I'm ok with that. The industry is set up for the big corporations, I own a little independent shop, the more the cookie crumbles, the more crumbs for me to scoop in to clean up.
Making it more difficult for buyer's agents to be compensated & at the same time discouraging (just short of not allowing) dual-agent doesn't make sense. Short of eliminating BA's or miraculously BA's deciding to work for free 🙄, it will end up at the same place that it's currently at. Literally wasting time & resources to shuffle words/terms around the board.
The buyer has to come out of pocket for every aspect of the transaction. The seller’s gains aren’t realized until it sells, and they do not spend a dime outside of potential repairs out of pocket, and you think it is in the best interest of the buyer to pay to pay their agent on top of EMD, inspections, appraisal, cash to close? How out of touch are you? Lol.
The DOJ lays out a clear way the seller can pay the buyer agent under current lending guidelines. But you go along and continue to pretend that NAR didn't lose and that the DOJ doesn't exist.

Commissions can't be negotiated in the perchance contract.
