That's exactly how I would do it too. Taking advantage of the view in the living area, have a more private bedroom, and make a stunning traditional flat in the cantina for guests or rental income.

Change the kitchen to where the front door is bedroom off the kitchen and living room where the bedroom is.. Down stairs is a dream come true to me. The possibilities are endless.. I would change the lighting so the lights or use flood beams come from the floor up to the ceiling makes more light. There are light bulbs that give off daylight or soft light for evening. Keep the kitchen, expose the walls throughout.. Love this property.
i'd definitely be tempted to open up the under stair storage area and make a new stairs to the bottom floor if it was possible, then you'd have a lovely big bedroom upstairs with an ensuite (the area facing back over the front lane) perhaps primary suite downstairs and i'd turn the little room into either a single built-in bunk room or just use it as a cosy nook or office. this place has so much potential! great video, thanks for sharing dave!!
Me, too. That lower floor would become the master suite with a bathroom replacing the kitchen and a wonderful studio below. The current bedroom would be the primary living room.
Basically 2 units for under 40k?! NICE!!! Personally, i would reconfigure both kitchen and both living rooms, the upstairs bedroom and add a bathroom and a closet/storage where the 1st bed is. Couldn't see much in the 2nd unit, but that needs some work too. Pls, use the flash on your camera's phone. I actually would renovate the bottom unit and live in it, if there's a courtyard in the back off that door in the 'rubbish' room. That way my small pups could have an outdoor space to themselves. And then I'd rent out the top.

I'm Australian and we very often have the bedrooms on the bottom levels as it is cooler for sleeping and the living on the top floors to enjoy the views, I would do that with this place. Have a galley kitchen down stairs with a view and a dining terrace in this case, it would be a beautiful couples air bnb.

I would put the large wardrobe in the little bedroom, and en suite in the little alcove, just toilet and sink. On the ground floor, maybe a separate apartment. Take out the windows on the terrace, see if it can be enlarged. Expose the rock in living room, for sure on the wall where the stairs go up, and think about where else to expose the rock. That’s going to be difficult because he has to contact the buyers to get their permission and find out what they want to do, then wait until the renovations are done and come back to film. Realistically, it would take at least several months. This isn’t something they can be done in just a few months lol or worse, next week.
I just can't get over how cheap the homes are there compared to Canada or the US it be a nice place for 2 guys to live comfortably I make the master on the main floor have a home office upstairs but the space underneath is huge too morning coffee on that incosed balcony over looking the view 👌
Turn the cellar in the back into the a eat in gally kitchen and the existing kitchen into a northern bathroom . And the front room can be a licing/ bedroom with a Murphy bed. Then you could rent it out or live in it and rent out the house.
The exterior area is adorable...I can imagine lots of potted plants and greenery. In the main part, I would keep the walls white and because the floors are not a 'must keep' old pattern I would tile with a beautiful, bright cheery pattern with minimal decor on the walls. The downstairs area I would have all the stone and blocks exposed and sealed and dramatic lighting and use as a rental. The part you were not sure if it's been legally enclosed, former terrace, I would insulate it and make into a bedroom/wintergarden, and change the tiny bedroom in front of it into a 'walk through' closet. I lived in exactly a space like that around 40 years ago in Seattle, and it was wonderful. A bed, surrounded by plants.
I would make a bigger opening between the lounge area and the kitchen and if is possible to connect the cantina to the rest of the house with a stairs.
I love all the intergrated steps and paths. Everyone gets to look at all the neigbhors potted plants and flowers. Id totally put a little bistro set out to greet neighbors in any house I owned in these cities. Not if front door and street cars drove but definitely balconies and steps. I think their oversized furniture does't show all the option you could do. Kitchn is bigger than a studio I lived in. Id expand kitchen to left, even matching up cupboards. Nothing wrong with a vintage look. Maybe unite with new counter top. Delete that long console and have maybe a drop leaf/expandable table and then a lounge, tv area at end. The entrance called a lounge Id totally make more like a library/study also coffee area. Two comfy chairs and a table and yep maybe a small tv or most use laptops too. Then there are 2 option for eating, TV, more serious work or computer work. I live in a giant one room house. We bought in retirement. I have several pairs of big muff type earphones! The understair storage could be opened or revamped for better storage, mops etc.
Yes, I would add an ensuire bathroom for sure. And...drumroll..for a retired "person or couple..I would keep those downstairs rooms as a potential "caregiver;s apartment!! so that one could have Help when and if it were needed in the future !! It would make a nice small apartment for such a person.
I would put an arch in from the bathroom to the staircase and open up that wall to start with. I would assess the levels and how the rooms are attached side by side and maybe redesign the ground floor altogether as one level with stairs going down in from the lower door by the water heater, which would be moved. If a full kitchen and dining were down there, you'd have more room on the first floor for living room/entertaining space. Using the back bedroom behind the staircase for another staircase leading down to the ground floor and open up the rest to enlarge the terrace area in the back. Larger windows/ more light. open up the wall above the stair treads leading up to the bedroom between the back bedroom to allow more light in from the terrace to the living room area that is now expanded into the current kitchen and in there put in a windows across the back, facing the views of the mountains and rooftops. It would take a bit of engineering but I think it could be done and the turn around could be huge. Currently in the ground floor a lot of wasted space and I'd put in a fold up bed on the second floor at the very least.

Could you change the downstairs bedroom into the lounge or is it to narrow? The kitchen could be in the now lounge, and the kitchen could be a bedroom …block the door to bathroom and open a new door into the bedroom for an en-suite. Upstairs, remove the wall and have a large bedroom and an en-suite including the small window. In the storage rooms you could create a one bed to rent out has a holiday let for extra money. It’s easy to see why Europeans shop for groceries nearly every day. How could they ever haul bags of groceries from car park to the home? Carts don’t handle stairs well. Those killer views are worth the inconvenience. The ground floor would be an apartment on its own. If it weren’t for the outdoor stairs necessary to get there, it could be handicapped accessible.
The neighborhood is clean, as if the town painted its walls for your visit. And it’s handsome. Beware: The wide angle lens makes the rooms appear larger than actual size.

Something odd about some of the walls. That upstairs bedroom that has the little alcove with tiled boxed half wall by the window? Whats in there? The amounth o boxed wall look large compared to stair case. If that is all inside your square footage Id think to have a structural enginner look. Thats closet or bathroom space? Thinking too that wall between where you walk in and kitchen...is it stone, structural? It just could be people did nonsense walls that are not structural or if are main beams could be left or reworked more room. Defintely the wall to left of the stair case as you are going up is empty space? But maybe also connect the other section at bottom. Put some stairs in to go down to that so its all one big house. The way it is all rooms are a little needy. Also no laundry type area or sink for planting, cleaning etc.
Where do you park your car. This is a two unit but would cost a lot of money and time to put it in order. Good price for two units for someone who is up to the work and expense. Great views. I prefer property that has a yard and place to park your car.

Like in Tuscany. If I was going to get fixed I would look for a one dollar home that they have all over the country. Some do not look like they need that much work. If you want to live like that you buy it and fix it up. I really like Sicily with the warmer climate and ocean views and hills I am watching someone now that is fixing up a one dollar home with a beautiful sea view.not requiring that much work. It has gorgeous floors and a pretty good configuration of rooms and a down stairs that could be made into an apartment. What I do not like is it is hard to get there. I like their food and bakery's too. In Sicily. I am looking at different options. I also like Portugal.but Sicily number one so far.

The downstairs area I would have all the stone and blocks exposed and sealed and dramatic lighting and use as a rental. The angles are throwing me off a bit...possibly Murphy beds so more room in the bedrooms when the beds are up.
I would keep the enclosed terrace.

The part you were not sure if it's been legally enclosed, former terrace, I would insulate it and make into a bedroom/wintergarden, and change the tiny bedroom in front of it into a 'walk through' closet. I lived in exactly a space like that around 40 years ago in Seattle, and it was wonderful. A bed, surrounded by plants.
I would make a bigger opening between the lounge area and the kitchen and if is possible to connect the cantina to the rest of the house with a stairs.

I love all the intergrated steps and paths. Everyone gets to look at all the neigbhors potted plants and flowers. Id totally put a little bistro set out to greet neighbors in any house I owned in these cities. Not if front door and street cars drove but definitely balconies and steps. I think their oversized furniture does't show all the option you could do. Kitchn is bigger than a studio I lived in. Id expand kitchen to left, even matching up cupboards. Nothing wrong with a vintage look. Maybe unite with new counter top. Delete that long console and have maybe a drop leaf/expandable table and then a lounge, tv area at end. The entrance called a lounge Id totally make more like a library/study also coffee area. Two comfy chairs and a table and yep maybe a small tv or most use laptops too. Then there are 2 option for eating, TV, more serious work or computer work. I live in a giant one room house. We bought in retirement. I have several pairs of big muff type earphones! The understair storage could be opened or revamped for better storage, mops etc.
Yes, I would add an ensuire bathroom for sure. And...drumroll..for a retired "person or couple..I would keep those downstairs rooms as a potential "caregiver;s apartment!! so that one could have Help when and if it were needed in the future !! It would make a nice small apartment for such a person.

I would put an arch in from the bathroom to the staircase and open up that wall to start with. I would assess the levels and how the rooms are attached side by side and maybe redesign the ground floor altogether as one level with stairs going down in from the lower door by the water heater, which would be moved. If a full kitchen and dining were down there, you'd have more room on the first floor for living room/entertaining space. Using the back bedroom behind the staircase for another staircase leading down to the ground floor and open up the rest to enlarge the terrace area in the back. Larger windows/ more light. open up the wall above the stair treads leading up to the bedroom between the back bedroom to allow more light in from the terrace to the living room area that is now expanded into the current kitchen and in there put in a windows across the back, facing the views of the mountains and rooftops. It would take a bit of engineering but I think it could be done and the turn around could be huge. Currently in the ground floor a lot of wasted space and I'd put in a fold up bed on the second floor at the very least.

Could you change the downstairs bedroom into the lounge or is it to narrow? The kitchen could be in the now lounge, and the kitchen could be a bedroom …block the door to bathroom and open a new door into the bedroom for an en-suite.
Upstairs, remove the wall and have a large bedroom and an en-suite including the small window.
In the storage rooms you could create a one bed to rent out has a holiday let for extra money. Jobs a good un Dave!

It’s easy to see why Europeans shop for groceries nearly every day. How could they ever haul bags of groceries from car park to the home? Carts don’t handle stairs well. Those killer views are worth the inconvenience. The ground floor would be an apartment on its own. If it weren’t for the outdoor stairs necessary to get there, it could be handicapped accessible.

Something odd about some of the walls. That upstairs bedroom that has the little alcove with tiled boxed half wall by the window? Whats in there? The amounth o boxed wall look large compared to stair case. If that is all inside your square footage Id think to have a structural enginner look. Thats closet or bathroom space? Thinking too that wall between where you walk in and kitchen...is it stone, structural? It just could be people did nonsense walls that are not structural or if are main beams could be left or reworked more room. Defintely the wall to left of the stair case as you are going up is empty space? But maybe also connect the other section at bottom. Put some stairs in to go down to that so its all one big house. The way it is all rooms are a little needy. Also no laundry type area or sink for planting, cleaning etc.

Where do you park your car. This is a two unit but would cost a lot of money and time to put it in order. Good price for two units for someone who is up to the work and expense. Great views. I prefer property that has a yard and place to park your car.

This channel has more expensive and run down homes. Maybe the areas he shows are more expensive. I There are plenty of places in the country to me that have a better value with some land. Like in Tuscany. If I was going to get fixed I would look for a one dollar home that they have all over the country. Some do not look like they need that much work. If you want to live like that you buy it and fix it up. I really like Sicily with the warmer climate and ocean views and hills I am watching someone now that is fixing up a one dollar home with a beautiful sea view.not requiring that much work. It has gorgeous floors and a pretty good configuration of rooms and a down stairs that could be made into an apartment. What I do not like is it is hard to get there. I like their food and bakery's too. In Sicily. I am looking at different options. I also like Portugal.but Sicily number one so far.
