Hello Omeng. Actually nabanggit ko. 😊 Under "buildable area" or basta may "floor". So, bale lahat ng buildable area ay technically kasama. Ang mga unit cost na binibigay namin ay assumed cost lang. Ito ay nakukuha namin after namin maitayo ang isang bahay. Sa aming experience... May average cost na lumalabas ito nga yung mga 25k per sqm na cost base yan sa standard finishes na preferred namin. Ito ay iregardless of the garage, high ceiling, balcony, etc. Basta kinuha namin ang total cost and divide it into the actual floor area of the house. The best way pa din is to have your house designed in detail by your architect and then have it estimated by the contractor. Para mas-accurate ang cost.

Hello Edon, Because the unit cost per sqm is computed after the project has been completed. For the actual construction cost... You need to have the complete designs and details by the Architect to be able to have it estimated properly. That's how we got our unit costs... It is after the project has been completed. 😊 So for example... We had a project that cost this amount and the floor of the house was this size... Regardless of the high ceiling, or open garage... We computed it as per the actual built area... Like what I said on the video... The unit cost is just an estimated cost... In other words, "tantsahan" lang... Masmainam pa din na magpa-quotation ng base sa detailed drawings nila Architect. Pagkatapos ka mabigyan ng quotation... Dun mo i-divide sa floor area... At yun ang unit cost ng project mo. 😊

Roofdeck is also part of the taxable floor area? 3. Hello @macneo1, thank you for appreciating the video. Here are the answers to your questions: 1. Yes. It is included in the floor area. 2. Yes, as well. Roof decks are considered as another floor. It also carries the usual structural load a usual floor has. 3. The awnings are considered as windows or its function is an access to ventilation so it's included in the floor area of the existing floor already. 😊
@@KarloMarko Thanks again Architect. Very helpful. Regarding the RCC awning, These are outside the windows and doors. Usually the size is just a few centimeters wider than the window or door and about 50cm deep. For bungalows, these awnings are just between the top of the window/door and the eaves. For 2-storey townhouse with firewalls on both sides, I guess it would be better to have a front balcony instead of the awning, and extend the second floor at the back to shield the service area at the back of the house from sun and rain, therefore no awning is needed. The second floor windows and balcony door are shielded by the eaves. I'll just make the eaves wider or deeper, and the front and back eaves vents' length from firewall to firewall.

Hi Khloe, If it's a buildable area it has cost, it has a price. 😊 The unit costs maybe different per part or per area. Even if it's an open space, the workers still need tools and materials to build the ceiling, the walls, etc.

Hello Nexthome, 🙂 Kung tama po ang intindi ko... Ang tanong niyo ay kung ano ang Floor Area at ano ang Lot Area? The floor area of the house is the built or the constructed floor area. Yung mismong na-construct na bahay. Iba yung Lot Area. Ang "Lot Area" ay ang tinatayuan na lupa ng bahay or just the lote o yung lupa lang mismo. Kapag kino-compute po ang construction, ito po ay kino-compute gamit ang Floor Area ng bahay. Halimbawa po: 30sqm ang ground floor tapos 30sqm din po ang 2nd floor... ang total floor area po will be 60sqm. Yung total na 60sqm ay ang Built Floor Area ng bahay po mismo o ng mismong structure. Ang "improved" area naman po ay yung mismong area na pinagawa niyo, so i-aassume ko po na ito din po ang built floor area. 🙂 Sana po tama ang intindi ko sa tanong niyo.

Hello Cezar, Masmatigas actually ang Quartz kesa sa Granite so masmatibay ito kesa dito. Considered indestructable na halos si Quartz and hindi siya porous tulad ng Granite. Pero pwede siyang ma-damage ng "heat" or anything na sobrang init na ipapatong mo sa ibabaw niya. Si Granite namangm madaming options when it comes to color and shade... and it can be placed outdoors.

Hello po BlackHunter4600 Sa building permit documents kasama po yan sa drawing and documents base sa plano ni Architect Sa setback rules, kung pasok at pasado sa bldg code pero hindi naman po sya enclosed at hindi parang kwarto na sarado ang mga pader at saradong bubong wala pong problema jan. Kahit bubong po pwede ng lagyan basta hindi enclosed na parang kwarto talaga. Kung sakaling enclosed ang garahe na parang kwarto kelangan firewall na po yan at mahigpit na susunod sa bldg code rules kasama ang pader, bubong at firewall standards. Ang firewall po ay kailangan kung nakasagad ito sa property line o less than 2 meters from the property line sa side. Pachecheck niyo po ito sa titolo o TCT ng lupa or pwede nyo din po icheck sa cityhall na sakop ang lote para sa complete requirements. Sa construction naman kasama po yan sa costing o presyo ng construction.

Need to follow its exact shape, as per TCT. For the videos I only use the simple shapes (square and rectangle) for easy explanation. But some lots are not of simple shapes. 😊
How about pathways to garden or backyard? Kasi arguable kung floor area literally if it's only gravel on top of soil, haha. But in my case, it was paved already before and I just renovated it to become a garden pathway with gravel and concrete slabs. So I guess part na rin ng floor area dun. I guess sagad ko na pala un lot ko kasi I built on virtually everything. Even yung dating garden I had it paved and tiles for family functions, and naiwan na lang un tree.
Technically, all buildable floor areas are included (buildable with a structure). Each area may vary in unit cost per sqm. That's why these are just guides to the possible prices your project may incur. It doesn't necessarily mean that it will be the actual price. Construction is a very tedious and at the same time delicate process wherein actual prices are actually better computed after and not before. 😊 But with experience and repetition it somehow became standard... Or somewhat of standard. The prices I mentioned here were the prices I got after each project. To get a more accurate price, you need a complete and detailed design to be estimted. 😊 For the garden, if it was paved it may cost less than the unit cost of building a new structure. Not unless you prefer high end materials... Which is all upon the client's preference as well. 😊

Hello Joseph... Need mo ito ipa-inspection sa structural engineer. Usually ang mga bungalow or kahit 2 storey ay di mashadong kailangan ng malalim na foundation... Pero dahil 3 storey yan... Mas critical ang foundation nya. Pero don't worry. May solution naman jan. 😊 Either patitibayan ang mga existing foundations or gagawan nila Engineer yan ng additional supports para masatisfy ang requirement sa Structural Code of the Philippines. Ang tip ko palagi jan ay wag isaalang-alang ang tibay ng bahay over savings. Lalo dito sa Pilipinas na panay ang malalakas na bagyo at lindol. I hope this gets settled soon. 👍

Just wondering, hindi ba dapat mas mura ang per sq.m ng 2nd floor and up dahil ang roof na suppose to be for the ground floor eh nilipat na lang sa 2nd floor? like for example, 1) make 2 separate bungalow house with 40sq.m floor area and 2) make a single two storey house with 80sq.m floor area, which one would cost more. On a simple logic po at sa ordinaryong tao gaya q, di ba mas magiging mahal ang 2 separate bungalow house dahil you will spend money for two separate roofing not like on the two storey house?
Hello Rustan, This is a good question. 👍 I will try to answer this as short as possible kasi this is actually a detailed topic na mahirap i-discuss briefly. Actually, the logic of the "per square meter" cost is in other words the "average" cost of the construction project. Pag sinabing "average" it can either be MORE or LESS than the actual cost kaya we CANNOT ASSUME the cost of any project to be accurate by just stating the "per square meter" cost. I always advise people to have your house designed in DETAIL (or in technical detail) para yun ang gamitin na basehan sa construction cost. That is the correct procedure. Kasi paano ka mag-aassume ng cost kung walang sinusundan o pinagbabasehan na detailed design na gawa nila Architect together with the Engineers? When I say detailed design this is not the photos you get in Pinterest or Instagram. These are "technical drawings' which are usually in blueprints which architects and engineers provide in their design service. For us professionals, kinukuha lang namin ang average per square meter cost AFTER maitayo ang project bilang basehan sa future projects. This will serve as a basis kung magkano ang "posibleng" cost of construction ng mga similar projects. Pero again, it is not the ACTUAL cost. So again, do not rely on the "per square meter" cost alone. Huwag asahan na tama ito o exacto ito. Kasi ito ay pawang "IDEA" lang sa "POSIBLENG" maging halaga ng inyong bahay base sa design nito kapag ito ay ipapagawa na sa construction. Sana ito ay nakatulong. 🙂

All buildable floor areas should be considered po. Although some floors may vary in price. Like the the roof deck a balcony. Pero all will be computed. 😊

Meron po kase ako nakuhang preselling unit and may car port sya pero hindi po sya balcony, that's why I'm not sure po if kasali na ba yun doon sa nkalagay na total floor area ng bahay sa plan or yun lang mismong loob nun ang computed floor area. Thanks po.

Actually the unit cost we use are the construction costs we get AFTER the construction which is based from our previous completed projects. Regardless of high ceiling, or garage area... Because the proper way of getting a detailed quotation is if you have a detailed design (from your architect) to base it with. Kapag walang design na pinagbabasehan... Estimated cost lang lahat ng yan. In other words "tantsahan" ...hehehe. 😊

Technically ang kasama lang dun ay yung floor area ng walls.. The area na open is not considered pero may cost pa din ang pagpapatayo ng extended walls for the high ceiling and also yung equipment na kailangan para ma-finish ang high ceiling so konti lang talaga ang natitipid mo sa high ceiling area. 😊 - by experience.

Hello Raymart, On the construction side... the garage is part of the constructed area... Not unless it is of plain soil. 😊 So it depends on how you look at it. Pero I suggest you include it sa costs. Kasi it still needs budget to fix. It may not be the same unit cost as main building or the structure of the house. But it is still part of the buildable floor area.

Hello Mark Paragas. Kung L-shape yan ibig sabihin kinabibilangan yan ng dalawang rectangle na shape. So kunin mo ang floor area ng magkahiwalay na rectangle at i-add mo. Yun ang total floor area ng L-shape na bahay. 👍😊

Hello Rhaida, Ang computation po is by floor. So kung may floor, na 150sqm sa baba and floor na 150sqm sa taas... 300sqm po yun total. Ganun po ang pag-compute. Kung ang garahe niyo po ay may itatayo din na floor... kasama din po ito sa computation, pero maaaring iba ang unit cost nito compared sa mga areas na may complete walls, ceiling or roofing. 🙂

Actually nabanggit ko. 😊 Under "buildable area" or basta may "floor". So, bale lahat ng buildable area ay technically kasama.
Ang mga unit cost na binibigay namin ay assumed cost lang. Ito ay nakukuha namin after namin maitayo ang isang bahay. Sa aming experience... May average cost na lumalabas ito nga yung mga 25k per sqm na cost base yan sa standard finishes na preferred namin. Ito ay iregardless of the garage, high ceiling, balcony, etc. Basta kinuha namin ang total cost and divide it into the actual floor area of the house.
The best way pa din is to have your house designed in detail by your architect and then have it estimated by the contractor. Para mas-accurate ang cost.

Because the unit cost per sqm is computed after the project has been completed. For the actual construction cost... You need to have the complete designs and details by the Architect to be able to have it estimated properly.
That's how we got our unit costs... It is after the project has been completed. 😊
So for example... We had a project that cost this amount and the floor of the house was this size... Regardless of the high ceiling, or open garage... We computed it as per the actual built area...
Like what I said on the video... The unit cost is just an estimated cost... In other words, "tantsahan" lang... Masmainam pa din na magpa-quotation ng base sa detailed drawings nila Architect. Pagkatapos ka mabigyan ng quotation... Dun mo i-divide sa floor area... At yun ang unit cost ng project mo. 😊

1. Balcony is part of the taxable floor area, right?
2. Roofdeck is also part of the taxable floor area?
3. If I extend the RCC awnings of the ground floor windows and doors, from firewall to firewall, will this be considered a balcony (without railings) and then be part of the taxable area? The house is like a typical townhouse with firewalls on both sides.

1. Yes. It is included in the floor area.
2. Yes, as well. Roof decks are considered as another floor. It also carries the usual structural load a usual floor has.
3. The awnings are considered as windows or its function is an access to ventilation so it's included in the floor area of the existing floor already. 😊
@@KarloMarko Thanks again Architect. Very helpful. Regarding the RCC awning, These are outside the windows and doors. Usually the size is just a few centimeters wider than the window or door and about 50cm deep. For bungalows, these awnings are just between the top of the window/door and the eaves. For 2-storey townhouse with firewalls on both sides, I guess it would be better to have a front balcony instead of the awning, and extend the second floor at the back to shield the service area at the back of the house from sun and rain, therefore no awning is needed. The second floor windows and balcony door are shielded by the eaves. I'll just make the eaves wider or deeper, and the front and back eaves vents' length from firewall to firewall.

If it's a buildable area it has cost, it has a price. 😊 The unit costs maybe different per part or per area. Even if it's an open space, the workers still need tools and materials to build the ceiling, the walls, etc.

🙂 Kung tama po ang intindi ko... Ang tanong niyo ay kung ano ang Floor Area at ano ang Lot Area?
The floor area of the house is the built or the constructed floor area. Yung mismong na-construct na bahay. Iba yung Lot Area. Ang "Lot Area" ay ang tinatayuan na lupa ng bahay or just the lote o yung lupa lang mismo.
Kapag kino-compute po ang construction, ito po ay kino-compute gamit ang Floor Area ng bahay. Halimbawa po: 30sqm ang ground floor tapos 30sqm din po ang 2nd floor... ang total floor area po will be 60sqm. Yung total na 60sqm ay ang Built Floor Area ng bahay po mismo o ng mismong structure.
Ang "improved" area naman po ay yung mismong area na pinagawa niyo, so i-aassume ko po na ito din po ang built floor area. 🙂

Masmatigas actually ang Quartz kesa sa Granite so masmatibay ito kesa dito. Considered indestructable na halos si Quartz and hindi siya porous tulad ng Granite. Pero pwede siyang ma-damage ng "heat" or anything na sobrang init na ipapatong mo sa ibabaw niya. Si Granite namangm madaming options when it comes to color and shade... and it can be placed outdoors.

Sa building permit documents kasama po yan sa drawing and documents base sa plano ni Architect
Sa setback rules, kung pasok at pasado sa bldg code pero hindi naman po sya enclosed at hindi parang kwarto na sarado ang mga pader at saradong bubong wala pong problema jan. Kahit bubong po pwede ng lagyan basta hindi enclosed na parang kwarto talaga. Kung sakaling enclosed ang garahe na parang kwarto kelangan firewall na po yan at mahigpit na susunod sa bldg code rules kasama ang pader, bubong at firewall standards.
Ang firewall po ay kailangan kung nakasagad ito sa property line o less than 2 meters from the property line sa side. Pachecheck niyo po ito sa titolo o TCT ng lupa or pwede nyo din po icheck sa cityhall na sakop ang lote para sa complete requirements.
Sa construction naman kasama po yan sa costing o presyo ng construction.

So, tulad ng sabi ko sa mga videos... it is not the actual cost. Pero pwede mo siyang gamitin pang-tantsa ng possible construction cost ng buong bahay na gusto mong ipagawa. 🙂

Need to follow its exact shape, as per TCT. For the videos I only use the simple shapes (square and rectangle) for easy explanation. But some lots are not of simple shapes. 😊
How about pathways to garden or backyard? Kasi arguable kung floor area literally if it's only gravel on top of soil, haha. But in my case, it was paved already before and I just renovated it to become a garden pathway with gravel and concrete slabs. So I guess part na rin ng floor area dun. I guess sagad ko na pala un lot ko kasi I built on virtually everything. Even yung dating garden I had it paved and tiles for family functions, and naiwan na lang un tree.
Technically, all buildable floor areas are included (buildable with a structure). Each area may vary in unit cost per sqm. That's why these are just guides to the possible prices your project may incur. It doesn't necessarily mean that it will be the actual price.
Construction is a very tedious and at the same time delicate process wherein actual prices are actually better computed after and not before. 😊 But with experience and repetition it somehow became standard... Or somewhat of standard. The prices I mentioned here were the prices I got after each project. To get a more accurate price, you need a complete and detailed design to be estimted. 😊
For the garden, if it was paved it may cost less than the unit cost of building a new structure. Not unless you prefer high end materials... Which is all upon the client's preference as well. 😊
May I request minimalist/aestetic interior design for peninsula homes general trias Cavite kitchen with small nook bar. for 2nd floor one room and the other one instead of room make loft style/ mini terrace to see who is in the dining area. Thanks

Usually ang mga bungalow or kahit 2 storey ay di mashadong kailangan ng malalim na foundation... Pero dahil 3 storey yan... Mas critical ang foundation nya.
Pero don't worry. May solution naman jan. 😊 Either patitibayan ang mga existing foundations or gagawan nila Engineer yan ng additional supports para masatisfy ang requirement sa Structural Code of the Philippines.
Ang tip ko palagi jan ay wag isaalang-alang ang tibay ng bahay over savings. Lalo dito sa Pilipinas na panay ang malalakas na bagyo at lindol. I hope this gets settled soon. 👍

Just wondering, hindi ba dapat mas mura ang per sq.m ng 2nd floor and up dahil ang roof na suppose to be for the ground floor eh nilipat na lang sa 2nd floor? like for example, 1) make 2 separate bungalow house with 40sq.m floor area and 2) make a single two storey house with 80sq.m floor area, which one would cost more. On a simple logic po at sa ordinaryong tao gaya q, di ba mas magiging mahal ang 2 separate bungalow house dahil you will spend money for two separate roofing not like on the two storey house?

I will try to answer this as short as possible kasi this is actually a detailed topic na mahirap i-discuss briefly.
Actually, the logic of the "per square meter" cost is in other words the "average" cost of the construction project. Pag sinabing "average" it can either be MORE or LESS than the actual cost kaya we CANNOT ASSUME the cost of any project to be accurate by just stating the "per square meter" cost.
I always advise people to have your house designed in DETAIL (or in technical detail) para yun ang gamitin na basehan sa construction cost. That is the correct procedure. Kasi paano ka mag-aassume ng cost kung walang sinusundan o pinagbabasehan na detailed design na gawa nila Architect together with the Engineers? When I say detailed design this is not the photos you get in Pinterest or Instagram. These are "technical drawings' which are usually in blueprints which architects and engineers provide in their design service.
For us professionals, kinukuha lang namin ang average per square meter cost AFTER maitayo ang project bilang basehan sa future projects. This will serve as a basis kung magkano ang "posibleng" cost of construction ng mga similar projects. Pero again, it is not the ACTUAL cost.
So again, do not rely on the "per square meter" cost alone. Huwag asahan na tama ito o exacto ito. Kasi ito ay pawang "IDEA" lang sa "POSIBLENG" maging halaga ng inyong bahay base sa design nito kapag ito ay ipapagawa na sa construction.

If your parking area used structural members like columns and a floor slab or even the roof, yes... it may be include.
Technically, kasama lahat ng buildable areas. Actually the unit cost we use are the construction costs we get AFTER the construction which is based from our previous completed projects. Regardless of high ceiling, or garage area... Because the proper way of getting a detailed quotation is if you have a detailed design (from your architect) to base it with.
Kapag walang design na pinagbabasehan... Estimated cost lang lahat ng yan. In other words "tantsahan" ...hehehe. 😊

Try to measure it's total length and total width? Yung haba at lapad ng sinusukat mo na room o property. Sukatin mo sya gamit ang centimeters (CM) o Meters (M). Reply mo dito.

Yes. It is always better to assume all buildable areas. Kasi all have construction costs naman. But not all have the same unit cost. Depende sa maraming factors like; design, materials, finishing, etc.

Ang size or floor area ng isang house or room ay kino-compute base sa sukat ng mga pader or boundaries nito. Para malaman kung anong magkakasyang furnitures sa loob.

Technically ang kasama lang dun ay yung floor area ng walls.. The area na open is not considered pero may cost pa din ang pagpapatayo ng extended walls for the high ceiling and also yung equipment na kailangan para ma-finish ang high ceiling so konti lang talaga ang natitipid mo sa high ceiling area. 😊

On the construction side... the garage is part of the constructed area... Not unless it is of plain soil. 😊 So it depends on how you look at it. Pero I suggest you include it sa costs. Kasi it still needs budget to fix. It may not be the same unit cost as main building or the structure of the house. But it is still part of the buildable floor area.

Kung L-shape yan ibig sabihin kinabibilangan yan ng dalawang rectangle na shape. So kunin mo ang floor area ng magkahiwalay na rectangle at i-add mo. Yun ang total floor area ng L-shape na bahay. 👍😊

Thanks Arki Karlo, question we purchased a lot in one community subdivision in Sta Rosa (Solen). We have to adhere to exterior look of the house and they’re willing to lend us the blue print for a fee. So do we still have to hire an architect?

This one you need to check with the Solen Admin... Subdivisions or any controlled communities usually have certain rules and guidelines to follow apart from the national building code. 😀

Ang computation po is by floor. So kung may floor, na 150sqm sa baba and floor na 150sqm sa taas... 300sqm po yun total. Ganun po ang pag-compute. Kung ang garahe niyo po ay may itatayo din na floor... kasama din po ito sa computation, pero maaaring iba ang unit cost nito compared sa mga areas na may complete walls, ceiling or roofing. 🙂
