Before you leave a comment saying this video is stupid, read this: This is an ASMR role play. In short, ASMR is stimulated during moments of positive, personal attention (the Context) coupled with a gentle voice, touch, sound, and/or movement (the Triggers).
Context sets the stage for experiencing ASMR. You are most likely to experience ASMR when a helpful and kind person is giving you calm, focused attention. This kind person may be a clinician, teacher, hairdresser, parent, best friend, partner, or even someone you just met. The key aspects of this interaction are that you trust this person, feel safe, and they are doing something helpful or interesting.
Triggers are the specific stimuli that occur during this interaction. These triggers can be the other person’s voice, the sounds they create, their touch, or the way they move their hands. The most important aspect of these triggers is that they are gentle and non-threatening, in other words, they are speaking softly, creating low volume sounds, touching you lightly and appropriately, and moving their hands smoothly, slowly, and predictably.

Poor fella turned into a ghoul
In a way I understand why the vault tec salesman wouldn't actually know what he's selling due to the fact that as far as we know nobody knows how the vault looks like inside (besides the constevution workers but chances sre they've been placed in their own vault and are treated similarly to the bosses of vault tec as the only people capable of building (at the time im ignoring fallout 4) a vault which means tbey coudl expand their own vault and keep the heads of vault tec semi-independent from the surface. Underground cities aren't that unimaginable.
Back on topic I'm guessing the sales men were given basic description of sales pitch and few photos of the actual original vault and let them think out everything that would make the potential customer (subject) better chance of believing if the salesman thinks of something relatable that they themselves would want in such a vault.
After all who's the most idealistic if not the salesman.
(Disclaimer: this comment is to share my thoughts. To people that think that "this is obvious" then your in good state of mind for our current age of... Less than multi-angle views that we see in today's age. If you didn't think about this being a possibility... Welp now you know. And you'll sleep worse in the night knowing the unnamed hundreds of salesman that sold the worst deal of deals ever made.)
