good. So i will find the empty hole and lock up the bolt next time. haha.. Thank you for your video.

      Thanks! I assumed the motor cutting in and out (and in various speeds) was a faulty regulator. I replaced just the regulator and the problem persisted. I replaced the motor and all was well again. Since you can't be certain, it's best to replace both at the same time. Good luck!

      Probably. My blower - before he finally gave up - used to kick in at full speed just to stop Working after 5 to 10 seconds. Then after 5-10 minutes he started the same routine again. Probably motor but could be regulator as well.
      Last year it was the height regulator which was defect. The year before it was the trunk switch which crapped out on me..what a horrible engineering.

    Thanks for sharing the video! Great so see that you got it fix. I have F07 2013 model and while scanning all modules for errors, I got two faulty codes 8011A0 and 8011A6 (Stratifying-flap motors front right and rear right blockage detected). Do you know where are these motors located?

    Thanks for publishing the video. Can you help with some questions (1) some other videos show the person having some trouble getting the connector off the O2 sensor. Is there some trick to getting that off, (2). You mentioned that the motor had some glue on the bottom. How did you get the glue lose? Thanks again

      I’m not sure what you mean by “O2 sensor.” There are three connectors that you have to unplug, but they aren’t much trouble. The glue was just a dab at the bottom of the blower motor that you might not even notice when you separate it from the plastic assembly. Good luck!

      The resistor is attached to the blower motor housing. It’s the rectangular metallic part on the bottom that I pointed out when the housing first came out. Good luck!

    I have a 2012 528i experiencing the same type issues. I have purchased the HVAC Blower Motor Control Module because fan was working only on "maximum" air conditioning setting. Now it does not come on at all. BMW place says you need to replace Blower Motor at same time. First question, will my 2012 528i be configured similarly to this vehicle. Second, was this control module attached to the fan motor housing? 3rd, does it make sense to assume that the fan motor is bad and replace it at the same time? Thank you.

      Ross Powell it should be very similar. The control module is on the bottom and it makes perfect sense to replace both the regulator and the motor together. The reason this video exists is because I didn’t do both at the same time!

      pretty much the same. except the two torx towards the firewall is more pain in the butt on the F10. you have to pop the firewall cover up to have enough room to fit a small 1/4 inch drive with a t25. at least that was my case doing it at night with a flash light on the driveway to get ONE leaf out of the fan housing and replace the garbage foam filter with just DIY screen.

    Mine starting making a humming sound. I’m hoping it’s debris because it works perfectly fine. curious is that’s something you noticed before it went bad.

      The humming sound is 99% the disintegrated filter and/or leaves. I had just one small leaf that made it sound like we were driving a lawn mower! The other components didn’t make any noises before the motor started cutting in and out. Good luck!

    Hi, I had the same issue and after changing the blowing motor and regulator it was working for 1 day and then stopped working again… Any idea why it stopped working? I’ve checked all the fuses and all looks good…

      I think you should check the fuses first to be safe, but the most likely reason is a faulty part. I would return both parts and try again if the fuses check out. Check all the wiring while you're at it and see if there's any signs of physical or water damage that could cause a short. Good luck!

    and on mine fault is-801207 blower output stage: open circuit detected in load circuit
    and found the blower carbon got melted, whether to replace only the blower or should along with the resistor unit?

      The best practice is to replace both, but you could get lucky for a while!

      I think you’re referring to the filter that is part of the housing. “BMW Housing Cover With Coarse Filter - Genuine BMW 64119216222”

    Hey Derek, great vid! I tried today to take mine out, but the green tube stuck to the blower cluster would not release off the unit. Is there a trick to that as I don't want to tear it off? It pulls with the unit when trying to take it out. Any help would be appreciated!! Thank you!

      Thanks! I'm not sure what you mean by "green tube," but if it's the plug with the tab on it it that plugs into the voltage regulator, you should just be able to squeeze and pull it straight out. They can be pretty stiff and stubborn. Good luck!

      @@dmascarin Hi Derek. Many thanks for replying. I think the ‘hose’ is probably supposed to just slide off when you lift the blower unit out, but mine’s stuck on. I’ve been able to unclip all the leads, so just the rectangular rubber tube/hose at the bottom that I can’t free. I assume the blower slides back onto to hose housing when putting it back in? Thanks again.

      1. Glad this helped! 2. In my experience, the motor either works or it doesn’t (it can work intermittently). I always recommend replacing the motor and regulator as cheap insurance.

    Hi
    I have 2011 520d F10 in the UK
    My air comes on full for a few seconds no matter what the speed setting is and then cuts off.
    Its then off for a few minutes and then comes on full power again for few seconds and keeps doimg this cycle
    I've tried different temperature, different active vents and turning off air conditioning button but same problem.
    Does that sound like the problem you had?

      Exactly. Best to replace the motor and regulator at the same time. In my case, it was the motor that was the culprit (because I replaced the regulator first and the problem persisted).

    I'm looking for some assistance with what I think is a simple issue, but I can't figure it out.
    First let me say I am not mechanically inclined.
    I work in IT. Desktop computers and Server I can handle. But I have always be careful not to mess with the internals of cars I own because I didn't want to take a chance of messing something up.
    But I just could not see paying $700 or better to replace a $40 part.
    So I thought this would be the one time I did it myself.
    With that being said, here is my issue.
    I have a 2012 BMW 740i
    While driving home a few weeks ago my AC in the front stopped blowing.
    The rear passenger blower still worked, but did not blow cold air.
    After doing some research I determined the problem was the blower motor.
    I ordered a new one from Amazon and it came in the other day.
    I followed the directions on a your video to change it out.
    All seemed to go well with the exception I accidentally touched the live plug in the fuse box to a metal support bar and it sparked.
    I then taped the plug with some electrical tape, and uninstalled the metal support bar so it would be out of the way.
    I was then able to continue following the video to remove and replace the blower motor.
    I then put everything back together, but when I try to start the car it cranks but will not start.
    The fan now works and blows but the car will not start. All of the electrical items come on, but I get and error message saying "Drivetrain Malfunction"
    I borrowed a Zurich ZR11 OBD2 scanner. I connected it and get the following errors -
    1. P13E4 "Ignition and Injector relay switching delay"
    2. P13E3 "Ignition and injector relay not energized"
    3. P10A5 " Injectors Initialization Error Group 1"
    4. P10A8 " Injectors Initialization Error Group 2"
    Any assistance to get my baby back on the road would be greatly appreciated.

      It seems you blew the injector relay with the spark. It is probably near where you were working, but you should Google “2012 BMW 740i injector relay diagram” and verify its location.       I would get a scanner and see what codes you have. There are a lot of ways a car won’t start.

    Hey bud. I’m a single dad and have work and gotta get my son to school every morning. I can’t believe it just did this but I forgot to plug in that back plug when putting everything back in. So like a dope I didn’t disconnect the battery again and when I was putting the battery wire back on under that bolt by the main wires, it touched the metal bar with the big bolts I took out in the beginning. Now my blower works but I have a drivetrain error and car won’t start. Any idea what happened? I checked a ton of fuses thinking it’s something stupid. Engine pops but won’t roll over and warning says car won’t start dude to drivetrain. This is all from one wire touching metal. I’m sick over this. Anyone know wth I just did? Fixed the blower but instead of foggy windows now I have no car. This video is perfect. I disconnected battery at first but knew it was a quick plug and got cocky. Now I’m screwed. Any help would be greatly appreciated. Thank you twice over.

    I will never ever buy another BMW again, or any European car for that matter! I have a 2010 BMW 535i. It seems like I've spent more time and money fixing it than I have actually driving it. In my opinion the Beamer is over-engineered and lot of things about it are more complicated then they need to be. IE, the retractable cup holders that come out of the dashboard. I get the space-saving concept. However, when you actually place a cup in the holder, the cup is directly blocking the A/C vents. Really?😠 Now I truly understand why they don't hold value. Even radiator fluid for this car is $35 a gallon😑. I will say to BMW's credit that they are very fast and fun to drive when everything is actually working.

      Wait until your injectors start failing. 1 fails at some time but you have to renew all.
