@@Terrificape $4 mil for 72 acres isn't a bad offer at all. That's roughly $13.5k per quarter acre. In many small towns, quarter acre lots are going for $10-20k, so, as a package deal selling the entire 72 acres off for $4 mil without having to divy up the land or develop it, not bad. Could he get $6 mil? Maybe, if he waits a year or two, or splits up the land in sections and sells each section seperately. But, many have taken less for more, that's for sure.

I'm a small farmer in Georgia. I have fresh water running through my land and I lease my land out to a cattle farmer--for a decent profit. I lack for nothing, since I retired about three years ago-and the nice part is: I can easily put goats in the pasture, alongside his cattle and not take anything away from his profits. I have chickens, turkeys, ducks and other fowl, so I'm never in need of eggs. I also have a garden, growing my favorite vegetables so I rarely need to buy any of those either. Life is good!

Farm Credit is a real GEM. Thank you for bringing that up. We got a loan through Farm Credit when no other bank would take us. We didn't have any debt, just not enough income according to the banks. We talked with the Farm Credit representative and told them that we were responsible with our money and didn't waste it. The banks have a formula to account for your income. Potential credit card debt, car loans, etc, then comes the amount they will lend for land/home. We had none of that. Farm Credit gave us a chance. 25 year loan for our land. We paid it off in 15. We will never forget that.

Stay away from Steuben County which is northern most county in the northeast. Land is going for $12-$15k an acre. 5 yrs ago was around $5k an acre. Stupid that the common man can't afford land up here anymore.
My family settled in Indiana (first 20 families). All of their land was taken by the Bank during the Great Depression. I want to correct the deed and buy that land back. Stockdales, Wards, Conyers, and Rosentraters are all in my family lineage.
100% agree with striking agreements outside of banks and agencies. We got our land from someone with no kids to inherit it. The land had been in his family for 80 years and they didn’t want it snatched by investors. We got an acreage in a very sought after place in the mountains for a fraction of what it would have been on the market for and are paying the guy monthly until we pay off a set amount. No down payment or interest. There are more people than you think willing to strike this kind of deal!
Both my neighbors south of me are elderly and I am 3 yrs away from debt free, I'll be 51 ! I've made friends with them over the years and have talked with them about selling in the future ! The first property the house I'll salvage most and doze over and park my fish tiny home on and utilize the utilities since it already has generator and new heat pump etc. Rent that out Airbnb ! The garage is descent size for equipment , vehicles and more . The house south of that has excellent layout with drive in basement , has lots of potential and all the land south , west , and north is all farm land and east is one of the finger lakes !

Well i think, farmland prices will need to fall by at least 40% before the market normalizes. If you do not know whether to buy a house or not, it is best you seek guidance from a well-experienced advisor for proper portfolio allocation. Picked up Dark Ways to Make Money by Borlest recently, and I’ve got to say, it’s been pretty eye-opening. It talks about different ways people make money that you don’t really hear about. Some of it really made me rethink how things work when it comes to building wealth. I wasn’t expecting much at first, but it’s definitely one of those books that makes you look at things differently.

I'm an agricultural economist by training. This has been going on for about 30 years in the US Midwest. The number of farms (e.g. family farms) has dropped by about 70% in some states like Iowa, because farms have been sold and the land has been bought up by large agrifood companies or, the farms have remained in place, but are being run as grow operations in which the agricultural companies (e.g. Cargil) provide the feed and animals for the farmer to raise animals on their farm, mostly indoors. There has been a lot of consolidation, meaning that many small farms and independent firms are replaced by fewer, larger firms integrating various stages of production from supplying feed to slaughtering and distributing packaged, branded meat products. As you rightly say, many in the younger generation (some of my former classmates) did not want to go into farming, so their parents sold the farm or found a new business arrangement. Farmers like cattle farmers have very little negotiation power against large meat processors like JBL, Cargil, Smithfield and others. They struggle to make money, even though the value of their land may still be significant. So many will sell, explaining how such large wealth transfers are going to happen. The companies who acquire them, will also benefit from money provided in the US Farm Bill. The only area I see for growth in independent farmers is in organic or specialized types of production, where volumes are lower and margins are higher.
Indeed. She has some things wrong. The average farmer age is closer to 67. The huge companies have the market cornered from all the aspects. The average American is 4 generations removed from the farm, so the interest although increasing, really isn’t their. It’s very hard to make money even if you inherited to operation. I sold my businesses in the service industry( restaurant) and took over parts of my family’s land and started a farm. The only way I can compete is with small operations in a niche market… which has been good. If I were to venture into beef, I would HAVE to be vertically integrated to even hope to make it viable the packers make WAY too much. As usual it’s Mr. Government in the way.
Exactly. Maybe this video was made in good faith but the phenomenon she's hyping as "one of the biggest wealth transfers" already happened. Corporate farming had already taken over decades ago. Most farmers have already been squeezed out, a few have managed to hold on but there's not a huge abundance of opportunity like she's describing. Most people just want to get the best possible price for their land, they don't care so much about who it's going to. Wishful thinking. Not to say what she's describing isn't possible but you really have to strategize and get lucky.
you may be right, or you may be just cynical, as your training as an economist has learned you certain 'immovable' facts. those 'powerfull' corporations, will possibly just exploit the soil, untill it is completely depleted and growing food becomes more expensive than selling it (even with subsidies). so ultimately even if they get the soil, many of those corporations will go disfunct. and a great amount of that soil will be wasted on thrown away products (both meat and plants) throughout the supply chain. what she is saying is not just about opportunity, and about what will happen, but what can happen, if enough people buy, who are not willing to bend to those corporations. they even can improve the land through permaculture methods, or any scientific method of polyculture and building of biomass and sequestering co2. as climate change becomes more and more an issue, and the us is smart, they will start supporting such farms perhaps through carbon coins, as the cost of the many difficulties and disasters and their solutions will be immense and way less then supporting farmers in being sustainable and moving the whole food industry towards sustainability. so it is not just a matter of what the political and corporate culture is now, but about countering it as well. being sustainable can be a struggle, both in application and legally, but this can change. so convincing those farmers to sell to them, might be actually a good thing, and take perhaps from some the sense of guilt they would acquire by selling out to companies who do not care for the earth's ecology.

No excuse! I am 63 and got sued by my brother. Lost the main farm and managed to buy a sugar bush. Now I am starting a new as a sugar farmer in Vermont. It’s not to late.
What I forgot to include is that I’m disabled. Sometimes is hard to even walk, have had wrist replaced and it doesn’t always work. I’ve worked my whole life since 15, have also lived way up in the redwoods in a vintage trailer (had 2 of these:-), riding my mountain bike carrying supplies for miles- while working FT. It is now truly a global market now . Soy beans,corn, wheat, and some rice is exported and the price is set by the futures market and big farma ! Brazil has added millions of acres of land to production ! Prices are weather related, drought,flood, hot ,cold, the timing of the weather etc.

Alot of farmers are subdividing their farms and selling off pieces. People are buying 10 to 20 acre lots and putting a house in the middle. What once grew hay or alfalfa grows nothing, just weeds. My whole area is populated with this. Last winter I made 6 phone calls trying to find hay for my herd. It became a despirate situation. I would grow my own hay, I have the land to do it. But one reality most are unaware of is that they have to buy a tractor, that is 100,000. Dollars. And then all the implements to make hay. It is almost half a million dollars to make hay. I will make a suggestion. Don't buy raw land. Buy a place with an old trailer on it and then remove the trailer. Many people who buy raw land quickly discover they didn't count in digging a well, running power, putting in septic, the engineer for the septic, putting in a road. Alot of people invest so much and then sell it off. It ends up being the 2nd or third owner that gets it done. It may look expensive to buy a place with a trailer. But by the time you paid for all the connections etc, it works out about the same.

I inherited 1400 acres of wheat land (club, white, lewjane, barley) in eastern Washington and have leased it out. I’m the fifth generation to own it from my 3 x’s G.Grandfather who came here from German in 1870’s to homestead it. Current farmer gets 2/3 profit I get 1/3. I made $70k last year for my share. I grew up on the land I will die on that land. My ashes will be emptied on that land. I have no kids and am 50. I’m complete.

the farm i grew up working with my parents was sold to some people from beirut or some middle eastern company idk for sure but basically me and my family used to be farm hands until we moved to arizona once my dad retired and move back to mexico. the owner from what i was told handed it down to his 3 kids and couple years later they laid everyone off and sold it and im guessing split the money between them? idk how inheritance works all that well. but it sucks the turner family was always really kind to us and helped us out alot, sadly the owner chris passed away due to poor health and old age and the mother and kids just didnt want to do it anymore so they sold it. sad, i kinda still miss that farm.
First time viewer here, almost 70 and never farmed, retired orth surgeon who is trying to convince 20 year old daughter that she had better think very seriously about keeping a "side hustle," meaning a 10 acre homestead as a backup to her profession maybe as a physician assistant. Currently at NC State but she has been taking electives in poultry and soil science, and aninmal nutrition. I hope she can gravitate towards that, but it is hard work and there is a learning curve. I’m from the UK and our farmer’s livelihoods are being destroyed by the government with their rules that are designed make it impossible for any of them to make an honest wage. I have plans to set up a charity that funds and subsidises people who are looking to buy land for community living. I’m hoping to collaborate with farmers and maybe set up something like this. England is classed as overpopulated, yet 95 percent of its land mass is uninhabited woodland, farmland and fields. There is so much potential for off grid community living with much land for growing food as we head into a global food shortage. This can certainly be avoided and it’s about time many of us learned to be more dependent on ourselves and less on governments and big corporations for means of survival. With the help of the farming community this could really take off.

I love my Farmer's almanac. Some of the land I have I made the deal with the elderly couple $60,000 cash upfront but they get to live here and use the land as they see fit until that unfortunate time of their passing. So far has been an excellent arrangement.

Grew up on a family farm. Not a commercial farm, just a 160 acre farm with cows, milk cow, pigs, chickens, fruit trees, big gardens, crops, hay, a 2 acre cow pond with fish, a spring on the back 40 and plenty of it was left "natural" and I really enjoyed walking in the forest alone. 2 miles from the paved road, 18 miles to the nearest town. When we first moved there we had no running water, wood heat and cooking, 3 lights and one fuse for the entire farm. An ancient tractor that actually ran and I spent many hours on. A LOT of work but, the best time of my life. P.S. Prior to living on the farm my father was an oil exec so we had it good, living in different countries, typically in a nice, big house with maid, gardener, driver etc.. Talk about a drastic change.

Its worse here, our economy is like a flailing fish, fighting for its life. The normal state of the U.S. economy is actually very bad. Because of this it goes into convulsive spasms fighting to grow any way it can out of desperation. Tricks, gimmicks, rule changes try to stimulate the economy and prevent it from falling but they only bring temporary relief to people since, when you factor in inflation we are declining.
People believe their currency has the worth it does because they have no other option. Even in a hyperinflationary environment, individuals must continue to use their hyperinflationary currency since they likely have minimal access to other currencies or gold/silver coins.
Inflation is gradually going to become part of us and due to that fact any money you keep in cash or in a low-interest account declines in value each year. Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.

I don't really blame people who panic. Lack of information can be a big hurdle. I've been making more than $600k passively by just investing through an advisor, and I don't have to do much work. Inflation or no inflation, my finances remain secure. So I really don't blame people who panic.

Farmland is not the only area in which wealth is being transferred -- mostly to corporations or people who are already rich. More and more ordinary folks are operating on the financial edge. When the next downturn comes (and it promises to be a doozy), foreclosures will increase dramatically and large organizations are ready to snap those houses up and turn them into rentals. Remember: "You will own nothing ...".
Individuals who plan long term will also benefit from the downturn. You have to be smart and strategic when you spend money. Most people are not disciplined enough and play the victim as a result of their own personal choices

In my area, farmland is being turned into warehouses. The (retired) farmer down the street from our warehouse recently sold his land for $1M an acre. He was previously spreading sewage sludge on it... Yes, $1M per acre for land covered in "biosolids".

@@Terrificape $4 mil for 72 acres isn't a bad offer at all. That's roughly $13.5k per quarter acre. In many small towns, quarter acre lots are going for $10-20k, so, as a package deal selling the entire 72 acres off for $4 mil without having to divy up the land or develop it, not bad. Could he get $6 mil? Maybe, if he waits a year or two, or splits up the land in sections and sells each section seperately. But, many have taken less for more, that's for sure.

I'm a small farmer in Georgia. I have fresh water running through my land and I lease my land out to a cattle farmer--for a decent profit. I lack for nothing, since I retired about three years ago-and the nice part is: I can easily put goats in the pasture, alongside his cattle and not take anything away from his profits. I have chickens, turkeys, ducks and other fowl, so I'm never in need of eggs. I also have a garden, growing my favorite vegetables so I rarely need to buy any of those either.

Farm Credit is a real GEM. Thank you for bringing that up. We got a loan through Farm Credit when no other bank would take us. We didn't have any debt, just not enough income according to the banks. We talked with the Farm Credit representative and told them that we were responsible with our money and didn't waste it. The banks have a formula to account for your income. Potential credit card debt, car loans, etc, then comes the amount they will lend for land/home. We had none of that. Farm Credit gave us a chance. 25 year loan for our land. We paid it off in 15. We will never forget that.

It's been three years since I moved out to the countryside, and while inflation has made it tough to keep up the lifestyle I was used to, especially when I was living in the city. Stay away from Steuben County which is northern most county in the northeast. Land is going for $12-$15k an acre. 5 yrs ago was around $5k an acre. Stupid that the common man can't afford land up here anymore.
My family settled in Indiana (first 20 families). All of their land was taken by the Bank during the Great Depression. I want to correct the deed and buy that land back. Stockdales, Wards, Conyers, and Rosentraters are all in my family lineage.

We got our land from someone with no kids to inherit it. The land had been in his family for 80 years and they didn’t want it snatched by investors. We got an acreage in a very sought after place in the mountains for a fraction of what it would have been on the market for and are paying the guy monthly until we pay off a set amount. No down payment or interest. There are more people than you think willing to strike this kind of deal!
Both my neighbors south of me are elderly and I am 3 yrs away from debt free, I'll be 51 ! I've made friends with them over the years and have talked with them about selling in the future ! The first property the house I'll salvage most and doze over and park my fish tiny home on and utilize the utilities since it already has generator and new heat pump etc. Rent that out Airbnb ! The garage is descent size for equipment , vehicles and more . The house south of that has excellent layout with drive in basement , has lots of potential and all the land south , west , and north is all farm land and east is one of the finger lakes !

Some of it really made me rethink how things work when it comes to building wealth. I wasn’t expecting much at first, but it’s definitely one of those books that makes you look at things differently.

I'm an agricultural economist by training. This has been going on for about 30 years in the US Midwest. The number of farms (e.g. family farms) has dropped by about 70% in some states like Iowa, because farms have been sold and the land has been bought up by large agrifood companies or, the farms have remained in place, but are being run as grow operations in which the agricultural companies (e.g. Cargil) provide the feed and animals for the farmer to raise animals on their farm, mostly indoors. There has been a lot of consolidation, meaning that many small farms and independent firms are replaced by fewer, larger firms integrating various stages of production from supplying feed to slaughtering and distributing packaged, branded meat products. As you rightly say, many in the younger generation (some of my former classmates) did not want to go into farming, so their parents sold the farm or found a new business arrangement. Farmers like cattle farmers have very little negotiation power against large meat processors like JBL, Cargil, Smithfield and others. They struggle to make money, even though the value of their land may still be significant. So many will sell, explaining how such large wealth transfers are going to happen. The companies who acquire them, will also benefit from money provided in the US Farm Bill. The only area I see for growth in independent farmers is in organic or specialized types of production, where volumes are lower and margins are higher.

Indeed. She has some things wrong. The average farmer age is closer to 67. The huge companies have the market cornered from all the aspects. The average American is 4 generations removed from the farm, so the interest although increasing, really isn’t their. It’s very hard to make money even if you inherited to operation. I sold my businesses in the service industry( restaurant) and took over parts of my family’s land and started a farm. The only way I can compete is with small operations in a niche market… which has been good. If I were to venture into beef, I would HAVE to be vertically integrated to even hope to make it viable the packers make WAY too much. As usual it’s Mr. Government in the way.
Exactly. Maybe this video was made in good faith but the phenomenon she's hyping as "one of the biggest wealth transfers" already happened. Corporate farming had already taken over decades ago. Most farmers have already been squeezed out, a few have managed to hold on but there's not a huge abundance of opportunity like she's describing. Most people just want to get the best possible price for their land, they don't care so much about who it's going to. Wishful thinking. Not to say what she's describing isn't possible but you really have to strategize and get lucky.
you may be right, or you may be just cynical, as your training as an economist has learned you certain 'immovable' facts. those 'powerfull' corporations, will possibly just exploit the soil, untill it is completely depleted and growing food becomes more expensive than selling it (even with subsidies). so ultimately even if they get the soil, many of those corporations will go disfunct. and a great amount of that soil will be wasted on thrown away products (both meat and plants) throughout the supply chain.
what she is saying is not just about opportunity, and about what will happen, but what can happen, if enough people buy, who are not willing to bend to those corporations. they even can improve the land through permaculture methods, or any scientific method of polyculture and building of biomass and sequestering co2.
as climate change becomes more and more an issue, and the us is smart, they will start supporting such farms perhaps through carbon coins, as the cost of the many difficulties and disasters and their solutions will be immense and way less then supporting farmers in being sustainable and moving the whole food industry towards sustainability.
so it is not just a matter of what the political and corporate culture is now, but about countering it as well. being sustainable can be a struggle, both in application and legally, but this can change. so convincing those farmers to sell to them, might be actually a good thing, and take perhaps from some the sense of guilt they would acquire by selling out to companies who do not care for the earth's ecology.

Furthermore I love your comment about selling to everyday people instead of corporations and foreign entities. Because some of my colleagues have done this (The owners just turned 60, and I’m 41.)

No excuse! I am 63 and got sued by my brother. Lost the main farm and managed to buy a sugar bush. Now I am starting a new as a sugar farmer in Vermont. It’s not to late.
What I forgot to include is that I’m disabled. Sometimes is hard to even walk, have had wrist replaced and it doesn’t always work. I’ve worked my whole life since 15, have also lived way up in the redwoods in a vintage trailer (had 2 of these:-), riding my mountain bike carrying supplies for miles- while working FT. Trust me when I say I would if I could. God bless us all🙏🏼♥️

Today there are only two million farms. Every fifth farm is in debt. Farmers cited the reasons for their unhappiness as declining prices, decreasing purchasing power, and monopolistic practices. Many ask this question: Why are US farmers being forced to give up their land?
The answer to that is so that we the people will have to bow to the elite. The 1% are seeking power and control. We have been asleep for far too long.
It is now truly a global market now . Soy beans,corn, wheat, and some rice is exported and the price is set by the futures market and big farma ! Brazil has added millions of acres of land to production ! Prices are weather related, drought,flood, hot ,cold, the timing of the weather etc.

Alot of farmers are subdividing their farms and selling off pieces. People are buying 10 to 20 acre lots and putting a house in the middle. What once grew hay or alfalfa grows nothing, just weeds. My whole area is populated with this. Last winter I made 6 phone calls trying to find hay for my herd. It became a despirate situation. I would grow my own hay, I have the land to do it. But one reality most are unaware of is that they have to buy a tractor, that is 100,000. Dollars. And then all the implements to make hay. It is almost half a million dollars to make hay. I will make a suggestion. Don't buy raw land. Buy a place with an old trailer on it and then remove the trailer. Many people who buy raw land quickly discover they didn't count in digging a well, running power, putting in septic, the engineer for the septic, putting in a road. Alot of people invest so much and then sell it off. It ends up being the 2nd or third owner that gets it done. It may look expensive to buy a place with a trailer. But by the time you paid for all the connections etc, it works out about the same.

TY. We did that last weekend and now it's contacting the famers. This weekend we went to the local farmer's market and believe me. Bill Truck Garden will be a reality. This is so inspiring. I have ideas to do a paid internship with the local trade school to find farm hands and do something like what you describe. Do a sharecropping arrangement where interns can become part owners and there are already CSA programs locally.

I inherited 1400 acres of wheat land (club, white, lewjane, barley) in eastern Washington and have leased it out. I’m the fifth generation to own it from my 3 x’s G.Grandfather who came here from German in 1870’s to homestead it. Current farmer gets 2/3 profit I get 1/3. I made $70k last year for my share. I grew up on the land I will die on that land. My ashes will be emptied on that land. I have no kids and am 50. I’m complete.

the farm i grew up working with my parents was sold to some people from beirut or some middle eastern company idk for sure but basically me and my family used to be farm hands until we moved to arizona once my dad retired and move back to mexico. the owner from what i was told handed it down to his 3 kids and couple years later they laid everyone off and sold it and im guessing split the money between them? idk how inheritance works all that well. but it sucks the turner family was always really kind to us and helped us out alot, sadly the owner chris passed away due to poor health and old age and the mother and kids just didnt want to do it anymore so they sold it. sad, i kinda still miss that farm.
First time viewer here, almost 70 and never farmed, retired orth surgeon who is trying to convince 20 year old daughter that she had better think very seriously about keeping a "side hustle," meaning a 10 acre homestead as a backup to her profession maybe as a physician assistant. Currently at NC State but she has been taking electives in poultry and soil science, and aninmal nutrition. I hope she can gravitate towards that, but it is hard work and there is a learning curve. Really loved living in a cabin in Pownal Vermonet years ago in the middle of a farm during college, and would like western NY of all places ( grew up near Buffalo) if NY wasn't so damn costly and regulated.

A lot of folks downplay the role of advlsors until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for licensed advisors and came across someone of utmost qualifications. She's helped grow my reserve notwithstanding inflation, from $275k to $850k.

I’m from the UK and our farmer’s livelihoods are being destroyed by the government with their rules that are designed make it impossible for any of them to make an honest wage.
I have plans to set up a charity that funds and subsidises people who are looking to buy land for community living. I’m hoping to collaborate with farmers and maybe set up something like this.
England is classed as overpopulated, yet 95 percent of its land mass is uninhabited woodland, farmland and fields. There is so much potential for off grid community living with much land for growing food as we head into a global food shortage. This can certainly be avoided and it’s about time many of us learned to be more dependent on ourselves and less on governments and big corporations for means of survival. With the help of the farming community this could really take off.

I love my Farmer's almanac. Some of the land I have I made the deal with the elderly couple $60,000 cash upfront but they get to live here and use the land as they see fit until that unfortunate time of their passing. So far has been an excellent arrangement.

This wealth transfer has been expanding exponentionally for the last five years!
Grew up on a family farm. Not a commercial farm, just a 160 acre farm with cows, milk cow, pigs, chickens, fruit trees, big gardens, crops, hay, a 2 acre cow pond with fish, a spring on the back 40 and plenty of it was left "natural" and I really enjoyed walking in the forest alone. 2 miles from the paved road, 18 miles to the nearest town.
When we first moved there we had no running water, wood heat and cooking, 3 lights and one fuse for the entire farm. An ancient tractor that actually ran and I spent many hours on.
A LOT of work but, the best time of my life.
P.S. Prior to living on the farm my father was an oil exec so we had it good, living in different countries, typically in a nice, big house with maid, gardener, driver etc.. Talk about a drastic change.

Some people are just not market/math smart, Find it boring or don’t have the time to commit and learn. And at the end of the day, Investing comes with risk and a lot of people don’t want to deal with it.

Good for you. I worked for Farm Credit in my 20’s. My wife and I are in our 60’s and we are doing what you are, but on 4 acres. I’m plan to pass this link to my son’s in their 20’s. Even if they don’t want to farm, it will be wise for them to invest in some while so much of it is being sold.

You need land to do that, land is not cheap, unless you can go to where there aren't any jobs ofcourse, before someone tries to correct me and says to just go to the middle of nowhere.
Its worse here, our economy is like a flailing fish, fighting for its life. The normal state of the U.S. economy is actually very bad. Because of this it goes into convulsive spasms fighting to grow any way it can out of desperation. Tricks, gimmicks, rule changes try to stimulate the economy and prevent it from falling but they only bring temporary relief to people since, when you factor in inflation we are declining.
People believe their currency has the worth it does because they have no other option. Even in a hyperinflationary environment, individuals must continue to use their hyperinflationary currency since they likely have minimal access to other currencies or gold/silver coins.
Inflation is gradually going to become part of us and due to that fact any money you keep in cash or in a low-interest account declines in value each year. Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.

I don't really blame people who panic. Lack of information can be a big hurdle. I've been making more than $600k passively by just investing through an advisor, and I don't have to do much work. Inflation or no inflation, my finances remain secure. So I really don't blame people who panic.
That's great! People underate the importance of a financial advisor and Business analytics...what you do with your money is more important than the money you get...unwise investments has rendered a lot of people,celebrities inclusive bankrupt.
Farmland is not the only area in which wealth is being transferred -- mostly to corporations or people who are already rich. More and more ordinary folks are operating on the financial edge. When the next downturn comes (and it promises to be a doozy), foreclosures will increase dramatically and large organizations are ready to snap those houses up and turn them into rentals. Remember: "You will own nothing ...".
I've got a pretty good sized pile of dry powder just waiting to pick up a dozen or so rentals. Prices will be much better in a couple of years.

Individuals who plan long term will also benefit from the downturn. You have to be smart and strategic when you spend money. Most people are not disciplined enough and play the victim as a result of their own personal choices

In my area, farmland is being turned into warehouses. The (retired) farmer down the street from our warehouse recently sold his land for $1M an acre. He was previously spreading sewage sludge on it... Yes, $1M per acre for land covered in "biosolids".
