I've lived in Miami for ten years now and it never has been cheap lol! I could never live in Brickell, that area floods so quickly. There are so many cool apartments, thank you for sharing your tours!!

Great video, but you forgot to mention that the cost of HOA’s are high are due to the high cost of home insurance in Florida and legislation passed to require higher reserves for future condo renovations. On top of the higher price of home we have high homeowners property taxes.

These three areas have not been affordable since the early 80s. They may seem affordable looking back and comparing to today’s prices but for at least the last 40 years they have been ABOVE the median home prices compared to other areas. Today, every neighborhood in Miami is out of control.
Real estate can be quite a rollercoaster, the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate my entire $700k liquidity value to my stock portfolio or just stay 100% cash?
Would love to see part II of more affordable homes that the average income in Miami could buy with your ideas of how to renovate etc. for example, homes that are $300-500k that could be turned into a beautiful dream home (I know it’s hard to find individual houses for these prices, so condos too!)
