I’m not a new agent starting over, but I’ve been a real estate agent for 9 years and this is my first time experiencing a market like this. Business has dried up. So, in theory I’m starting over. Im completely changing the way I’ve been doing business.

Brandon, I agree with 99% of your advice except regarding affiliating with a brand. Yes, at the end of the day, a customer/client will only work with an agent if they like and trust the agent. However, the right global brand will definitely help open more opportunities to sit at the kitchen table. It will amplify everything a great agent is already doing, plus add the power of network referrals. The challenge is that most agents who are part of a brand don't leverage what the brand has to offer, and in that case, it is a waste. I am with a global brand and I can say, without hesitation, the ROI on my little 6% is exponentially greater. Just my two cents. Plainly stated, I make more off my affiliation than they do off of my 6%.
When you talked about bouncing around from one channel of lead generation to the next being a recipe for failure, I felt that in my soul! As a part time agent that’s been my first 6 months in the business. I’m going to focus on cold calling FSBOs and Expireds and stick to it! Thanks for the upload!

@@cuddledog142 fs! Had to tweak it a little bit with new and old expireds, doorknock all FSBOs, and circle prospecting and have booked appointments from each! That’s all been in the past month or so and I have 1 listing 1 pending and a bunch more in the pipeline

I try to do the team but did not work out and I am back to being solo. Also, I try to get on the top teams out there but did not let me join. Also, do open houses and help top producers hold an open house and have a small team. I did not join that team because the broker did not let me join I got rejected two times. The team I was on did not like me prospecting over the phone and did not give me the opportunity to work on my sales skills. I do not know any team out there that has outbound lead generation.
The BEST decision I ever made was joining your coaching program. I tell every agent stop wasting your money on “shiny objects” and join your coaching program. Even my broker agrees that your program is by far the best. But ppl still love their “shiny objects “ instead. Smh. Don’t get it.

My question is, how do you feel about joining a brokerage who starts you off maybe around 50-50, but has opportunities to go up in splits to/or near 100%?

i tried that, hire an assistant. The problem is how will you pay them? once they are licensed they don't need you anymore as they can earn 100% comm minus the company split. I would prefer doing everything myself and have agents working under me with a 70/30 split. (70% agent and 30% Company) That way you can still sell and if you get to much work you can hand a referral to your agents under you like 20%. Bare in mind the mandates split is on 50/50. (Listing Agent and Selling Agent) so if you get to busy and it's your listing you hand the buyer over to the other agent you get 20% of the selling agent as the referral and if it's your listing you still get your 50%. Meaning Selling agent will get 30% and you get 20% referral plus your 50% listing. Every agent has a split with the company like 70/30 so the selling agent will get his 50% minus the company split
Amazing advices! I have a question. What if one source if lead generation didn’t brought any results (we been focused on international buyers) and realized especially with new rules its not effective anymore. Does it make sense to switch to other source of lead generation? Thank you

Brand new agent in LA & the hardest part currently is finding a good team to join. 2 months with my license and I still haven’t found a team.

Great advice especially about joining a team. I’m learning how being on a team & being surrounded by like minded individuals can assist me in growing. I’m switching brokerages for the third time for this very reason

Got out of the industry a few months ago. Couldnt be happier. I didn't enjoy being a salesman or cold calling strangers (FSBOs) from Zillow.

You’re in Michigan!? I WISH I WOULD’VE KNOWN! I’m from Michigan been there my whole life but finally left a few months ago. You could’ve mentored me in person 🥺😭💯🤦🏾♀️ smh; however you’re correct! I came to Charlotte, nc back in November and I have found a team who does just WHAT YOU SAID! I thought it would be smart for me starting off in a totally different state and for me to gain more knowledge and I said I was going to leave after a year getting that many deals; and find a 100% commission brokerage.

Brandon, difficult question: Is it possible to do just as well by yourself in lieu of joining a team, even though it may be a more uphill battle when you're brand new? I really want to do this for myself, build my own business, and be my own boss.
100% possible. The question is not “if” but “will”. Everyone 100% can succeed, it’s a question of will they do what is necessary to make it happen.

I did that. Too restrictive. Listings are so much more valuable to building your business and your brand. If you focus on listings, you will also get buyers. Sellers become buyers.
