Don’t miss this spectacular river’s edge property! This wooded 11.89 Acre parcel near Mineral Wells offers a true Texas retreat perched above the banks of one of the state’s most beloved and historic waterways. Nothing beats watching the sun rise beyond the hills of the flowing Brazos River. You can’t get any closer than this-the Brazos borders the entire western boundary of the property. Magnificent views take you back to a slower time and place. This feels like home. Even better, the nearest neighbors are across the river or through the woods-space and privacy are yours!
Located in North Texas, Palo Pinto County rivals the Texas hill country in beauty. Each year, blooming wildflowers and summer sunsets give way to vibrant fall foliage. Palo Pinto county (loosely ‘painted stick’ in Spanish) displays year-round color and breathtaking landscapes.
The native flora boasts a diverse array of tall grasses, junipers, and mesquite as well as dogwood, elm, cottonwood, and several species of oak. Gently rolling hills and large rock formations all come together to paint a brilliant masterpiece that never gets old.
This riverbank acreage abounds with wildlife! White-tailed deer, javelina, and wild turkey frequent this area for food, water, and shelter. In season, ducks and geese love this stretch of the river, too. View hunting seasons and obtain permits here.
Hard to come by, easy to get to, this pristine property sits along US Highway 180. To access the property, there’s 740 feet of road frontage along the southern border via US highway 180 and 720 feet of road frontage along the eastern border via E. Bankhead Highway. Electricity lines and poles and cleared paths run throughout the property.
The property is conveniently located just north of I-20 that traverses the great state and hits major cities like Abilene, Fort Worth, and Dallas from east to west.
Located about 6 minutes into the town of Mineral Wells, you have quick access to a general hospital, pharmacies, Walmart Supercenter, hardware store, and more. The downtown streets of Mineral Wells are lined with charming boutiques and mom-and-pop shops, colorful murals, breweries, and local eateries. You’ll also find several historic buildings and architectural wonders like the Historical Baker Hotel, ornate U.S. Post Office, and Famous Mineral Water Co. the town is named after.
About 1 mile north of the property, you’ll find Rest Yourself Ranch, a dreamy Spanish-inspired hacienda. Cedar-beam pergolas, Spanish-tile roofing, and barn doors welcome you to the Great Lodge and 22 courtyard suites beyond. This 14 Acre private ranch is nestled in the woods above a quiet bend in the river and serves as a scenic wedding venue and corporate retreat. This historic ranch is so alluring that John Wayne, Will Rogers, and Ronald Reagan all stayed at the beautiful formerly-named Seybold Guest Ranch to experience it for themselves. (This neighboring ranch could provide a relaxing stay for friends and family who come to visit.)

This is a beautiful piece of property and it has been presented in a thoughtful manner. As our culture falls apart, the land, the water and our self-reliance will become more important than ever.
Dang it's pretty!! those people know they got that land for a small fraction of what they selling it for.
Some of us moved to Texas 6 years ago and watched texas housing and land sky rocket the last 5 years. It used to be so affordable.
One day family will get some land.
Yes this is unfortunate. Only "affordable" land is desert or .00001 acre lots big enough for a tent but with HOA preventing said tents...
Where did you move from.
ok, its a splendid river front lot with an included spring water pump out well to irrigate all your water need on this property, BUT...at 200k an acre, i can find a large choice of fully built ranch with multiple dwellings, fully functional and already profitable. I acknowledge the big river value and the view, but thats a hefty price tag.
I'm in Love with this property... it's beautiful!!! ❤
I need this little piece of Heaven.
I was in a wedding at this ranch last year. Absolutely beautiful
That is so cool.
What a blessing. I would love to help any buyer obtain this land. What a fantastic job Landio has done
I enjoy that area. Been there for several occasions. But wow, the price! Enjoyed the history though. Never heard Brazos pronounced that way. 🤔
Never heard the reference of the metroplex that way. Neat property.
Oh how you touched my heart. It is beautiful. I am losing my place because I am alone at 67 and cannot pay the taxes due. Foreclosure, so this is lovely. I wish you both much joy and contentment in your future!
Cissy, where is your property?
I live a 1/2 mile West of the Brazos River 20 miles inland before it dumps into the Gulf of Mexico and I sure wish it looked like that here ! Nothing but muddy water when it's flowing water North to South , but it does green up in a drought when the saltwater makes this far up river !
So is 200,000 for the land and 2,000,000 for the sentimental and the ifs
What a well demonstrated video. Nice property.
Best video from all aspects ! Other realtors should take notes from your videos !
Thank you partner
Absolutely spectacular.
Beautiful Land
and here i thought this was about land for sale.
Nobody cares about the sellers lives. and then you tip off he is a “investor” just another word for price hiker.
Interstate frontage isn't $2.2 million, even with a river.
If you buy land close to the border you best bring safety with you
Nice, I need something!
2.2 million?!? 😧
Does it come with water rights?
Please answer Erin’s question?
I am the associated Texas agent for the property and wanted to explain the pricing: there are three (3) components 1) the land and 2) the "Take Point Infrastructure" and 3) Raw River Water Access. To expand on the video, back in the 1930's, the city of Mineral Wells installed a concrete "take point" to draw its raw water from the river. We contacted the city and were able to secure scanned copies of the engineering drawings of the original civil water works. Based on the drawings, we calculated the approximate cost of installing the concrete water pumping infrastructure today at $5MM. There are four (4) components to the take point, 1) the 63' tall river Intake Tower, the buried access conduit that runs from the river Intake Tower to the 60" diameter vertical Access Cylinder and the 180 SF concrete Control Building. To calculate the salvage value, we applied straight line depreciation to the asset and have designated $250,000.00 as the asking price value for the operational Take Point. Finally, the Brazos River Authority (BRA) regulates water pumping rights. At this writing the BRA policy grants unlimited pumping rights for ON SITE USE. Based on published costs we estimate that a fair asking price for the raw water source to be $750K. The asking price breakdown: Land $1.2MM, Take Point Infrastructure $250K, and Raw River Water Access $750K. Total $2.2MM. Thanks to LANDiO to a magnificent rendering of a rare and valuable property! @@stephenmadison3401Thanks.

LOL...Has this lot sold yet?!!
@@joningram4187 we are pleased with the response from the commercial market so far. I'll be sure to let you know when it goes under contract Mr. Ingram. Happy Day! SM
@Jon Ingram not likely lol
It an excruciating pain to have to sell the property you love the most
At over 184,000 an acre, I'm sure they'll muddle through......
cool
damn! $183000 - + per acre ............. plus famous having tornado LOL ...... cant imagine the annual property tax of this lot knowing TX is one of the highest property tax rate ...... not a wise and practical to buy this land in my own opinion
@Giselle Stewart It means it is selling for more than it has been valued by the tax assessor's office.
100 a year in taxes I'm guess way over priced
That's why it's on Landio and not listed typically. Love looking at properties, but I find there are two types of properties on here... Undesirable over priced, and desirable but extremely over priced.

@@stephenmadison3401 Do you or your clients guarantee these claims?
Have you had these structures inspected?
You're charging a heavy premium, like a magnitude more per acre then other properties. If these 2 other factors are worth far more than then land itself what condition are they in... ARE they even there? Because the only thing you have is scanned copies for 100 yr old drawings. There's a VERY good chance that there is zero serviceability to the infrastructure here. If they're worth over a million dollars, what kind of guarantee is there to the serviceability of the equipment?
I am looking for a job on this farm I want to join you
$2.2 mill
How much is the one acres
2.2 mill 🫠 Are water rights included?

2. A large farm on which a particular crop or kind of animal is raised.

@@stephenmadison3401 I don't care about your explanation! The price is waaaay too high! It's bullshit like this that's killing the American dream! See ya!
@@joningram4187 Happy trails to you buckaroo. :-)
😂❤😊😊
Beautiful little spot but this is why the commercial market is crashing and housing in on deck for the fall.
Inflated prices are pricing out TX residents in hopes of garnering NYC, CA and Chinese buyers.
Guaranteed guy paid about $3-5k for the land. Just like our Permian Basin Oilfields, west Texas farms and
North Texas land.. very few Texans could afford the sale prices and foreign investors bought our land and are exporting our raw materials.
👏👏🫡 People don't think long term. Best of luck, may it stay in the hands of an American on this 4th of July!
This property is grossly overpriced
