Problem is they are cutting after THREE years of OVER 2.5% inflation. And that’s prices are still raising and wages haven’t kept up for the last two if not three years. I haven’t been making more money hourly since 2020. And work now is slowing down that I’m actually working fewer hours at the same pay since 2020, so I’m taking a haircut already.
One thing to mention about shopping around for mortgage rates: your credit score takes a tiny hit whenever it is checked, but if all the various financial institutions do this within a period of time (I believe it's 30 days), then they treat this like one check, not the multiple checks that were actually performed. Pretty sure this is accurate but correct me if I'm wrong.

The definition of the Fed Funds rate was not quite right. The rate at which banks can borrow from the Fed is called the discount rate. The Federal Funds Rate is just a TARGET that the Fed sets for the rate at which banks lend to each other in the short term market - not the rate at which banks borrow from the Fed. This is also why there is an analogous effective federal funds rate, which is the rate at which banks actually lend money to each other overnight. The fed wants to move that effective rate into the window it sets.

I've actually dropped the price of my home with the anticipation of the rate cut. So, the rate cut plus the decrease of my home's selling price is a good deal to offset any increased monthly mortgage payment a home buyer may be experience.
I think the higher interest rate was a deadlock between buyer & seller. Buyer could not buy and seller could not buy other property at higher rate, so both parties did not ease - maintaining higher prices, inspite of higher interest rate. With lower interest rate, atleast first wave of 'fresh buyer' would be able to buy, releasing sellers who can buy at other place. This will continue and will cause the "natural" supply demand case - smoothening the market, with free economy.
Skeptical. Everyone seems to have forgotten that the last couple of months all we've seen is big money increasing their cash positions. The economy is not healthy. Sure, lower interest rates make it a good time to borrow money, but I still think the general sentiment is that things are going to get bad. Markets might rally a little bit because of the lowered interest rates, but I think we are still in for a bad time here pretty soon.
@@FutureDreamZz idk... slowly cutting rates seems to be fine, but almost every time the fed rapidly cut rates it was because recession. Look up a chart that overlays the federal funds rate with the S&P and you'll see.
Interest rates go down during an economic downturn usually to spur more investment and consumerism. So with that in mind, lower rates usually equate to a slowing economy anyways. It was only high as heck this past 2 years because the economy and inflation numbers were booming too much too fast (these two are highly correlated aside from supply shocks like the 70's oil crisis), so it was done to slow down the economy. Now that its slowed down, its time to cut rates again to avoid a "hard recession", and get a soft landing. We likely won't see near 0% rates, because that would imply a very bad economy (ala Japan).

Base on what you say, if the fed reduces rate stocks will go up and home prices will go up. So for the past 2-3 years when fed raise rate stocks and home prices also went up. In conclusion, weather the fed reduces or raise rate, stock market and home price will go up.
Nah he clearly said that that’s the general trend, but isn’t what always happens. Rate isn’t the only factor and other things can overpower its influence. Stocks/home prices went up despite hiking rates because they had way over shot with the stimulus and so the high money supply overpowered higher rates.

I’ve gone through 15 different places before I got my Mortgage. Also , not only the rates are different the amount they give you for buying power jumps place to place . I’ve had some offered high as 480k and low as 160k. It’s pretty crazy . With the median at the time being 350k. I picked the lowest rate which locked me in at 3.2% back in 2019 and it came with a 330k buying power which fitted my needs at the time.
I'm loving my 2% mortgage on a 15 year loan. Unfortunately, I'll never get out of this townhouse because even townhomes are going for half a million. Ridiculous. I'd rather have higher interest rates and significantly lower housing prices like back in the 80s than what we have now.

A recession has nothing to do with you or me or how our lives our going. A recession is negative GDP. Corporations are still raking record profits, which means positive GDP. Also, inflation has gone down. Are you mistaking inflation going down with deflation? Prices are never going to come back down. They will almost always go up. It's just a matter of how quickly they go up.

Mortgage rates will go up because of this cut. The cut only effects short term rates ie. car loans, business loans. The B of C will need to print more money causing more inflation, to achieve these cuts. This makes long term bond investors sell their bonds, which lose value against inflation, causing long term rates ie. mortgage rates to rise.
Since I'm not from the US and I don't know anyone there, I have this question: why is there so much credit card debt outstanding? The USD has dropped quite a lot in strength and despite recent growth in the US stock market, my PnL in local currency (SGD) is showing close to zero growth. The "market" has been massively wrong on what the Fed should do with the funds rate for at least 2.5 years now. In early 2022 before the Fed even started hiking, the market was already forecasting rate cuts to happen by end of 2022. The market at the start of 2024 had 7 rate cuts for 2024. Laughable to suggest the Fed is the one that has been getting this wrong. It has proven out that they were right to start hiking in early 2022, aggressively ramp up that funds rate, and then keep it at the terminal rate until now. Also, the Fed on numerous occasions has stated that a recession will likely occur as a result of this hiking cycle. The market consensus has been no or soft landing, which is another thing they will be massively wrong on...........I've been engaged in active trading and managed to grow a nest egg of around 14k to a decent 539k....I'm especially grateful to whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

Is it a silly question to wonder why low inflation doesn't seem to affect grocery prices? They still feel really high, even though inflation is supposedly low.
CPI excludes many of the things, categories, that are the most expensive for my personal life, no my personal survival. So any report of 2.5% is grossly misstated as applicable to me. My price index... inflation rate is much higher. Talk about changing the measuring stick to fit the narrative desired.

Come 2024, people are now buying houses with a house prices that they can't realistically afford. 2008 was caused by bad loans. Any future housing market crash will be caused by house prices being too high. The thing about being "house poor" is that you are literally living paycheck to paycheck, and anything can push you into delinquency. So while I do agree that the factors between now and then are entirely different, the end result will probably be the same if nothing changes.

All these lower rates will do is drive up the price of a house so that the monthly payment of a mortgage equalizes at the exact price people can barely afford but will still pay.

Problem is they are cutting after THREE years of OVER 2.5% inflation. And that’s prices are still raising and wages haven’t kept up for the last two if not three years. I haven’t been making more money hourly since 2020. And work now is slowing down that I’m actually working fewer hours at the same pay since 2020, so I’m taking a haircut already.
One thing to mention about shopping around for mortgage rates: your credit score takes a tiny hit whenever it is checked, but if all the various financial institutions do this within a period of time (I believe it's 30 days), then they treat this like one check, not the multiple checks that were actually performed. Pretty sure this is accurate but correct me if I'm wrong.
I'm happy I just got a promotional interest of 6.25%!

The definition of the Fed Funds rate was not quite right. The rate at which banks can borrow from the Fed is called the discount rate.
The Federal Funds Rate is just a TARGET that the Fed sets for the rate at which banks lend to each other in the short term market - not the rate at which banks borrow from the Fed. This is also why there is an analogous effective federal funds rate, which is the rate at which banks actually lend money to each other overnight. The fed wants to move that effective rate into the window it sets.

I've actually dropped the price of my home with the anticipation of the rate cut. So, the rate cut plus the decrease of my home's selling price is a good deal to offset any increased monthly mortgage payment a home buyer may be experience.
I think the higher interest rate was a deadlock between buyer & seller. Buyer could not buy and seller could not buy other property at higher rate, so both parties did not ease - maintaining higher prices, inspite of higher interest rate.
With lower interest rate, atleast first wave of 'fresh buyer' would be able to buy, releasing sellers who can buy at other place. This will continue and will cause the "natural" supply demand case - smoothening the market, with free economy.

Skeptical. Everyone seems to have forgotten that the last couple of months all we've seen is big money increasing their cash positions. The economy is not healthy. Sure, lower interest rates make it a good time to borrow money, but I still think the general sentiment is that things are going to get bad. @@FutureDreamZz idk... slowly cutting rates seems to be fine, but almost every time the fed rapidly cut rates it was because recession. Look up a chart that overlays the federal funds rate with the S&P and you'll see.
Interest rates go down during an economic downturn usually to spur more investment and consumerism. So with that in mind, lower rates usually equate to a slowing economy anyways. It was only high as heck this past 2 years because the economy and inflation numbers were booming too much too fast (these two are highly correlated aside from supply shocks like the 70's oil crisis), so it was done to slow down the economy.
Now that its slowed down, its time to cut rates again to avoid a "hard recession", and get a soft landing. We likely won't see near 0% rates, because that would imply a very bad economy (ala Japan).

Base on what you say, if the fed reduces rate stocks will go up and home prices will go up. So for the past 2-3 years when fed raise rate stocks and home prices also went up. In conclusion, weather the fed reduces or raise rate, stock market and home price will go up.

Nah he clearly said that that’s the general trend, but isn’t what always happens. Rate isn’t the only factor and other things can overpower its influence. Stocks/home prices went up despite hiking rates because they had way over shot with the stimulus and so the high money supply overpowered higher rates.

I’ve gone through 15 different places before I got my Mortgage. Also , not only the rates are different the amount they give you for buying power jumps place to place . I’ve had some offered high as 480k and low as 160k. It’s pretty crazy . With the median at the time being 350k. I picked the lowest rate which locked me in at 3.2% back in 2019 and it came with a 330k buying power which fitted my needs at the time.

I'm loving my 2% mortgage on a 15 year loan. Unfortunately, I'll never get out of this townhouse because even townhomes are going for half a million. Ridiculous. I'd rather have higher interest rates and significantly lower housing prices like back in the 80s than what we have now.
3% was ultra normal just a few years ago. You and millions of others have 3%. So it’s nothing to brag about but it’s definitely good to have 3%.

A recession has nothing to do with you or me or how our lives our going. A recession is negative GDP. Corporations are still raking record profits, which means positive GDP. Also, inflation has gone down. Are you mistaking inflation going down with deflation? Prices are never going to come back down. They will almost always go up. It's just a matter of how quickly they go up.
If the economy was strong there would be no cuts at all.

Definitely wait. The money you’ll pay to refinance vs what you’ll save per month will make no sense. Late 2025 will probably be the time to refinance.

Mortgage rates will go up because of this cut. The cut only effects short term rates ie. car loans, business loans. The B of C will need to print more money causing more inflation, to achieve these cuts. This makes long term bond investors sell their bonds, which lose value against inflation, causing long term rates ie. mortgage rates to rise.

The USD has dropped quite a lot in strength and despite recent growth in the US stock market, my PnL in local currency (SGD) is showing close to zero growth. Not that it matters to me in the short term as I'm investing passively but would be good to learn more about it
I refinanced from 6.5 to 5.25 in mid August. Looking like a bad move now lol. I have VA loan so I guess I could do it again if rates go really low.

The "market" has been massively wrong on what the Fed should do with the funds rate for at least 2.5 years now. In early 2022 before the Fed even started hiking, the market was already forecasting rate cuts to happen by end of 2022. The market at the start of 2024 had 7 rate cuts for 2024. Laughable to suggest the Fed is the one that has been getting this wrong. It has proven out that they were right to start hiking in early 2022, aggressively ramp up that funds rate, and then keep it at the terminal rate until now. Also, the Fed on numerous occasions has stated that a recession will likely occur as a result of this hiking cycle. The market consensus has been no or soft landing, which is another thing they will be massively wrong on...........I've been engaged in active trading and managed to grow a nest egg of around 14k to a decent 539k....I'm especially grateful to whose deep expertise and traditional trading acumen have been invaluable in this challenging, ever-evolving financial landscape.

CPI excludes many of the things, categories, that are the most expensive for my personal life, no my personal survival. So any report of 2.5% is grossly misstated as applicable to me. My price index... inflation rate is much higher. Talk about changing the measuring stick to fit the narrative desired.
Honestly, this concerns me and has left me uneasy. Especially this potential depression, no more a recession. I'm unsure about my $130K account strategy, considering the uncertainty of this whole recession mostly.

@@michaelswami 2008 was caused primarily by funding risky home loans, i.e. people buying houses with loans with incomes they couldn't realistically keep up with.
Come 2024, people are now buying houses with a house prices that they can't realistically afford.
2008 was caused by bad loans.
Any future housing market crash will be caused by house prices being too high.
The thing about being "house poor" is that you are literally living paycheck to paycheck, and anything can push you into delinquency.
So while I do agree that the factors between now and then are entirely different, the end result will probably be the same if nothing changes.

All these lower rates will do is drive up the price of a house so that the monthly payment of a mortgage equalizes at the exact price people can barely afford but will still pay.
