Palms is more mid-
Priced, but this may change as prices flatten and reduce over the next 6-12 months. Location is quite a bit south of Clermont - hw 50. Kings Ridge is great but hoa is higher. Clermont is a great location!
The big difference in the two is that Palms has brand new homes and Kings Ridge is much older. Not that it’s a bad thing but a lot of those homes are not updated. Yes Kings Ridge has much higher HOA
Fell in love with Clermont, would love to live there. Groveland is pretty nice ....growing.

Next time you go to Mattamy, you should check out the villa’s. The entrance for the area with the villas is in a completely different spot than the community. Instead of turning at 11:05 keep going down that road all the way down on Hartle road. Bunch of single family and villas that haven’t sold yet with a lake view! Beautiful view driving to the entrance.
