    Agree, workarounds is just a sneaky way that does not show good faith to the DOJ......& furthermore dual agency is still happening 😢

    I think this lawsuit ultimately is going to sting the buyer and reduce the commissions for the seller. When you pray for rain you need to deal with the mud!

    Commissions can't be negotiated in the perchance contract.

    First time I have been to your channel Mr. Gately. Thanks for bringing your expertise to YT. I clicked to view because you had a winning headline and you kept the discussion under 20 minutes. 👍There seems to be much confusion about the NAR Settlement but the way you show in the video for the buyer to request in their offer the net offer minus paying of their Realtor commission is simple and yet brilliant. Keep up the good work and look forward to your next YT video on the matter. 😇

    Great explanation, I bet this friction though would maybe eliminate many buyer agents who provide no value.

      I'm ok with that. The industry is set up for the big corporations, I own a little independent shop, the more the cookie crumbles, the more crumbs for me to scoop in to clean up.

    Making it more difficult for buyer's agents to be compensated & at the same time discouraging (just short of not allowing) dual-agent doesn't make sense. Short of eliminating BA's or miraculously BA's deciding to work for free 🙄, it will end up at the same place that it's currently at. Literally wasting time & resources to shuffle words/terms around the board.

    Stupid Agent representing his buyer doesn't pay attention to commission payout and gets $0. Opposite of what lawsuit was claiming.

    The buyer has to come out of pocket for every aspect of the transaction. The seller’s gains aren’t realized until it sells, and they do not spend a dime outside of potential repairs out of pocket, and you think it is in the best interest of the buyer to pay to pay their agent on top of EMD, inspections, appraisal, cash to close? How out of touch are you? Lol.

      The DOJ lays out a clear way the seller can pay the buyer agent under current lending guidelines. But you go along and continue to pretend that NAR didn't lose and that the DOJ doesn't exist.
